We hereby request a 90-day extension on our plan check. Be- cause of very unfavorable money situation for construction funds at present, we have not yet been able to obtain a loan commitment. We have contacted many lenders, but find that most of them are not committing funds for constructions at the present time. We are currently working with three lenders and hope that within the next 30 to 60 days we will receive a commitment for construction funds on Casitas de la Costa. We would appreciate the consideration of the Carlsbad Build- ing Department in granting us a 90-day extension for the cir- cumstances discuss above. The final results of tests and observotions indicate that the compacted filled ground has been placed at 90 percent of the maximum dry density or greater. It has been determined that the fill moterials, compacted to 90 percent of the maximum dry density, have a safe bearing value of at least 2500 pounds per square foot far one foot wide continuous footings founded at a min- imum depth and placed five feet or more inside the top of compacted filled ground slopes. If footings are placed closer to the exposed slopes than 5 feet inside the top of compacted filled ground slopes, these should be deepened one foot below a 1 1/2 horizontal to 1 vertical line projected outward and downward from a point 5 feet horizontally inside the top of compacted filled ground slopes. Tests indicate that the compacted filled ground is adequate to satisfactorily support the proposed wood frame dwellings without detrimental settlements. ' were placed in the compacted fill areas and also exist in the upper three feet below finished grade in certoin cut areas. Critical expansive clay soil conditions were ' e * t in the upper three feet below finished grade on the following lots: Type A -235 to 239, - inclusive, and 241 t finished grade on the following lots: 'Type B p"4 Lots 230: 233, 234, 240, and 250. f- Marginally expansive clay soil conditions were e to exist in the upper three feet below L- dJ 'It is recommended that the following special design and precautions be taken for the houses to be constructed on the above lots: Type A Lots b \"b Y. Avoid the use of isolated interior piers. Use continuous footings throughout, and place these at a minimum depth of two feet below the lowest adjacent exterior final ground surface. Reinforce and interconnect continuously with steel bars all interior and exterior footings with one #5 bar at 3 inches above the bottom of the footings 2- I__ P 2. . - and one 85 bar placed 1 1/2 inches below the top of the stems of the footings. Up to 2 feet of cloy fill was observed to be deposited on lot 229 and o portion of Lot 230 in July 1971 without inspection or testing by Benton Engincering, Inc. Exercise every effort to ossure thot thr: soil under the foundations and slabs has a uniform moisture content, 1 percent to 3 percent greater thon optimum throughout the top 3 feet below finished grade at the time of placing founda- tions and slabs. Separate gorage slabs from perimeter footings by o 1/2 inch thickness of con- struction felt or equivalent, to allow independent movement of garage slabs relative to perimeter footings. * 6. Provide positive drainage away from all perimeter footings to a horizontal 1 distance of at least 6 feet outside the house walls. Type B Lots Those lots listed as Type B lots should follow all the above-listed recommendations with the two following exceptions: 1. The continuous footings moy be ploced at a minimum depth of 18 inches below the lowest adjacent exterior final ground surface rather than the two feet recommended for Type A lots. Single #4 bars placed as directed (above) near tops and bottoms of all interior and exterior footings moy lm substituted for the #5 bors recommended for Type A lots. 2. Recommendations 3 to 6, inclusive, m listed for Type A lots, are applicable to the Type B lots also. .Only nonexponsive soil conditions were observed in the upper three feet on Lot 22Tand therefore specially designed footings and slabs will not be required on this lot. - -.
