The wall between the storage and maintenance at the lower level appears to be a bearing wall supporting the existing FJ's and the new headers. The foundation plan does not show a footing beneath this wall. Please clarify. DEPARTMENT OF STATE ARCHITECT TITLE 24 DISABLED ACCESS REQUIREMENTS REMODELS, ADDITIONS AND REPAIRS 6. When alterations, structural repairs or modifications or additions are made to an existing building, that building, or portion of the building affected, is required to Carlsbad 02-815 3/28/02 comply with all of the requirements for new buildings, per Section 113413.2. These requirements apply as follows: The area of specific alteration, repair or addition must comply as "new" construction. A primary entrance to the building and the primary path of travel to the altered area, must be shown to comply with all accessibility features. Existing sanitary facilities that serve the remodeled area must be shown to comply with all accessibility features. The remodel of this building requires that the existing rest rooms comply with the current disabled access standards and access via ramp or elevator is required between the exercise room on the lower level and the rest rooms I Game Rm I kitchen and office on the upper level. 7. Show the location of the disabled accessible parking and the path of travel from the parking to the remodeled building. 8. Show on the site plan the required number of accessible parking spaces for new facilities. Per Table 11 B-7 the minimum number of spaces is: a) I for each 25 spaces up to 100 total spaces. 9. Show that accessible parking spaces comply with Section 1 129B.4.1 as follows: Single spaces shall be 14'0" wide and outlined to provide a 9'0" parking area and a 60" loading and unloading area on the passenger side of the vehicle. When more than one space is provided, in lieu of providing a 14'0" space for each space, two spaces can be provided within a 230" area with a 5"0" loading zone between each 9'0" wide space. Each space is to be a minimum of 18'0" in depth. 10. At least-one in every 8 accessible parking spaces shall be served by an access aisle ~t96" in width and designated as VAN ACCESSIBLE, per Section 1129B.4.2. CURB RAMPS 11. Show curb ramps shall be constructed where a pedestrian way crosses a curb per Section 1127B.5.1. 12. Plans shall show that curb ramps are ~48" wide with a slope of :91:12 (8.33%), per Sections 112713.5.2 and 1127B.5.3. The lower end of each curb ramp shall have a 1/21 lip beveled 450, per Section 1127B.5.5. 13. Show that handrails extend a ~12" beyond top nosing, and ~12"-plus-tread-width beyond the bottom nosing, per Section 1133B.4.2.2. 17. Show or note that interior stair treads are marked at the upper approach and the lower tread of each stair, by a strip of clearly contrasting color, per Section 1133B.4.4, as follows: At least 2" wide (but not more than 4" wide). Placed parallel to and not more than 1" from the nose of the step or landing. The strip shall be as slip resistant as the other treads of the stair. . ELEVATORS and RAMPS 18. Provide elevator or ramp access between the two levels. SANITARY FACILITIES 19. Show that passageways leading to sanitary facilities have required clear access widths, per Section 111 5B.4. Show that all doorways have: a) ~32" clear opening. 20. Note that the doorways leading to sanitary facilities shall be identified, per Section 111513.5, as follows: An equilateral triangle 1/i' thick with edges 12" long and a vortex pointing upward at men's rest rooms. A circle 1h" thick, 12" in diameter at women's rest rooms. A 12" diameter circle with a triangle superimposed on the circle and within the 12" diameter at unisex rest rooms. d) The required symbols shall be centered on the door at a height of 60". Braille signage shall also be located on the wall adiacent to the latch outside of the doorways leading to the sanitary facilities, per Section 1117B.5.9. . SINGLE ACCOMMODATION FACILITIES 21.
