The minimum vent area is 1/150 of attic area (or 1/300 of attic area if at least 50% of the required vent is at least 3 feet above eave vents or cornice vents). Show area required and area provided. Section 1505.3. Show or note that doors may open to the exterior only if the exterior landing is not than more than one inch lower than the door threshold. Section 1003.3.1.6 The plans did not address existing wall where removing existing stucco shear at upper floor. The removal of this shear in order to attached truss/roof framing to upper story must be addressed. Will additional shear panels be added at upper floor where this occurs or will need to provide details for how stucco shear will transfer to new 1st story diaphragm? How is room addition to be heated or cooled? Are ducts to be extended and if so are existing unit(s) adequate for additional 643 sq ft? Is existing electrical service adequate for addition? Appears to be new openings at existing dining room for door and window. It is unclear how much tributary area the new double door opening is to be supporting for example. Does this support both floor and roof loads from existing 2 story and if so how much. Need to determine this or could note 4 x 12 PLM with double trimmers to be safe.
