1. Please make all corrections on the original tracings and submit two new sets of prints, to:

2. Each sheet of the plans must be signed by the person responsible for their preparation, even
though there are no structural changes. Business and Professions Code. The plans were not
signed.
9. Provide an exit analysis plan (may be 8 1/2" x 11" or any convenient size). The exit analysis
was provided but the number of occupants is based on the Conference Rm 211 being
changed to Office. Sheet 02, M-1 & A1 still show this rm as a conference rm.
1 O. Exits shall have a minimum separation of one-half the maximum overall diagonal dimension
of the building or area served. The doors from rms 201 and 221 do not comply even if
changed as shown on the revised plans. The only code solution if you open this tenant
space as proposed is to provide 2 HR horiz exit walls between 221 & 210 and between 205
& 201. See UBC 1008 for the requirements of a horizontal exit.

This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department,
Fire Department or other departments. Clearance from those departments may be required
prior to the issuance of a building permit.
Code sections cited are based on the 1994 UBC.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be ih conformance with the cited codes and regulations. Per Sec. 106.4.3,
1994 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed up the recheck process, pleas_e note on this list (or a copy) where each
correction item has been addressed, i.e., plan sheet number, specification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

3. Provide a statement on the Title Sheet of the plans that this project shall comply
with Title 24 and 1994 UBC, UMC and UPC and 1993 NEC.
4. Glazing in the following locations should be of safety glazing material in
accordance with Section 2406.4 (see exceptions):
A Glass panels within 24" of doors.
5. Show on the section view of the new interior partitions 2/D-1 that the braces at
the top will not exceed 48" OC. Reference the typical interior wall construction
shown on sheet D-1 to the floor plan sheet 01.
6. In buildings having floors and roofs of wood frame construction, other than
dwelling or hotel occupancies, draft stop the area between the ceiling and floor
above so that no concealed space exceeds 1,000 s.f. and no horizontal
dimension exceeds 60 L.F. (if space has sprinklers, then 3,000 s.f. and 100
L.F.). Section 708. Show on the plans the location of all draft-stops where
applicable.
7. In buildings having floors and roofs of wood frame construction, other than
dwelling or hotel occupancies, draft stop the area between the ceiling and roof
above so that no concealed space exceeds 3,000 s.f. and no horizontal
dimension exceeds 60 L.F. (if space has sprinklers, then 9,000 s.f. and 100
L.F.). Section 708.
8. The tenant space and new and/or existing facilities serving the remodeled area
must be accessible to and functional for the physically disabled. The plans
contain general notes and details regarding the disabled access facilities that
may or may not apply to this building. The certifications on sheet GN-2 must
be signed by the person assuming design responsibility.

doors from Reception 201 and the open Office 221 must be a min. of 80' apart in
order to comply with this code requirement.
11. Exits shall not pass through kitchens, store rooms, or spaces used for similar
purposes. Section 1003.5. Two exits are required from Open Office 205. One
of these may be Reception 201 exit door but the other may not be the door
from the kitchen. Also, the two exit doors serving Open Office 205 and the
enclosed offices 202, 203, 206, 207 & 208 must be separated a distance of
57' .
12. Exit doors should swing in the direction of exit travel when serving any
hazardous area or when the area served has an occupant load of 50 or more.
Section 1004.2. this applies to the exit door from Open Office 221.
13. Corridors serving 30 or more occupants shall have walls and ceilings of one-hour
construction. Section 1005.7 Exe #8 may be used to eliminate the need fro
interior 1 Hr rated corridors but the occupant load is limited to 100. Delete the
door between Kitchen 222 and Open Office 225. This will create two separate
spaces with an occupant load in each that is less than 100. ·
14. If non-rated corridors are used per Section 1005.7, Exe. 8, provide a reference
to the corridors on the floor plan, noting that the corridors are non-rated per Exe.

outside air at a minimum rate of 15 cubic feet per minute per occupant. UBC,

18. Detail disposal of main condensate drainage from new air conditioning units.

19. Detail overflow (secondary) condensate discharge from air conditioning units that
are in a ceiling space, to a readily observable location. (UMC Section 310.1.1.)

20. The lighting energy from L TG-2 on sheet E-3 shows the floor area to be 11219
Sq Ft. The area receiving the new lighting as shown on sheet E-2 is only 9596
Sq Ft. If you use the entire tenant space for the energy compliance then include
the existing lighting loads that are not being changed.
21. Submit all the mechanical energy forms for the mechanical equipment.
22. The ENV-1 energy from on sheet M-1 must be signed by the designer assuming
responsibility for the tenant space design.
• CITY OF CARLSBAD SUPPLEMENT
23. Roof mol.)nted equipment must be screened and roof penetrations should be
minimized (City Policy 80-6).
24. No wiring is permitted on the roof of a building and wiring on the exterior of a
building requires approval by the Building Official. (City Policy)
25. All new roof-mounted equipment shall be concealed from view. Provide structural
detailing for the screening.
26. Please make all corrections on the original tracings, as requested in the correction
list.

residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the
City of Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad, CA
92009, (619) 438-1161. The City will route the plans to EsGil Corporation and the
Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (619)
560-1468. Deliver all remaining sets of plans and calculations/reports directly to
the City of Carlsbad Building Department for routing to their Planning, Engineering
and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not
be reviewed by the City Planning, Engineering and Fire Departments until review
by EsGil Corporation is complete.

