Clarify if existing shear walls with holdowns will occur above the openings. If existing holdowns land on the new beams, include seismic compression loads at the calculations for beams supporting upper level discontinuous shear walls (Type 4 Horizontal Irregularity), seismic load effects must include overstrength per ASCE 7-16 § 12.3.3.3. Informational comment: The seismic design parameters found in the structural calculations are incorrect. U.S. Seismic Design Maps using ASCE 7-16 has two options for Site Class D ("D -Still Soil" and "D -Default") -Default is required when there is no available geotechnical report. Where Site Class D is selected as the default site class per Section 11.4.3, the value of Fa shall not be less than 1.2, Ref. ASCE 7-16 § 11.4.4 & 2019 CBC 1613.2.3. If a geotechnical engineer has performed the appropriate soil testing and found the site classification to be D-Stiff Soil based on the parameters found in ASCE 7-16 Tbl 20.3-1 (i.e. Average Shear Wave Velocity, Average Field Standard Penetration Resistance, Average Undrained Shear Strength); please provide the testing data. If site class D is being used as a default, please amend the seismic design parameters to use an Fa value of 1.2. 9.
