regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.

14. Provide mechanical ventilation in all rooms, capable of supplying outside air at a
minimum rate of 15 cubic feet per minute per occupant. UBC, Section 1202.2.1.

equipment is a window type unit? No Response.
16. Detail disposal of main condensate drainage from air conditioning units. (UMC
Section 309). Please provide evidence the exterior wall mount equipment
does not produce condensate discharge.

Generally the plans are incomplete and a thorough plan check can not be
done, the following list is a general list only and corrections may follow.
1. Indicate on the Title Sheet of the plans, the name of the legal owner and name
of person responsible for the preparation of the plans. Section 106.3.3.
2. Each sheet of the plans must be signed by the person responsible for their
preparation, even though there are no structural changes. Business and
Professions Code.
3. Provide a statement on the Title Sheet of the plans stating that this project shall
comply with the 2001 edition of the California Building Code (Title 24), which
adopts the 1997 UBC, 2000 UMC, 2000 UPC and the 1999 NEC.
4. Provide a plot plan showing the distance from the building to the property lines
and the location of tenant space (or remodel) within the building.
5. Identify existing walls to be removed, existing walls to remain and proposed new
walls. Identify bearing walls, non-bearing walls, and shear walls.
6. A complete description (the application indicated print shop) of the activities and
processes that will occur in this tenant space should be provided. A listing of all
hazardous materials should be included. The materials listing should be stated in
a form that would make classification in Tables 3-D and 3-E possible. The
building official may require a technical report to identify and develop methods of
protection from hazardous materials. Section 307.1.6.
7. Provide a section view of all new interior partitions. Show:
a) Type, size and spacing of studs. Indicate gauge for metal studs. Specify
manufacturer and approval number or indicate "to be ICBO approved".

b) Method of attaching top and bottom plates to structure. (NOTE: Top of
partition must be secured to roof or floor framing, unless suspended
ceiling has been designed for partition lateral load).
c) Wall sheathing material and details of attachment (size and spacing of
fasteners).
d) Show height of partition and suspended ceiling, and height from floor to
roof framing or floor framing.
8. Note on plan that suspended ceilings shall comply with UBC Tables 25-A, 16-O
and 16-B.
9. Please note on the plans "AC Cable is not allowed in A, B, E, H, and I
occupancies. NM cable is restricted (without City approval) to one and two
family dwellings. Note on plans that an equipment ground conductor is to be
installed in all flexible conduits".
10. Please provide panel schedules, indicate new and existing loads.
11. Please provide electrical load calculations.
12. It appears the lighting system is to be altered. Please provide the required
energy compliance forms. The LTG forms shall be signed and imprinted on the
plans.
13. Show the location, type and size (BTU's) of all heating and cooling appliances or
systems.
14. Provide mechanical ventilation in all rooms, capable of supplying outside air at a
minimum rate of 15 cubic feet per minute per occupant. UBC, Section 1202.2.1.
15. Please show how the required outside air will be provided it appear the HVAC
equipment is a window type unit?
16. Detail disposal of main condensate drainage from air conditioning units. (UMC
Section 309)
17. Provide complete energy designs for the proposed changes in envelope (the
change from unconditioned warehouse to conditioned office), lighting, and
mechanical systems. Provide the completed ENV-, LTG-, and MECH- forms
showing energy compliance.
18. On the plans clearly show the wall and roof insulation locations, thickness, and
R-values, as per the energy design.
19. The completed and signed ENV-1. LTG-1, and MECH-1 forms must be imprinted
on the plans.

20. When alterations, structural repairs or modifications or additions are made to an
existing building, that building, or portion of the building affected, is required to
comply with all of the requirements for new buildings, per Section 1134B.2. These
requirements apply as follows:
a) The area of specific alteration, repair or addition must comply as "new"
construction.
b) A primary entrance to the building and the primary path of travel to the
altered area, must be shown to comply with all accessibility features.
c) Existing sanitary facilities that serve the remodeled area must be shown to
comply with all accessibility features.
21. It is unclear from the plans if the restrooms servicing the tenant improvement are
disabled accessible, please provide a dimensioned restroom plans showing the
restroom to be accessible compliant.
22. Show on the site plan the complying disabled accessible path of travel from the
disabled accessible parking spaces to the primary entrance of the tenant space.
Please provide detailed plans of the path of travel, indicate slope and width, any
pedestrian ramps, curb ramps, walks, handrails, provide dimensioned parking
stall details etc.
