Maudlin, 1857 Tule Court Carlsbad, CA 92009 Architect Subject: Project No. 69-10-250 Update Letter Lot 212 of La Costa South Unit 3 2267 Levante Street Carlsbad, California Dear Mr. Maudlin: This letter serves as an update to the compacted filled ground report dated January 16, 1970 for Lot 212 of La Costa South Unit 3. It is understood that a single-story addition is planned and this addition adjoins the southern portion of the existing residence. In lieu of performing field sampling and laboratory testing to verify the expansive nature of the soils within the addition, it has been suggested and agreed that the footings and slab be designed for a critically expansive soil condition. The allowable soil bearing value for the compacted filled ground which was compacted to 90 percent of maximum dry density is 2000 pounds per square foot for one foot wide continuous footings founded at a minimum depth and placed five feet or more inside the top of compacted filled ground slopes. The following special design precautions should be taken to construct the planned addition: 1. Isolated interior piers should not be used. Continuous footings should be used throughout, and these should be placed at a minimum depth of two feet below the lowest adjacent exterior final ground surface. 2. Reinforce and interconnect continuously with steel bars all interior and exterior footings with two #4 bars at 3 inches above the bottom of all footings and two #4 bars placed l½ inches below the top of the stems of the footings. A single #5 bar on top and a single #5 bar placed at the bottom may be used in lieu of the #4 bars, if preferred. 3. Use raised wood floors that span between continuous footings, or reinforce all concrete slabs with 6 x 6 -10/10 woven wire fabric and provide a minimum of 4 inches of clean sand beneath all concrete slabs. Separate garage slabs from perimeter footings by 1/2 inch thickness of construction felt or equivalent, to allow independent movement of garage slabs relative to perimeter footings. 5. The soils within the upper 3 feet of subgrade should have a moisture content 1 to 3 percent greater than optimum before the footings are excavated and concrete slabs are poured. 6. Provide positive drainage away from all perimeter footings to a horizontal distance of at least 6 feet outside the house walls. The moisture of the subgrade soils should be checked prior to excavation of the footings.
