Mr. Carlin,
In accordance with your request, we have reviewed the "marked-up" (revised) framing plans and our
original structural calculations for the above referenced project. Specifically, we were asked to review the
documents with fespect to various shearwalls with constructed lengths less than that specified on the
approved set of drawings. We understand that the field inspector has requested that we review these
shearwalls, and verify their structural adequacy considering the reduced lengths. Based on our review of
the documents, we performed additional structural calculations (attached), and have determined the
following:
The 5'-9" Type "1" SW at line V2 (2nd Floor) remains okay by inspection.
A sill plate retrofit detail has been provided to remedy the missed 3x sill plate at the Type "6" SW
located at line "c" (2' Floor).
The 15'-8" Type SW at line (1St Floor) remains adequate.
The Type "2" SW's located at lines "3" & (St Floor) remain adequate despite the plan
modifications. This is based upon the following remaining lengths: 5'-4" & 4'-8" (Line "3") and
21-031, 3'-313, 6143, & 3'-5" (Line "4"). Please note that the entire wall at line (Vt Floor) should
be sheathed (including above & below openings), and horizontal straps shall be added at corners of
all openings (from headers/sills to 4x blocking in adjacent walls). Use LSTA24 Straps.
The 5'-2" Type "3" SW at line "D" remains okay.
The 15'-4" Type "1" SW at line "Dl" remains okay.
The 4'-0" & 7'-8" Type "3" SW's at line "E" remain okay.

Glazing in the following locations should be of safety glazing material in
accordance with Section 2406.4 (see exceptions):
a) Fixed or operable panels adjacent to a door where the nearest exposed
edge of the glazing is within a 24-inch arc of either vertical, edge of the door
in a closed position and where the bottom exposed edge of the glazing is
less than 60 inches above the walking surface. Window 15 at balcony on
page 2 and window 8 at workshop or note 24" distance.
. EXITS, STAIRWAYS, AND RAILINGS
The walls and soffits of the enclosed usable space under interior stairs shall be
protected on the enclosedside as required for one hour fire-resistive
construction. Section 1003.3.3.9. .

. ROOFING
Show the required ventilation for attics . The minimum vent area is 1/150 of attic
area (or 1/300 of attic area if at least 50% of the required vent is at least 3 feet
above eave vents or cornice vents). Provide calculations to show area
required and area provided. Section 1505.3.
. GARAGE
Specify how obtaining 1 hour protection at garage where trusses shown at 24"
oc. Table 3-13, Section 302.4.
. FOUNDATION REQUIREMENTS
Provide a copy of the project soil report prepared by a California licnsed
architect or civil engineer. The report shall include foundation desig
recommendations based on the engineer's findings and shall comply with UBC
Section 1804. Report submitted is wrong APN and address. Also report expired
after 14 OCT. 99
In Seismic Zone 4, each site shall be assigned a near-source facto. Identify this

Investigate the potential for seismically induced soil liquefaction and soil

the soils report recommendations for this project. Please review the report and
modify design, notes and details as required to show compliance: 24" depth,
note requirements for transition over cut and fill per page 4, show 7i ft daylight on
Section AA page 6 and slab rebar to be bend down to a depth of 3' from bottom.
Provide a minimum of 4" of sand with Visqueen sandwiched in between.
The soils engineer recommended that he/she review the foundation excavations.
Note on the foundation plan that "Prior to the contractor requesting a Building
Department foundation inspection, the soils engineer shall advise the building
official in writing that:
The building pad was prepared in accordance with the soils report,
The utility trenches have been properly backfihled and compacted, and
The foundation excavations, the soils expansive characteristics and
bearing capacity conform to the soils report."

14. Provide a letter from the soils engineer confirming that the foundation plan,
grading plan and specifications have been reviewed and that it has been
determined that the recommendations in the soils report are properly
incorporated into the construction documents (when required by the soil report).
15. Show distance from foundation to edge of cut or fill slopes ("distance-to-
daylight") and show slope and heights of cuts and fills. Chapter 18.
16. Note on plans that surface water will drain away from building and show
drainage pattern. Section 1804.7.
17. Complete detail bubble on section AA on page 6. Bedroom 2 needs to note
maximum height of retained earth.
FRAMING
18. Specify truss identification numbers on the plans. The letters provided on page 4
do not seem to match truss calculations.
19. Per UBC Section 2321.4, provide the following note on the plans if trusses are
used: "Each truss shall be legibly branded, marked or otherwise have
permanently affixed thereto the following information located within 2 feet of the
center of the span on the face of the bottom chord:
Identity of the company manufacturing the truss.
The design load.
The spacing of the trusses."
20. In Seismic Zone 4, aspect ratios are limited to 2:1 for wood shear panels. Table
23-11-G. The minimum width for 1st floor is 5 ft and the 2nd is 4 ft. If using pier
method must be designed, detailed and reference to plans.

