Two test pits were excavated on the site to a depth of three feet. The soils were classified using the field identification procedures of the Unified Soil Classification Chart. Brown, moist, firm, fine sandy clay. Soil Description Red brown, moist, firm, silty fine sandy clay White-yellow, moist, very firm silty fine sand with clay binder. Mr. Douglas Thompson Project No. 87-9-22F -2-October 6, 1987 Laboratory Test Results A County of San Diego expansion test was conducted on a sample obtained from Pit 1 at a depth of 1 foot to 2 feet, and the soil was classified as a fine sandy clay. The sample was remolded to County of San Diego procedures at optimum moisture content, then allowed to saturate under a unit load of 144 pounds per square foot. The potential expansion of the soil is classified as low according to the Uniform Building Code. However, it is recommended that the following design precautions be taken in order to minimize the adverse effects of the potential expansion in these soils: 1) Isolated interior piers should not be used. Continuous interconnected reinforced footings should be used throughout, and these should be placed at a minimum depth of 18 inches below the lowest adjacent exterior final ground surface. 2) Reinforce and interconnect continuously with steel bars all interior and exterior footings with two #4 bars at 3 inches above the bottom of all footings and two #4 bars placed 1 ½ inches below the top of the stems of the footings. 3) Use raised wood floors that span between continuous footings, or reinforce all concrete slabs with 6 x 6 -10/10 woven wire fabric, and provide a minimum of 4 inches of clean sand beneath all concrete slabs. Provide an adequate moisture vapor barrier 2 inches below slabs under living areas. 4) Separate garage slabs from perimeter footings by½ inch thickness of construction felt or equivalent to allow independent movement of garage slabs relative to perimeter footings. 5) Provide positive drainage away from all perimeter footings to a horizontal distance of at least 6 feet outside the house walls. 6) Presa tu rate the upper 3 feet of soils approximately 5 percent over optimum moisture content one week to 4 days before pouring concrete footings and slabs. The undisturbed natural soils on Lot 120 have an allowable bearing value of 2000pounds per square foot for one foot wide continuous footings founded at a depth of 1.5 feet below the. undisturbed natural ground surface. The compacted fill extends approximately 10 feet west of the eastern property line. It has been determined that the fill materials, compacted to 90 percent of the maximum dry density, have a safe bearif\1 value of at least 1510 pounds per square Foot for one foot wide continuous footi1"4:ls founded at a minimum depth and placed five feet or more inside the top of compacted filled ground slopes. , If footirgs are placed closer to the exposed slopes than 5 feet inside the top of compacted filled ground slopes, these should be deepened one foot below a 1 1~ hori:zontal to l vertical hne projected outward and downward from a point 5 feet horizontally inside the top of compacted filled ground slopes. Tests indicate that the compacted filled ground is adeq.uate to satisfactorily support the proposed one and two story wood frame dwelli~s without detrimental settlements. In our rep0rt of the original investigation conducted at this subdivision, (Project No. 68-2-2C dated March 8, 1968), we stated that some silty clay and sandy clay soils had been found 1;,n the sHe that were expansive, and we recommended that each lot be inspected during or after ' grading to determine those lots in which such expansive soils exist within the upper 3.0 feet. This has been done, and the followi111 lots have been found to contain potentially expansive soils within the upper 3 .0 feet.
