Section R106.1. Note 8 on sheet I is out-dated. . FIRE PROTECTION Please indicate on the plans whether the existing residence has a fire sprinkler system installed. If so, then provide a note stating that any additions/alterations will be provided with an automatic residential fire sprinkler system. Section R313.2. Please dimension the eave overhang on the southwest side of the addition. Assuming the building is non sprinklered, eaves within 5' of the property line must be one hour on the underside. (For a sprinklered building within 3' of the property line). Sec R302.1. Specify on the plans that any existing smoke alarms that are more than 10 years old will be replaced. Section R314.3.2. . GENERAL RESIDENTIAL REQUIREMENTS Bathrooms and powder rooms must be mechanically ventilated (an openable window won't suffice). Section R303.3.1 and CMC 403.7. Carlsbad 14-1261 6/17/14 7. Glazing in the following locations should be shown on the plans as safety glazing material in accordance with Section R308.4: a) Glazing where the bottom exposed edge is less than 36" above the plane of the adjacent walking surface of stairways, landings and ramps. Please dimension or call out the height of the bottom of the window above the landing if it is 36" or more, otherwise specify safety glazing. EXITS, STAIRWAYS, AND RAILINGS 8. Provide stairway and landing details. Section R311.7. Maximum rise is 7-3/4" and minimum run is 10", measured from the nosing projection. Where there is no nosing, the minimum run is 11". Minimum headroom is 6'-8". C) Minimum width is 36". d) The greatest riser height within any flight of stairs shall not exceed the smallest by more than 3/8 inch. The greatest tread depth within any flight of stairs shall not exceed the smallest by more than 3/8 inch. 9. A nosing (between 3/4" and 1-1h") shall be provided on stairways with solid risers. Exception: No nosing is required if the tread depth is at least 11 inches. Section R311.7.5.3. 10. Handrails (Section R311.7.7): Shall be provided on at least one side of each stairway with four or more risers. Handrails and extensions shall be 34" to 38" above nosing of treads and be continuous. The handgrip portion of all handrails shall be not less than 11/4 inches nor more than 2 inches in cross-sectional dimension. See Section R311.7.8.3 for alternatives. Handrails projecting from walls shall have at least 1-V2 inches between the wall and the handrail. Ends of handrails shall be returned or shall have rounded terminations or bends. 11. Every stairway landing shall have a dimension, measured in the direction of travel, at least equal to the stairway width. If a door occurs at the landing, such dimension need not exceed 36 inches. Section R311.7.6. Please dimension the intermediate landing. 12. The walls and soffits of the enclosed usable space under stairs shall be protected on the enclosed side with 1A-inch gypsum board. Provide a copy of the project soil report. The report shall include foundation design recommendations based on the engineer's findings and shall comply with Section R401.4. The City of Carlsbad requires a soil report for all additions exceeding 500 square feet and all 2 story additions (regardless of size).
