If changing drop beams to flush beams then how will existing ceiling joist resist tension loads. Could not determine why insulation shown at roof rafters instead of at ceiling joist? Are you proposing to create a vaulted ceiling or storage? Please clarify and if storage then engineer-of-record to address addition live loads and lateral load path. The plans are reflecting one of the new FAU's to be placed in the attic. It does not appear that attic access and For FAU will be provided with minimum 30" head clearance (measured from top of ceiling joist to bottom of roof rafter?). Plans need to reflect adequate underfloor access, minimum 30" head clearance with 30" x 30" working space, light, switch, GFCI with access maximum 20 ft from FAU. Show on the plans that countertop receptacle outlets comply with CEC Article 210.52(C): Island countertops 12 inches by 24" long (or greater) shall have at least one receptacle. In the kitchen at least one-half of the wattage rating of the fixtures must be high efficacy with non-high efficacy fixtures switched separately. Note: Approximately 3/4 of the fixtures will be required to be of the high efficacy variety. The kitchen is reflecting dimmers with low voltage.
