Present California law mandates that residential construction comply with the 1998 edition of the California Building Code (Title 24), which adopts the following model codes: 1997 UBC, 1997 UPC, 1997 UMC and 1996 NEC (all effective 7/1/99). The above regulations apply to residential construction, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. AH items must be satisfied before the plans will be in conformance with the cited codes and regulations. Specify on the plans the use of the proposed room addition. 4. Specify on the plans how the proposed windows will open i.e. are sliders, casements etc. 5. Is the proposed 6 ft opening to be a cased opening or open to rest of dwelling? If doors are to installed at 6 ft opening, then note on plans that the room is not to be used for sleeping purposes ( as would have direct access to garage) and 3'x4'6" windows would not meet egress if sliders. 6. Specify on plans if new 6 ft opening is in a bearing or non bearing wall. If a bearing wall will need to specify existing roof and any wall/floor areas this header will be supporting. A 4 x 6 spanning 6 ft would probably be not adjueate if a bearing wall. If bearing wall would need design loading to verify if beam adjueate and if spread footings would be required. 7. Is proposed 6 ft opening to be in an existing shear wall i.e. is there plywood and or hold downs at this location. If so this will be to be addressed by licensed designer. Carlsbad O1-237O 07/23/01 8. Clarify or expand notes on fire wall i.e. note 5/8 X to roof sheathing at garage side and door to be either 1 3/8" solid core self closing or 20 minute door. 9. The regional p[policy is to required all wood less than 18" to grade to be pressured treated. This would include the floor joist and plywood sub floor in addition to under floor ventilation. Please review attached sheets and show on plans how it complies with option chosen. 10. Detail of added stem wall on sheet 1 to show height of stem wall ( minimum 6"). Specify width of stem wall, height of stem wall, doweling of new stem wall to old at sides. Specify length, size and embedment of dowels using etc into existing slab and into existing stem walls at side. 11. Outlet spacing at new room is exceeded . Clearance Under Wood Floors Section 2317 of the Uniform Building Code indicates the requirements which are intended to protect wood frame construction against decay and termites. A. When wood joists or the bottom of wood structural floors without joists are closer than 18 inches or when wood girders are closer than 12 inches to exposed ground in crawl spaces or unexcavated areas, the floor assembly shall be treated wood or wood of natural resistance to decay. When the under-floor clearances, as noted in Item A above, are required or when plumbing cleanouts are installed in the under-floor area, under-floor access shall be provided.
