1. Is there sufficient excavation?
2. If no - how much should have been excavated and in what
areas?
3. If yes - why does the Termite Inspection Report say:
Wood/earth contact?
4. Why is there so much dirt excavated under the unit to my left?
5. What is the white pipe for? It runs along the right side of
inside of the garage and appears to have no function at all.
I have never seen water come out of it.
6. During the last rain, there was a "waterfall" running along
side the inside wall (looking into the crawl space, to the
left) and the water then came through the foundation and/or
framing and ended up in my garage (see mildew inside the small
closet).
Where is the drain to avoid this problem in the future? What
needs to be done and by whom?
7. The drain on the back patio drains toward the street (up-
hill) , what are the regulations on that system? Water usually
seeks the lowest point and does not run up-hill. Was this
design approved and by whom?
8. Is the opening (between units) legal?

All work done by virtue of this permit must be done in conformity with the application
on file in this office and the laws of the County of San Diego, State of California. Any
plumbing installation as herein provided may be inspected at any time by a Building
Inspector. Violators shall be fined, imprisoned, or both.
On new construction, no plumbing
installation shall be made until
a building permit has been issued.
If a check i4 tendered for payment of the above
fee and the cnV^k is not honored when presented
for payment, your Permit will be immediately
revoked. Checks will be accepted only on Banks
in the State of California.

Dear Brigette:
In answer to your request, I inspected your residence this morning accompanied by Mr.
Shapiro. He shared with me your written list of concerns, and asked me to respond to them
if possible.
It appears that the under floor area needs to have the loose dirt removed from contact with
the wall framing. I cannot tell if this was a condition existing from the original construction,
but it is likely to have occurred since construction was completed. The wood joists need
18" clear to dirt, and the wall framing should be 6" clear from dirt. I do not know why the
adjacent unit has so much dirt excavated. I do not know exactly what the white pipe is for,
although I suspect it is a drain line which leads from your patio area.
Although I have no record of design approval by the City, the white pipe may be
contributing to the run-off water condition under your house if it is not connected properly.
It seems to be leading from the patio area through the under floor area to the outside of the
garage. This drain, although it seems a bit undersized, would alleviate the build up of run-
off water into your patio area. You may wish to consider having a contractor or landscaper
familiar with drain systems review, repair, and/or replace the drain line to assure its proper
function and check the patio area for the correct slope to the drain.
The wall separating the adjacent dwelling from your own was, nor is required, to be closed
up at the time the unit was built. Under the current Code, it would be a requirement. It
would be advisable to correct this situation to some degree in your situation.