22. Individual concrete or masonry piers shall project at least 8 inches above
exposed ground unless the columns or posts which they support are of approved
wood of natural resistance to decay or treated wood is used. Detail 15 on page
9 shows 6". Section 2306.5.
23. Note on the plans that an A.I.T.C. Certificate of Compliance for glued laminated
wood members shall be given to the building inspector prior to installation.

. MECHANICAL (UNIFORM MECHANICAL CODE)
Note that passageway to the attic furnace shall be unobstructed not less than
30" high and 30" wide and have continuous solid flooring not less than 24 inches
wide, not more than 20 feet in length through the attic. Section 307.3.2, UMC.
. ELECTRICAL (NATIONAL ELECTRICAL CODE)
Show on the plan the amperage of the electrical service, the location of the
service panel and the location of any sub-panels.
Note on the plans that bathroom receptacle outlets shall be supplied by a
minimum of one 20-ampere branch circuit. Such circuits shall have no other
outlets. This circuit may serve more than one bathroom. NEC Art. 210-52(d).
Show on the plans a wall receptacle adjacent to each lavatory in the bathroom.

. CITY OF CARLSBAD REQUIREMENTS
New residential units must be pre-plumbed for future solar water heating. Note
that two roof jacks must be installed where the water heater is in the one story
garage and directly below the most south facing roof (City Ordinance No. 8093).
Note that two 3/4" copper pipes must be installed to the most convenient future
solar panel location when the water heater is not in a one story garage and is not
directly below the most south facing roof. (City Ordinance No. 8093).
All piping for present or future solar water heating must be insulated when in areas
that are not heated or cooled by mechanical means (city policy).

Pursuant to your -request, we have completed our Inspection
and Compaction Testing of the rough grading operations for the
subject parcel. Locations of our Fie1d Density Tests are shown on
Enclosure (1), and the results of these tests are detailed on
Enclosure (2).
Site preparation, compaction, and testing were accomplished
between August 27 and September 4, .1998. Based on our
observations and testing, It Is our opinion that the work
performed during that period was In general conformance with our
Preliminary Geotachnical Investigation dated 27 June 1998 and the
City of Caralbad Grading Ordinance.
On August 27, 1998, grading began on the subject lot-with the
contractor removing some trees,, the existing concrete, slabs and
retaining wafle,, and-the surface vegetation in the area to. be
graded for the driveway and house pads All debris was removed
from the proposed grading area.
On this date, the contractor excavated the loose surface
soils. In the area of the,conqrsta removal along the easterly side

In general, the native materials exposed at surface grades
were considered to have a moderate expansion potential according
our tet results of our Preliminary Soils Investigation,
Foundations shall be sized and constructed in accordance with
the recommendations, found in the letter part of this report. For
foundation design purposeè, an allowable bearing strength of .1450
pef may be utlllzed for all continuous or spread footings founded

The 'continuous perimeter foundations shall extend a
minimum depth-of 24 inches and a minimum width of 15 inches* Into
firm native or compacted fill soils for a two story structure.
For a single story structure the foundations shall extend a
minimum depth of 18 Inches' and a mlnlmumwidth of .12 inches. The,
depth of the foundations shall be measured from the lowest
adjacent grade. The continuous foundations shall be reinforced
with at. least four No. 4 steel bars, two bars shall be placed 3
Inches from the top of the foundation and the other bars shall be
placed 3 inches from the. bottom. AS an alternative to the No 4
rebare, one No. 5 steel rebar top and bottom may be used.

Reference:(a) Preliminary Geotechnical Soils Investigation by
B & B Engineering, Inc., dated 4 May, 1999.
Dear D. J. Moore:
Pursuant to your request, we have completed our site
inspection and our review of Reference (a) for the subject
parcel.
On January 28, 1999, a representative from our firm visited
the site in order to evaluate the general surface soil conditions
relative to the proposed construction.
Based on our visual inspections and observations in the
field, and our review of Reference (a), the following conclusions
were derived:
Other than minor erosion and minor surface vegetation, the
general overall surface soil conditions do not appear to have
changed significantly since the preparation of Reference (a).
It is our opinion that the subject lot may support the

