This is to present the results of the pier drilling inspection of the subject property.
On August 17, 19~32 terl piers were drilled and inspected by our field engineer. The field
observations were summarized on our standard 'Field Report" form, a copy Df which was left
at the site for )our field inspector doing the foundation irispections.
The piers were numbered as described on our Field Report, which are the same numbers as
shown on the calculations prepared by Mr. Robert Fefferman, Structural Engineer, dated
August 9, 19a. Piers 9 and 10 were not included on the Foundation Plan, but were drilled
10 feet and 20 feet, repsectively, south of Pier 6, on the same easterly building line.
The boring for Pier 2 was drilled prior to the arrival of our field engineer and was mistakenly
drilled to only 17.0 feet, whereas, the plans indicate a depth of 19.0 feet. All other piers
were drilled to the specified depths or deeper.
The vertical capacity for each pier was determined by using oneaixth of the bearing capacity
of the soil times the contact area of the pier shaft and the surrounding undisturbed firm sails,
as provided by the 1979 Edition of the Uniform Building Code, Section 2908(i). In this
instance, the bearirlg capacity of the natural soil was calculated to be at least ZOO0 pounds
per square foot os reported in our Preliminary Soils Report, dated Morch 3, 1968. The shear
strength was taken as 333 pounds per square foot times the surface area of the pier below
fill or loose and fractured top soils at each pier location.

substantially increased the buildable portion of the lot.
A grading violation will be recorded on your property on July 13 unless it can be proven
that the grading was done in accordance with an approved grading permit.
If the grading was not done legally then the property owner must prepare appropriate
grading plans and soils reports, pay grading plancheck and permit fees and do any remedial

Please be advised that we have reviewed the foundation plans prepared by Mr. Stephen G.
Davis, AIA, dated June 17, 1982 for the subject property.
Although we have not as yet inspected the site, we tentatively see no reason that a building
permit should not be issued at this time.
We have made arrangements to visit the site as soon as the piers are being drilled. We will
inspect and possibly obtain undisturbed soil samples for laboratory tests if critical soils or
conditions are encountered that were not investigated during the preparation of our Preliminary
Soils Report dated March 8, 1968.
It appears that the pien have been designed for end bearing. We have advised Mr. Larry
Lanquish, Mr, Fred Mills, and Mr. Stephen Davis that it will be necessary to clean out the
bottoms prior to placing the reinforcing and pouring the concrete. As an alternative to end
bearing, we suggest using the shear strength of the soil along the perimeter of the shaft. This
will alleviate the need for cleanout at the bottom.

This letter has been prepared in response to your request at our site meeting of June 28, 1991. A visual review of the existing slope conditions at the above referrenced site was made by Stetfen Bradley and Richard Kushner of PSI American Engineering, AlphohSe
Virgilio from the City of Carlsbad, and Mr. Hendel the ownep. The site and slope review included a brief inspection of the interior walls and foundation, the exterior improvements, and SULffcial slope conditions. The slope evaluated is located on the north ahd east side of the two story, two unit residence. The structure is located at the top of a north-easterly sloping ridge, with access to the residence on the upper level.
As observed during our site review the residence was appafrehtly constructed utilizing standard cut and fill grading techniques. The slbpe evaluated is evidently a fill slope composed of fine sand
and silty materials. The slope had a maximum verticle height of-
approximately 25 feet with an estimated over-all slope kdtid of-
1.75 to 2.0 to 1.0 (horizontal to verticle). It is our tlnder- standing that the building pad and slope was constructed appro%- imately 6 years ago, with the addition of a concrete drainagg swale
in the upper portion of the slope 2 to 3 years ago. The swale and bench is approximetely 3 to 4 feet wide and drains to the north and
west.
Based upon our cursory evaluation of the above referrenced structure and adjacent slope there is no indication of distress or instability of the structures foundation. A detailed subsurface investigation would be required to confirm our opinion, however such an in-depth evaluation was beyond the scope of SekvicBs
intended. There were several indications and observed cohditions of surficial slope instability noted. Settlement and lht@:r41
movement of the exterior sidewalks and the concrete draihage swalei
and deep erosion of the slope face was observed. These cohdikiahs are common in slopes where over-steepening of cohesionl&s fill
materials has taken place.

Some local slope areas were observed with 1.0 to 1.0 (horizontal to verticle) slope ratios. This increase in the slope ratio is most
likely due to the addition of the drainage swale without proper
extension of the toe of the slope.
In summary there was no indication of gross structural or slope instability at the time of our site evaluation. However, should the existing surficial slope instability progress unchecked, the
potential for future structural distress will increase. It is
further recommended that the drainage swale be kept clear of debris
to prevent blockage and overspilling do~lrr. the slope face. There are numerous options the homeowner may choose from in order to
properly stabilize the slopes. We would welcome the opportunity to assist the owner in developing measures for mitigation of the
existing slope conditions.
