before the plans will be in conformance with the cited codes and regulations. The approval of

NOTE: The items listed below are from the previous correction list. These remaining
items have not been adequately addressed. The numbers of the items are from the
previous check list and may not necessarily be in sequence. The notes in bold and are
current.
In order to complete plan check I need complete sets of plans that do not conflict
with each other. What I received with this submittal was sheets, I, S3-I, S3-2, S4 and
DI sheets. If the intent was to add theses sheets to previous sets of plans then there
is going to be conflicts. For example in order to meet conventional framing the
window was removed from adjacent door on northeast elevation on sheet I. The
problem is SI and S3 from previous sheets still reflect this. S3 is still reflecting 9"
and 3-4 x4 headers which assume are openings.
1. Please make all corrections on the original tracings, as requested in the correction list.
Submit three sets of plans for commercial/industrial projects (two sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one of
two ways:
Deliver all corrected sets of plans and calculations/reports directly to the City
of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92009, (760) 602-
2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning,
Engineering and Fire Departments.
Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
9. The floor elan on SI should reflect location of the closet hallway and bathroom
i.e. by drawing interior walls. Response was see SI . No SI sheet provided and
previous submitted SI sheet does not reflect bathroom.
45. In order to complete plan check please provide 2 sets of complete plans with no
conflicting information. With removal of window adjacent to door the only
remaining walls in question for lateral are the walls in common with the
Manufactured home and wall in common with sun room. The walls adjacent to
sun room and existing Manufactured home These walls must be shown how they
will comply with current IBC braced wall requirements.
For example could add 3/8" CDX shear panels to the inside of both of these
walls with 8 d's and 6 and 12 nailing noted. The only opening allowed would be
the door into the hallway of the manufactured home. If did not want to add shear
panels at existing wall in common with sun room (assuming a exterior braced
wall exists) then would need to show some type of positive attachments along
the top plates of this wall to existing wall i.e. could toe nail the proposed and
existing plates to each other (i.e. 16 d at 12" oc or attach A-35 clips at 24" from
along this wall to existing sun room wall.

The plans as shown do not comply with conventional framing for either vertical and /or
lateral and plans must be designed. Still applies. Without either a adequate ridge
beam below and/or ceiling joist the 2x6 shown will fail. If no ceiling joist then the
two 18'4" exterior walls need to be continuous member Structural Observation
required per notes on design calculations provided to show how resisting out to
plane loading. For lateral would need to remove the 4640 window and replace with
shear panel and wall in common with manufacturered home would need to be
sheared with only opening allowed along this wall is the 37" opening for door.
Option is to provide design calculations from a licensed Engineer or Architect
with the State of California and plans to be stamped and signed by that individual
with expiration date noted.
Need to provide shear transfer details to include edge nailing of the roof diaphragm to full
depth blocks at the plate lines and transfer from blocks to the top plates. Still applies.
Solid blocks required above the top plates as shown on S3.1 with edge nailing of
the roof diaphragm (plywood) into these blocks and then transfer from blocks to

conventional framing the window was removed from adjacent door on
northeast elevation on sheet 1. The problem is Si and S3 from previous sheets

Maximum rise is 7/4" and minimum run is 10"
A nosing not less than .75 inch but not more than 1.25 inches shall be
provided on stairways with solid risers where the tread depth is less than
11 inches.
Minimum headroom is 6'-8".
Minimum width is 36".
The greatest riser height within any flight of stairs shall not exceed the
smallest by more than 3/8 inch. The greatest tread depth within any flight
of stairs shall not exceed the smallest by more than 3/8 inch.
25. An interior door may open at a landing that is not more than 7.75" lower than the
floor level, provided the door does not swing over the landing. CBC Sections
1009.3 and 1009.4.
26. Handrails (CBC Section 1009.10):
a) Shall be provided on at least one side of each stairway.
Exception: Stairs with fewer than four risers do not require any
handrails.
Handrails and extensions shall be 34" to 38" above nosing of treads and

If room addition is to be non conditioned space then plans must clearly reflect
this as well as non habitable use. Office is a habitable use generally and requires
it to be heated , insulated and energy calculations to reflect this portion of the
room.
If conditioned space then heating cannot come from manufactured home
without a permit from the State allowing modification.
And electrical wiring must come pedestal. main panel as again and extension of
existing wiring would require permit from the State allowing modification.
Specify on the plans the following information for the roof materials, per Section
106.1.1:
Manufacturer's name.
Product name/number.
ICC approval number, or equal.
Show on the plans that foundation sill plates will be at least 8 inches above
exposed earth. If less than 8 inches, the studs/joists atop the sill plates (along
with any wood shear panels) must be preservative-treated wood, per Section
2304.11.2.2. Since this a significant change to previous codes, please make it
very clear on the plans for the benefit of the contractor. Plans and notes reflect
6" in various places.
Note on plans that surface water will drain away from building and show drainage
pattern. The grade shall fall a minimum of 5% within the first 10 feet (2% for
impervious surfaces). Section 1803.3.

(3 Rooms in Manufactured home adjacent to the proposed ad are: a
bathroom, a hail leading to a bedroom, and a clothes cIos. Permission
was granted by the state to install a venting skylight in the bathroom so
that the bathroom window could be removed. There is presently a smoke
detector in the bedroom. There is also a door from the bedroom to the
patio
Doors may open to the exterior only if the exterior landing is not more than
one inch lower than the door threshold.
(j) Window next to exterior door of the proposed addition is of tempered
glass.
no foundation vents or under house access will be removed due to this
addition.
Existing manufactured home is supported on jacks and is surrounded by a
block wall.
A smoke detector will be installed in the proposed addition.
Section 1009 does not apply to this project. The step from the hail into the
