February 12, 1991 Project No. 1336-SI01 Page 1 GEOTECHNICAL INVESTIGATION OFFICE/WAREHOUSE SITE ORION DRIVE AND IMPALA DRIVE CARLSBAD, CALIFORNIA 1 PURPOSE AND SCOPE OF INVESTIGATION This report presents the results of our preliminary geotechnical investigation for a trapezoid-shaped, approximately 1 35 acre parcel, located in the southwest quadrant of the intersection of Orion Drive and Impala Drive in Carlsbad, California, as shown on the Site Plan, Figure 1. The purpose of this study is to provide information to assist J.C. Baldwin Construction Co and its consultants in evaluating the property for project design In particular, our investigation is designed to address 0 The geologic setting of the site, 0 Potential geologic hazards; 0 General subsurface soil conditions, and 0 Types and depths of foundations and allowable soil bearing pressures. As an aid to our studies, we were provided a site plan of the project entitled "Office/Warehouse Building For- Baldwin Engineering," prepared by Spec-Drafting, Steve Foral & Assoc., Scale 1" : 220', dated *9-90'. February 12, 1991 Project No. 1336-SI01 Page 2 2 PROJECT DESCRIPTION The site has been graded to produce a relatively level building pad. It is our understanding that proposed improvements consist of a one-story concrete tilt-up structure which is intended to serve as a combined office and warehouse. Foundations are to consist of conventional continuous footings, with concrete slab-on-grade floors. An approximately 65-foot-long retaining wall, with a maximum height of 3% feet, is planned along the northerly edge of the level pad. Driveway and parking areas are planned with Portland Cement concrete paving. Proposed additional site grading is minimal, consisting of a cut/fill balance of approximately 40 cubic yards. 3 FIELD INVESTIGATION Our field investigation was performed on February 4, 1991, and consisted of a geological reconnaissance of the site and the excavation of four exploratory trenches. The exploratory trenches were advanced with a Case 580K backhoe using an 18-inch bucket, and ranged from approximately 1.5 to 2 feet in depth The approximate locations of the exploratory trenches are shown on the Site Plan, Figure 1. Final logs of the test trenches are presented in Appendix A. 4 SOIL AND GEOLOGIC CONDITIONS The site is a trapezoid-shaped, approximately 1 35-acre parcel that has been graded to produce a relatively level building pad. It is our understanding that the grading was performed in approximately 1979, and that the parcel has remained undeveloped since then. The site currently supports a sparse growth of grasses and brush. Existing pad elevation is approximately 348 to 352 feet (MSL datum). Site drainage is predominantly to the northwest corner of the property. GROUP DELTA CONSULTANTS, INC I I I I I I I I I I I I I I I I I I I J.C. BALDWIN CONSTRUCTION CO. February 12, 1991 Project No. 1336-SI01 Page 3 The northern and eastern limits of the site are bounded by slopes inclined toward the building pad at an inclination of approximately 2:1 (horizontal to vertical), and ranging from zero (0) to 12 feet in height. The northern and eastern property limits are bounded by Impala Drive and Orion Drive, respectively. The western and eastern property boundaries are bordered by slopes inclined away from the property at an inclination of approximately 1%:1 (horizontal to vertical). These slopes are up to 30 feet in height. The area directly adjacent the slopes is occupied by existing commercial structures. 4.1 Subsurface Conditions The site is underlain by minor amounts of surficial fill soils, and by Cretaceous-age granitic rock. Each of these units is described below: Fill Soils: Fill soils composed of mottled orange silty sands, derived from local decomposed granite, are present as a relatively thin veneer over the pad area This veneer of loose fill soil exposed in our test trenches was 1/2-foot or less in thickness. Weathered Granitic-Type Rock: The entire site is underlain by formatlonal, weathered, granitic-type rock composed of dense to very dense, silty sand These materials are present to at least the depths explored in our test trenches, and were observed to comprise the majority of adjacent slope faces. Our test trenches were advanced with a medium-duty backhoe, and terminated at practical refusal on weathered rock approximately 2 feet below the existing pad surface For purposes of soil characterization and development of design criteria, the on-site soils are categorized within the "Sedimentary and Foliated Rock" class of materials, in accordance with the current edition of the Uniform Building Code. BALDWIN CONSTRUCTION CO February 12, 1991 Project No. 1336-SI01 Page 4 5 FAULTING AND SEISMICITY Our site reconnaissance and review of geologic maps did not indicate the presence of faults on the site No faults are known to be mapped on the site. The Elsinore fault is the closest known active fault which has experienced recurring earthquakes of Magnitude 4 or greater. The Elsinore fault zone is mapped approximately 21 miles northeast of the site. The offshore extension of the potentially-active Rose Canyon fault zone is located approximately 10 miles southwest of the site. The California Division of Mines and Geology is currently considering certain segments of this fault as active, although this information has not yet been published by the State. Consequently, it may be advisable to consider this hypothetical earthquake hazard from the Rose Canyon fault zone. It appears reasonable to conclude that an Ms (surface wave magnitude) 6% earthquake could occur during a typical 100-year period. 