I met with Robert Plant on site this morning. The framing is all wood, but it looks like they
at least need to look at the following structural items:
1. Analyze the worst case foundation situation to see that the slab is ok for support.
2. Analyze the ledger attachment for the ceiling joists on the wall.
3. Analyze the joists for adequacy. 2x6 @ 16oc are deflecting already.
4. Place guardrails and handrails on the stairs and storage area per code(no deals).
5. Complete planning requirements(parking analysis).
He will get a structural eng. to handle this stuff.

11. (a) The lateral force analysis provided only show how to resist the lateral force
along line 1 and 2. Provide calculations to show how to resist the lateral force
along line A and B.
(b) When calculating the shear wall uplift resisting moment only dead load can
be used. Page 4 of the calculations which shows 125 psf was used as part of
resisting moment which is considered live load.
(c) Provide detail and /or calculation to show how you intend to resist the uplift

1. Please make all corrections on the original tracings and submit two new sets of
prints, to:

2. Each sheet of the plans must be signed by the person responsible for their
preparation, even though there are no structural changes. Business and
Professions Code.
3. UBC Section 304 requires the Building Official to determine the total value of all
construction work proposed under this permit. The value shall include all finish
work, painting, roofing, electrical, plumbing, heating, air conditioning, elevator,
fire extinguishing systems and any other permanent equipment. Please provide a
signed copy of the designer's or contractor's construction cost estimate of all
work proposed.
4. Identify existing walls to be removed, existing walls to remain and proposed new
walls. Identify bearing walls, non-bearing walls, and shear walls.
5. Stairway width must be at least 44 inches when serving 50 or more occupants;
36 inches when less than 50. Section 3306 (b).
6. Eighty inch minimum headroom clearance for stairways should be indicated on
the plans. Section 3306 (o). Note that this is from a plane tangent to the stairway
tread nosing.
7. Handrails:
a) Handrails are required on each side of stairways. Stairways less than 44"
wide or stairways serving one dwelling unit may have one handrail (if not
open on both sides) ..
b) Private stairways (1 tenant) need only have a handrail on one side if 30"
or less in height.
c) Handrails and extensions shall be 34" to 38" above nosing of treads and
be continuous.
d) Except for private stairways, at least one rail shall extend 12" beyond top
and bottom risers.
e) All stairs shall have handrails terminating in a newel or safety post.
Section 33060).
8. The handgrip portion of all handrails shall be not less than 1-1/2 inches nor more
than 2 inches in cross-sectional dimension. Handrails projecting from walls shall
have at least 1-1/2 inches between the wall and the handrail. Section 3306 U).
