Building Code, Uniform Plumbing Code, Uniform Mechanical Code, National
Electrical Code and state laws regulating energy conservation, noise attenuation
and access for the handicapped. The plan check is based on regulations enforced
by the Building Inspection Department.

In accordance witn the request of the project architect, we are providing
the active soil pressure criteria for the proposed retaining walls adja-
cent to the clubhouse at the subject site. It is our understanding that
the backfill conditions will be both level and upward sloping at a 2:l
ratio.
Based on these conditions and our understanding of the on-site soil condi-
tions, we present the following recomendations:

We further recommend that all walls be provided with a subdrain behind the
wall to prevent the build-up of hydrostatic pressures. The outer three
feet of backfill material should consist of granular, free draining,

This letter shall constitute our agreement and guarantee
to remove the clubhouse if the Final Map for the above referenced
tract is not recorded as required by the Conditions of Approval
of said Tentative Tract Map pursuant to Planning Commission
Resolution No. 2296.
PRL Properties Management, Inc. hereby agrees to demolish,
salvage and remove the clubhouse as shown on the attached ex- hibit; in the event the Final Map thereof shall not be recorded within one (1) year of issuance of the building permits for said clubhouse, or such extension period granted by the City of Carlsbad, or such map is abandoned.
If a significant conflict results between the placement of
the clubhouse and the final improvement plans, to be approved by
the City Engineer, PRL Properties Management, Inc. shall, at our
expense, remedy the physical conflict. This shall be accomplished to the satisfaction of the City Engineer.
