preparation. (California Business and Professions Code). The plans are not signed.
3. Item #5 Please show compliance with UBC Section 310.6.1 for the required room height
of the retreat room addition. The section requires that a ceiling height of 7’-6” be
provided in at least half the room area due to the sloping ceiling. The prescribed area is
that which begins at a point where the minimum height of the room is 5’-0”. The room as
shown is too large for the height and area requirement. The room is still too large to
meet the requirement of this code section. Adjust the wall shown between the
proposed room and the attic so that half the area of the room has a minimum
height of 7’=6’’. Show the 7’4” height at the mid point of the room. Note the room
must also have a minimum area of 70 sq. ft. per UBC Section 310.6.2.

Present California law mandates that residential construction comply with Title 24 and the
following model codes: 1994 UBC (effective 12/28/95), 1994 UPC (effective 12/28/95), 1994
UMC (effective 2/23/96) and 1993 NEC (effective 12/28/95).
The above regulations apply to residential construction, regardless of the code editions adopted
by ordinance.

1. Please make all corrections on the original tracings, as requested in the correction
list.
Submit three sets of plans for commercial/industriaI projects (two sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the
City of Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad, CA
92009, (760) 438-1 161. The City will route the plans to EsGil Corporation and the
Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculationslreports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (619)
560-1 468. Deliver all remaining sets of plans and calculations/reports directly to
the City of Carlsbad Building Department for routing to their Planning, Engineering
and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not
be reviewed by the City Planning, Engineering and Fire Departments until review
by EsGil Corporation is complete.
2. All sheets of plans must be signed by the person responsible for their
preparation. (California Business and Professions Code).
3. Provide a statement on the Title Sheet of the plans that this project shall comply
with Title 24 and the 1994 UBC, UMC and UPC and the 1993 NEC.
4. When the valuation of a room addition or repair exceeds $1,000, or when
sleeping rooms are created, smoke detectors shall be provided, exceDt that
smoke detectors added at existing construction need only be battery powered.
Section 310.9.1.2. Please show or note on the plans that smoke detectors
will be installed in all existing bedrooms and the hallways leading to the
bedrooms.
5. Please show compliance with UBC Section 310.6.1 for the required room height
of the retreat room addition. The section requires that a ceiling height of 7'-6 be
provided in at least half the room area due to the sloping ceiling. The prescribed
area is that which begins at a point where the minimum height of the room is 5'-
0". The room as shown is too large for the height and area requirement.
6. Provide a note on the plans stating "All new glazing (fenestrations) will be
installed with a certifying label attached, showing the U-value."
7. Please note on the plans that the new 80x50 window in the master bedroom will
have an openable portion as follows:
Sleeping rooms shall have a window or exterior door for emergency escape. Sill
height shall not exceed 44" above the floor. Windows must have an openable
area of at least 5.7 square feet with the minimum openable width 20" and the
minimum openable height 24". The emergency door or window shall be
openable from the inside to provide a full, clear opening without the use of
separate tools. Section 31 0.4.