6 LANDSLIDES Our study did not indicate the presence of landslides on the site, No landslides are known to be mapped on the site 7 GROUNDWATER No indication of groundwater seeps, springs, or wet areas were observed on the site. Our investigation did not reveal the presence of any significant adverse geologic conditions, such as faults or landslides, on the subject site. 2. It is our opinion that the granitic rock should be rippable with conventional heavy-duty grading equipment. Any deep excavation (e g utility and storm drain trenches) may require additional effort. 3. Based on our understanding that the anticipated structural foundation will be entirely founded in the intact, near-surface, weathered, granitic-type rock, it is our opinion that the proposed structure may be supported on conventional spread or continuous footings, founded on competent natural soils. RECOMMENDATIONS 1. Any additional grading should be observed, and compacted fill tested, by Group Delta Consultants. All fills should be placed and compacted in accordance with the specifications outlined in Appendix B. 2. Any oversize material (greater than 2 feet in diameter), if encountered, must be broken up or removed from the site. 3. Prior to the placement of concrete or reinforcing steel, all footing excavations should be inspected by the geotechnical engineer to confirm that the footings are founded in formational soils, and to observe that the footing excavations are free of loose and disturbed materials. If the soils exposed in the footing excavations are not judged suitable, footing excavations should be deepened to provide minimum embedment into the GROUP DELTA CONSULTANTS, INC I I I I I I I I I I I I I I I I I I J.C. We recommend that positive measures be taken to properly finish grade the site after structures and other improvements are completed so that drainage waters are directed away from foundations and floor slabs. Even when these measures have been taken, experience has shown that a shallow groundwater or surface-water condition can, and may, develop in areas where no such water condition existed prior to site development. This is particularly true when substantial increase in surface- water infiltration results from landscape irrigation. 5. We recommend that footings for light- to medium-weight structures, founded in formational soils, be designed for an allowable soil bearing pressure of 2,000 psf Bearing pressures may be increased by one-third for loads that include wind or seismic forces. These allowable foundation pressures are for footings having a minimum, width of 12 inches, and a minimum depth of 12 inches into the near-surface formational soils An increase of 20 percent is allowed for each additional foot of width and/or depth to a maximum value of three times the above designated value. 6. We estimate that settlements of structures, or portions of structures, founded on natural decomposed granitic soil using the recommended bearing pressures will experience negligible settlements. 7. We recommend that all general-use floor slabs be at least 4-inches thick and be reinforced with at least 6X6- 6/6 welded-wire mesh at the slab midpoint. A minimum 4- inch underlayer of coarse sand and a vapor barrier should also be employed where moisture-sensitive floor coverings are anticipated. Any retaining walls shall, as a minimum, be designed in accordance with the provisions of the current edition of Regional Standard Drawings, prepared by the San Diego Regional Standards Committee. 9. Although all currently proposed improvements have adequate setback distances, if any relocation of proposed improvements are contemplated, we recommend that minimum UBC setback requirements be adhered to 10. To provide resistance for design lateral loads, we recommend using an equivalent fluid pressure of 400 pcf for footings or shear keys poured neat against properly compacted granular fill soils or dense natural soils This value assumes a horizontal surface for the soil mass extending at least 10 feet from the face of the footing or three times the height of the surface generating passive pressure, whichever is greater. The upper 12 inches of material in areas not protected by floor slabs or pavement should not be included in design for passive resistance to lateral loads. 11. Friction may also be used to resist lateral loads. We recommend a coefficient of friction of 0.35 between soil and concrete. Passive resistance and friction may be combined without any reduction in computed resistance to lateral loads. 10 LIMITATIONS Our opinions and recommendations are based on our site observations, and our experience with similar geotechnical conditions. The conclusions and recommendations are based on the assumption that the soil and rock conditions do not deviate appreciably from those disclosed by our test trenches advanced at the site.
