('/9} 1!!18!1-UUIS This is to report the results of a limited soils investigation conducted on Lots 121 and 122 of La Costa South Unit No. 1 in Carlsbad, California. The objectives of the investigation were to determine the existing soil conditions in the upper three feet below existing grade and the expansive characteristics of any clayey type soils. Four exploration pits were excavated by hand to a depth of 3.0 feet below the existing ground surface at the locations shown on the attached Drawing 1 entitled "Location of Test Pits". Undisturbed samples were obtained using a special hand drive apparatus and loose bulk samples were also obtained and delivered to the laboratory. However, in that the thicknesses and depths below the existing ground surface of this expansive soil are variable, three types of special design are recommended: Type A is best provided the footings are placed and reinforced as specified under Type Band C. Raised wood floors on continuous interconnected footings are nreferred to concrete slabs on grade except in garage areas. B. Vicinity of Pit Nos. 2, 3 and 4 1. Use continuous interconnected reinforced concrete footings, where possible, and place these at a minimum depth of 1.5 feet below the lowest adjacent exterior final ground surface. If isolated interior column footings are required, these should be placed at a depth of 2.0 feet below the lowest adjacent ground surface. 2. Reinforce and interconnect continuously with steel bars all interior and exterior footings with a minimum of one #4 bar at 3 inches above the bottom of all footings and one #4 bar placed 1 ½ inches below the top of the stems of the footings. 3. If concrete slabs on grade are used, these should be reinforced with a minimum of 6 x 6 -10/10 welded wire fabric and a base layer of at least 4 inches of 3/4 to 1 inch size crushed rock should be provided beneath all concrete slabs. A moisture barrier should be provided above the crushed rock and then 2 inches of sand should be placed over the moisture barrier and below the bottom of the slab under living areas. 4. Separate garage slabs from perimeter footings by a½ inch thickness of construction felt or equivalent, to allow independent movement of garage slabs relative to perimeter footings. Assure complete separation by extending the felt over the full depth of the front thickened edge of the garage slab. Al so,-cut off the garage door stops at least½ inch above the slab. 5. Exercise every effort to assure that the soil under the foundations and slabs has a uniform moisture content, 3 percent ot 4 percent greater than optimum throughout the top 3 feet below finished grade at the time of placing foundations and slabs. 6. It is recommended that positive drainage, 6 inches of vertical fall in 6 feet horizontally, should be provided around the perimeter of the building in landscaped areas. Drainage systems should also be provided to collect all runoff from roofs and conduct the water in watertight pipes either into the streets or storm drains. All surface drainage should be prevented from ponding adjacent to or running over the tops of slopes. Inlet boxes and watertight pipes should be installed when necessary to comply with the above requirements. C. Vicinity of Pit No. l_ (Where expansive fine sandy clay is within 1.3 feet below finished grade) 1. Use the same special design as described in Section A with the following exceptions: (a) Use continuous interconnected reinforced concrete footings, where possible, and place these at a minimum depth of 2.0 feet below the lowest adjacent exterior final ground surface. lf isolated interior column footings are required, these should be placed at a depth of 2.5 feet below the lowest adjacent ground surface. The total charges must be paid to the District at the time the application is submitted. If a service lateral is required, it will be installed by the Leucadia County Water District. The service lateral is that part of the sewer system that extends from the main collection line in the street {or easement) to the point in the street (at or near the applicant's property line) where the service lateral is connected to the applicant's building sewer.
