'Our investigation was performed in September and October 1990, and consisted of review of available topographic maps (see References), subsurface exploration, laboratory testing,- 'engineering analysis and the preparation of this report. The purpose' of our investigation was to provide foundation recommendations for the proposed building addition. SITE DESCRIPTION The subject property, located at 2410 Majano Place, Carlsbad, California, is also identified as Lot 6 of Carlsbad Tract No. 73-18 (Rancho Del Ponderosa) Unit No. 2 subdivision. The site presently supports a -one-story, wood-frame and stucco, single-family residence and attached garage, founded on conventional continuous footings with slab-on-grade floors. Concrete decks and walkways have been constructed at the front, rear, - and sides of the residence. A concrete driveway provides access to the garage from Majano Place. The lot Is bounded , by Majano Place - to the south, and adjacent single-family- residences on the remaining sides. An approximately 15 feet high, 2:1 (horizontal to vertical) slope ascends at the rear of the lot to the adjacent residence, while the lots' on the east and west sides areat approximately -the same elevation., 5245 AVENIDA ENCINAS • SUITE G • CARLSBAD, CALIFORNIA 92008 • (619) 931-1917 FOUNDATION INVESTIGATION Project No. 576.1 October 5, 1990 Page 2 PROPOSED DEVELOPMENT We understand that the proposed addition to the residence will consist of a second story addition above the existing garage along with a first floor addition to the entry way of the residence. We understand that relatively light, wood-frame construction will be utilized for the additions and the additions will be supported by existing continuous footings and/or new continuous and spread footings. PREVIOUS SITE GRADING No grading plans or soils reports pertaining to the subject site were available for our review, however, based on our review of the available topographic maps for this area (see References) it appears that grading of the site consisted of minor cuts of up to approximately 10 feet. SUBSURFACE EXPLORATION AND LABORATORY TESTING Subsurface exploration consisted of observation, testing, and sampling of soils from the two test pit excavations that are shown on the attached Plot Plan, Figure 1, and determination of the dimensions of the adjacent existing continuous footings. The following field and laboratory tests were performed: o Dry Density and Moisture Content (ASTM: D 2216) a Direct Shear (ASTM: D 3.080) Results of dry density and moisture content determinations are shown on the Test Pit Log, Figure 2. The direct shear test results are presented on Figure 3. SUBSURFACE CONDITIONS The soils encountered in the test pits consisted of fill/topsoil and silty sandstone bedrock. The fill/topsoil was encountered to a maximum depth of approximately 15-inches and consisted generally of very moist, loose, dark brown silty sand. These materials are underlain by sedimentary bedrock consisting of moist, very dense, silty sandstone. No groundwater was encountered in the test pits. HETHERINGTON ENGINEERING, INC. FOUNDATION INVESTIGATION Project NO. 576.1 October 5, 1990 Page 3 As determined in Test Pit No. 1, the depth of the existing continuous perimeter footing is approximately 17-inches below lowest adjacent grade,, and the footing is approximately 13-inches wide. CONCLUSIONS AND RECOMMENDATIONS Based on the results of our investigation, the proposed building additions to the existing residence are feasible from. a geotechnical standpoint. The proposed building 'additions may be supported by new and/or the existing continuous footings founded in bedrock. The new/existing continuous footings can safely support a dead plus live load of 1000 pounds per square foot. 'This value may be increased by one- third for loads including wind or seismic forces. A lateral bearing value of 200 pounds per square foot per foot of depth and a coefficient of friction between foundation soil and concrete of 0.35 may be assumed. Any new footings should extend to-a minimum depth of 12.-inches into the underlying bedrock material. If there are any questions regarding this report, please feel free to call.