Safe, reliable operation
Standard safety features include; high-
pressure switch, freeze protection
switches, and loss-okharge protection
which consists of either a low pres·
sure switch or a high discharge tem-
perature switch. Each unit is tested
and run at the factory to assure proper
operation of all components and
safety switches.
All components are carefully de-
signed and selected for endurance,
durability, and carefree day-to-day
operation.
The water-to·r!llfrigerant heat 1;1x-
change.r has copper inner and steel
outer tubing to provide corrosion resis·
tance protection. Cupronickel heat
exchang~rs are available for open
tower applica?ons,
The unit Is shippi:!d on a protective
wooden skid with 1igid comer posts
held in place by plastic strr~tch wrap,

lnstalJation ease
The unit is packaged for simple, low-
cost handling, with minimal time
required for installation. All units are:
pre-wired and factory charged with
refrigerant.
Water connections (FPT) and con-
densate drain {FPT) are ancnored
securely to the unit cabinet.
On horizontal, ceiling-hung units,
hanger kits are factory supplied for
fidd installation. Duct mounting flanges
are provided for connecti~1n to supply
dt1ctwork.
Electrical connections are made
quickly and directly to the compressor
contactor on size 006 to 060 units. or to a power dishibuuon tenninal
block on larger size units.
No-fuss maintenance and
serviceablHty
When regular maintenance or a serv•
ice call is scheduled, the WSHP units
require little time. L.arge .s.,:rvlce access
panels enable quick inspection for
VL 2
problem solving. On units up to
5 tons, fan motor sleeve bearings are
pem1anently !ub1icated for wony~
free perfom1<mce.
The blower wheels and fan motors
can be removed for testing or re-
pair. There are convenient low-and
high-side refrigerant service access
ports for on-site testing, and refctgE:rant
recovery. The filter tracks p<i!rrnit easy
filter replacernent.
Control features -
WeatherSource
The electromechanical (Weather-
Source) control system provides con-
trol of the unifs compressor, reversing
valve, fan, safety lockout, and re-
mote LED (light~ernitting diode) foult
indication from a conventional
wall-mounted thermostat. The 24-v
controls are conveniently located in
one d,~dicated control box for ma;<l-
mum safety and ease of serviceabillty.
Safety servii;:es on '-'II size units
include: loss-of-charge protection,
high-pressure switch, and low refriger-
ant temperature sensor (freezestat).
All devices are des[gned to ensure:
maximum protection and reliability.
The unit safety devices provide unit
lockout protection when activated,
and are capable of reset at the th,~r·
mostat or at the main power cir-
cuit breaker or disconnect. Field low-
voltage connections from the
thermostat are made at a dearly
labeled terminal board.
In addition to the standard features,
the WeatherSource e/ect.romechani·
cal control system offers the following
fdctory·installed options:
Remote thermostat indlcatlon
advises operator of a fault condition.
The unit supplies a 24·VAC signal
to advise the operator of a fault condi-
tion. The 24-VAC signal can be used
to illuminate an LED on an equipped
thermostat.
Anti.short cycle timer provides ~
minimum off-time to prevent the unit
from shott•cyollng. The 5·minute timer
energizes when the compressor in
deeMrgized, resulting in a S-rnin·..1te
delay before the unit can be i·estarted.
Condensate overflow switch ls
mounted on the drain pan. Wher:1 con-
densate pan liquid reaches an ur1eic-
ceptable level. unit is automatica]ly
deactivated and placed in a lock··
out condition.
High water tempe:l'<l.ture switch
provides protection of the i;ystem pip·
ing (CPVC or PVC). Th.:;i switch is
installed on the-leaving-wa·:,zr side of
each unit. When water ten'lpera-
ture rises to 115 F, the unit is auto-
matically deactivated and placed in a
lockout condition (on standard
temperature units only).
Check filter switch is mounted on
the unit to determine the need for
filter cleaning or replacemEmt. To fur-
ther pid in maintenance crntrol, a
unit-supplied signal will illuninate a
yellow LED on the thermostat subbase..
Random start relay ensures a ran-
dom delay in energizing each different
WSHP unit. ~is @tion minimizes
the peak elechical demand during
start-up from unoccupied to occupied
time pe1iods or after building power
outages.
Program/night setback relay ac-
cepts a 24,v signal from a centrally
located time clock which Hstabllshes
occupied/unoccupi~d time p~riocls. A
nqrmally open contact provided
with lhe night setback rel~,y allows for
an 8° F setback in the he11ting set
point for added energy savings. A spe·
cifically equipped night setback ther-
mostat is required for this option.
75 va transformer provides addi-
tional 24-v power for accE:ssory devices
such as motoliied isolation valves 9r
outside-air damper motors (on sizes
015 to 120). Transformer is standard
on SOVQ/,160-300 units.)

The WeatherSource E ek:ctronically
' controlled system is a step up from th~
Wea the.rSource electromechanical
control system. Conveniently located
in one dedicated control box, the
WeatherSource E control board is spe-
cifica.lly designed for wat,ir source
he.at pump syst.;:n,s. The conh·ol board
provides control of the unit's com-
pressor, reversing valve, ·:an, and
safety lockout conditions.

Self-diagnostic-capability assists
the equipment user in determin-
ing a problem and correcting it quickly.
On activation of a unit fault condi-
tion. one of several clearly-marked red
LEDs on the control board illumi·
nates for instant, accurate diagnosis of
the problem. The appropriate LED
Indicator remains lit until the condition
is corrected, and the control board is
reset at the thermostat or at the
main power circuit breaker or discon-
nect switch.
Quick pin bar connection ensures
proper low-voltage wiling and ease
of installation. The pin bar connector
is easily removed without tools for
accurate wiring between th8nnostat
and unit.
Compressor delay and silent start
functions direct the compressor to
sta1i 10 seconds after the fan is ener·
gized on a c;all for h~ating or cool-
ing. Compressor st..'Hi sound is masked
by the sound of the airl1ow through
the fan and ductwork.
