NOTE: The items listed below are from the previous correction list. These
remaining items have not been adequately addressed. The numbers of the items
are from the previous check list and may not necessarily be in sequence. The

PLANS
1. Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring IWQ corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
2. All sheets of plans to once again be signed by the person responsible for their
preparation on re-submittal. (California Business and Professions Code).
7. Not less than one egress door shall be provided for each dwelling unit. The egress
door shall be side-hinged, and shall provide a clear width of not less than 32
inches, and each leaf not more than 48 inches, where measured between the face
of the door and the stop, with the door open 90 degrees. The clear height of the
door opening shall be not less than 78 inches in height measured from the top of
the threshold to the bottom of the stop. Other doors shall not be required to comply
with these minimum dimensions. Egress doors shall be readily openable from
inside the dwelling without the use of a key or special knowledge or effort. Section
R311.2. Plans do not state the operation of any new opening. Please note
door operation on plans.

safety glazing material in accordance with Section R308.4:

11. Handrails (Section R311. 7 .8): Plans state that handrails are to be decorative.
Please note that handrails must be fastened properly and detailed per CRC
requirements.
a) Shall be provided on at least one side of each stairway with four or more
risers.
b} Handrails and extensions shall be 34" to 38" above nosing of treads and be
continuous.
c)The handgrip portion of all handrails shall be not less than 1-¼ inches nor
more than 2 inches in cross-sectional dimension. See Section R311.7.8.3 for
alternatives.
d) Handrails projecting from walls shall have at least 1-½ inches between the
wall and the handrail.
e) Ends of handrails shall be returned or shall have rounded terminations or
bends.
14. Balconies and decks shall be designed for 150% of the live load required by
Table 1607.1. CBC Table 1607.1, as amended by emergency building
standards. Please provide updated calculations.
15. Specify minimum ¼ inch per foot roof slope for drainage. Section R905.9.1. No

• PLANS
1. Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring TWO corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
2. All sheets of plans to once again be signed by the person responsible for their
preparation on re-submittal. (California Business and Professions Code).
3. Please clarify scope of project on resubmittal. Permit states 2nd floor decks, but
plans show work being proposed at 1st and 2nd floors.
4. Specify on the Title Sheet of the plans the gross floor area of each element of
this project, including dwelling, garage, carport, patio, deck and balcony. Section
R106.2.
5. Note span for new openings at 1st and 2nd floors.
6. Not sure if deck at left side of building is being proposed or existing. Please
clarify on resubmittal.
7. Not less than one egress door shall be provided for each dwelling unit. The egress
door shall be side-hinged, and shall provide a clear width of not less than 32
inches, and each leaf not more than 48 inches, where measured between the face
of the door and the stop, with the door open 90 degrees. The clear height of the
door opening shall be not less than 78 inches in height measured from the top of
the threshold to the bottom of the stop. Other doors shall not be required to comply
with these minimum dimensions. Egress doors shall be readily openable from
inside the dwelling without the use of a key or special knowledge or effort. Section

8. If pertains: Glazing in the following locations should be shown on the plans as
safety glazing material in accordance with Section R308.4:
a) Glazing in doors.
• EXITS, STAIRWAYS, AND RAILINGS
9. Stairways require top and bottom landings. The width of landing shall be not less
than the stairs it serves and depth of travel shall be no less than 36-inches in the
direction of travel. Per CRC 311.7.6.
10. Guards (Section R312):
a) Openings between railings shall be less than 4". The triangular openings
formed by the riser, tread and bottom element of a guardrail at a stair

a) Shall be provided on at least one side of each stairway with four or more
risers.
b) Handrails and extensions shall be 34" to 38" above nosing of treads and
be continuous.
c) The handgrip portion of all handrails shall be not less than 1-¼ inches nor
more than 2 inches in cross-sectional dimension. See Section R311.7.8.3
for alternatives.
d) Handrails projecting from walls shall have at least 1-½ inches between
the wall and the handrail.
e) Ends of handrails shall be returned or shall have rounded terminations or
bends.
12. Provide framing for steps shown at rear deck, 1st floor.
13. Provide stairway and landing details. Section R311. 7. See rear access to deck.
a) Maximum rise is 7-3/4" and minimum run is 10", measured from the
nosing projection. Where there is no nosing, the minimum run is 11 ".
b) Minimum headroom is 6'-8".
c) Minimum width is 36".
d) The greatest riser height within any flight of stairs shall not exceed the
smallest by more than 3/8 inch. The greatest tread depth within any flight
of stairs shall not exceed the smallest by more than 3/8 inch.
ROOFS/DECKS/BALCONIES
14. Balconies and decks shall be designed for 150% of the live load required by
Table 1607.1. CBC Table 1607.1, as amended by emergency building
standards.

15. Specify minimum ¼ inch per foot roof slope for drainage. Section R905.9.1.
16. Wood balconies and decks that support moisture-permeable floors shall be
provided with an impervious moisture barrier system under the moisture-
permeable floor, with positive drainage. CBC Section 2304.12.2.5, as amended
by emergency building standards.
17. Specify on the plans the following information for the deck/balcony surfacing
materials, per Section R106.1.1:
a) Manufacturer's name and product name/number.
b) ICC approval number, or equal.
18. Show access location for new decks at 2nd floor.
• STRUCTURAL
19. Clarify framing members on resubmittal. Identify all Deck joists, Rafter joists, etc.

dwellings: CEC Article 210 & 406
a) Tamper resistant receptacles for all locations described in 210.52 (i.e., all
receptacles in a dwelling).
b) Weather resistant type for receptacles installed in damp or wet locations
(outside).
c) GFCI protected outlets for locations described in NEC 210.B(A):,
outdoors.
25. A balcony, deck, or porch that is accessible from the interior of the dwelling will
require a minimum of one receptacle outlet. CEC 210.52(E) (3). This receptacle
must be GFCI protected.
26. Show at least one wall switch-controlled lighting outlet to be installed at the
exterior side of outdoor entrances or exits. CEC Article 210.70(A).

• ENERGY CONSERVATION
Residential Energy Lighting Requirements: ES 150.0(k)
27. All installed luminaires shall be high-efficacy in accordance with ES TABLE
150.0-A. Light sources that are not marked "JA8-2016-E" shall not be installed in
enclosed luminaires. ES 150.0(k)
28. SFD outdoor lighting fixtures that are attached to a building are required to be
high efficacy, be manually on/off switch controlled, and have both motion sensor

Below is my response to the Inspector's comments regarding the roof over the front porch.
1. I take no exceptions for the use of (3) 3/16 lag screws to attach the 2x8 ledger to the wood studs at 16" oc
in lieu of (4) 3/16" lags shown in detail 2/S4.
2. I take no exceptions to attaching the 4x10 roof beams to the existing window header & 4x10· blocking in the
wall in lieu of attaching to the ledger shown in detail 2/S4.