proposed residential structure, however, the conclusions and
recommendations found in the Reference (a) shall be modified as
reflected in the latter part of this report.
GEOLOGIC HAZARDS
According to published information, there are no known active
or potentially active faults on or in the immediate vicinity of
the subject site. Therefore, the potential for ground rupture at
this site is considered low. There are, however, several faults
located.within a close proximity to this site that the movement
associated with them could cause significant ground motion. The
following table presents the distance of major faults fro"m the
site, the assumed maximum credible earthquake magnitudes and
estimated peak accelerations anticipated at the site. The
probability of such an earthquake occurring during the lifetime of
this project is considered low. The severity of ground motion is
not anticipated to be any greater at this site than in other areas
of San Diego County.

LIQUEFACTION POTENTIAL
Liquefaction analysis of the soils underlying the site was
based on the consideration of various factors which include the
water level, soil type gradation, relative density, intensity of
ground shaking and duration of shaking. Liquefaction potential
has been found to be the greatest where the ground water level is
shallow and loose fine sands occur within a depth of 50 feet or
less. These conditions are not present within the site area and,
therefore, the potential for generalized liquefaction in the event
of a strong to moderate earthquake on nearby faults is considered
to be low.
STABILITY
The relatively dense nature of the slopes within the site and
the nature of the material underlying the site generally preclude
the occurrence of major landslide' conditions. The area
surrounding the site is not known to be within an area of ground
subsidence. The potential for deep seated slope failure at the
subject site is considered low.
The site surface materials consist of silty/clayey soils that
are relatively dense in their dry state. These materials are
susceptible to erosion. Drainage control is essential to maintain
the stability of any planned slopes -or slope areas.

FOUNDATIONS
It is recommended that the continuous perimeter foundations
and concrete slabs for a light weight wood-framed structure shall
be reinforced in accordance with the following minimum designs:
For slab-on-grade floors: it is recommended that the
continuous perimeter foundations for a single story structure
shall extend a minimum depth of 18 inches and a minimum width of
12 inches into the compacted fill material as measured from the
lowest adjacent grade. A minimum of 24 inches deep by 15 inches
wide shall be used for a two story structure.
All foundations shall be reinforced with at least four No.
4 steel bars, two bars shall be placed 3 inches from the top of
the foundation and the other bars shall be placed 3 inches from
the bottom. As an alternative to the 4 No. 4 steel rebars, one
No. 5 steel rebar top and bottom may be used.
All interior concrete slabs shall be a minimum of four
inches in thickness and reinforced with a minimum of No. 3 rebar
at 18 inches on center both ways placed in the center of the slab.
,The slab steel reinforcement shall be bent downward into the
perimeter footings and connected to the foundation steel at 18
inches on center. In order to minimize vapor transmission, an
impermeable membrane (ie: 6 mil visqueen) shall be placed over 2
inches of clean, poorly graded, coarse sand, decomposed granite,
or crushed rock. The membrane shall be covered with 2 inches of
sand to protect it during construction and the sand should be
lightly moistened just prior to placing concrete. All concrete
used on this project shall have a minimum compressive strength of
2500 psi unless otherwise stated on the Building Plans.

If imported soil materials are used during grading to bring
the building pad to the design elevations, or if variations of
soils or building locations are encountered, foundation and slab
designs shall be reevaluated by our firm upon the completion of
foundation excavations.
Footings located on or adjacent to the top of slopes shall be
extended to a sufficient depth to provide a minimum horizontal
distance of 7 feet between the bottom edge of the footing and the
face of the slope.
Findings of this Report are valid as of this date; however,
changes in conditions of a property can occur with passage of
time, whether they be due to natural process or works of man on
this or adjacent properties. In addition, changes in applicable
or appropriate standards occur whether they result from
legislation or broadening of knowledge. Accordingly, findings of
this Report may be invalidated wholly or partially by changes
outside our control. Therefore, this Report is subject to review
and should not be relied upon after a period of one year.
In. the event that any changes in the nature, design, or
location of buildings are planned, the conclusions and
recommendations contained in this Report shall not be considered
valid unless the changes are reviewed and the conclusions of this
Report are modified or verified in writing.
This Report is issued with the understanding that it is the
responsibility of the owner or of his representative to ensure
that the information and recommendations contained herein are
called to the attention of the project Architect and Engineer and
are incorporated into the plans. Further, the necessary steps
shall be taken to ensure that the contractor and subcontractors
carry out such recommendations in the field.

accorded the privilege of making these reviews, he can assume no
responsibility for misinterpretation of his recommendations).
