Certain improvements to the landlord!s common area path of travel are required and are sometimes borne by the permittee, or the tenant and property owner work out a cost sharing agreement ( of which the City os not a part) If the path of travel is imperfect (not unusual), there is a hardship process (form attached) which limits the amount of work required to 20% of the project valuation if the project is below the threshold for complete ADA upgrade. Your project valuation is $63,714 and therefore the possible costs of any upgrades outside the tenant space is $12742.80. I would venture the improvements to the h'cap parking space ramp and sidewalk would be about that much. I would suggest approaching the landlord about cost sharing since . their ramps no longer comply W/ current State Accessibility codes and this will continue to surface at every T-I proposed. · Please let me know if I can be of further assistance. There is one more thing I have to try to overcome and that is the request by the ESGIL plan checker to re vamp the parking lot handicap access ramp. The shqpping center has the required ramps but apparently the code has changed and ESGIL wants me to update what the center already has in place. Again, a costly change for me and the access already exists. Can I also have some consideration in this matter?
