1. Lilce many of the existing units in the complex, the owner wishes to install a washer/dryer combination unit
in the space occupied by the wet bar. The wet bar is plumbed with hot and cold water and a sinic drain.
2. Once the area has been cleared of the wet bar and ail water tines capped, a wall will be constructed on the
south side of the area (living room side). This will leave the kitchen (N) and dinning room (E) walls to be
finished once appliances are in place.
3. A 240 volt line will be run from the existing fuse box in the walk in closet (240 volts) thru the ceiling and
down to the space occupied by appliances. A proper outlet will be install to accept the dryer unit.
Additionally, the existing light in the wetbar will be changed out to a dual outlet to accept the 110 volts
for the clothes washer. Conduit will be used whenever required.
4. The venting for the dryer will be installed properly in the ceiling crawlspace which runs approximately 8 feet
due east to exit at the balcony exterior wall through a dryer vent. Any modification to the exterior wall at
the balcony level will be matched with exising stucco color. The vent will be approximately 7.5 feet high.
5. A standard drip pan will be installed below the washer/dryer combo.
6. Once unit is installed, the east side will have installed bi-fold doors facing the dining room.
On the north side of unit, a pony wall will be installed with the top have being cupboard doors for
easy access to the valves if the need should arise.
7. A special drain pipe will be affixed to the interior wall the receive the drain tubing from the washer.
This pipe will marry up with the outlet box which will also have the on/off valves for the water.
