24. As per UPC, Section 1014.8, for Commercial Kitchen please provide the required grease interceptor, inst_alled
oµtdoors and provide sizing calculations using UPC, Appendix H. UPC Section 1014.8 requires a grease
interceptor sized per UPC Appendix 'H' for the restaurant. The grease trap is not acceptable. The min. size
grease interceptor is 750 gallons. THE GREASE TRAP SIZING SHOWS THAT 320 GALLON IS ADEQUATE
FOR THE FACILITY. HOWEVER; THE PLUMBING CODE REQUIRES A MIN. 750 GALLON GREASE
INTERCEPTOR. THE PLANS HAVEN'T BEEN CHANGED YET TO SHOW A
750 GALLON INTERCEPTOR.
+ Ice Cream Dip Well must drain to grease interceptor.

• Please make all corrections oh the original tracings, as requested in the
correction list. Submit three sets of plans for commercial/industrial projects
{two sets of plans for residential projects). For expeditious processing,
corrected sets can be submitted in one of two ways:
1. Deliver all corrected sets of plans and ,calculations/reports directly to the
City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA
92009, (760) 602-2700. The City will route the p·tans to EsGil Corporation and
the Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858)
560-1468. Deliver all remaining sets .of plans and calculations/reports directly
to the City of Carlsbad Building Department for routing to their Planning,
Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not
be reviewed by the City Planning, Engineering and Fire Departments until
review by EsGil Corporation is complete.

2. Provide a section view of all new interior partitions. Show:
a) Type, size and spacing of studs. Indicate gauge for metal studs.

b) Method of attaching top and bottom plates to structure. (NOTE: Top
of partition must be secured to roof or floor framing, unless
suspended ceiling has been designed for partition lateral load).
c) Wall sheathing material and details of attachment (size and spacing
of fasteners).
d) Show height of partition ano suspended ceiling, and height from
floor to roof framing or floor framing. .
3. Show.on plan that suspended ceilings shall comply with UBC Tables 25-A,
16-0 and 16-B. Th_ese code sections require lateral bracing for the
suspended ceiling grid in seismic zone 3 & 4. Provide 4-12GA lateral
brace wires splayed 45° to the horiz. and 90° to each other every 144
sq ft (12'-0" OC) and provide vertical compression struts from the
suspended grid to the structure above every 144 sq ft.
4. · Specify lever-type hardware for passage doors on floors accessible to the ·
disabled. Title 24.
5·. · Provide evidence of Health Depar:tment approval (for restaurants ), where
regulated by the local Health Department. · ·

11. Provide complete water line plans and sizing calculations, including the
water pressure, pressur(;) ·losses, water demands, and developed pipe
lengths. UPC Section 610.0 anc! Appendix 'A'.
12. The water pipe sizing calculations for hot water systems must be now
calculated at 100% of the water demand .of the fixture. The 25% reduction
of the total water demand for hot water is no longer allowed.
13. Provide gas line plans and calculations, showing pipe lengths and gas
demands. UPC Section 1217.0
14. Provide complete drain, waste and vent plans.
15. Show 1/4 inch per 12 inch slope on drain and waste lines. UPC Section
708.0
16. All water closet seats, except those within dwelling units, shall be of the
open fror:it type a.s per UPC, Section 409.2.2.
17. Show the required floor drains in the following locations, as per UPC.
Section 41:2.2:
a) Commercial kitchens. UPC. Section 412.2.2
18. Show water heater size, type and location on plans as per UPC Chapter 5.

Provide two straps. One strap at top 1/3 of the tank and one strap at

20. Show P & T valve on water heater and detail' drain line route from P & T
valve to the exterior. UPC Section 608.5
21. Potable water supply to carbonators shall be protected by either an airgap
or a ver:ited backflow preventer for carbonated beverage dispensers
installed within the carbonated beverage dispenser. The carbonated
beverage dispenser shall bear the label of an approved testing agency,
certifying and attesting that such equipment has been tested and
inspected, and meets the requirements of the approved applicable
standard. Carbonated beverage dispensers without.an approved internal
aitgap or vented backflow preventer for carbonated beverage dispensing
systems shall have the water supply protected with a vented backflow
preventer for carbonated beverage dispensers. As per UPC, Section
603.4.13
22. Detail how floor drain trap seal is to be maintained. UPC Section 1007.0
(floor drain trap primers).
23. Show the required. relief vent for grease interceptor. UPC, Section 1009.4.
24. As per UPC, Section 1. 014.8, for Commercial Kitchen please provide the
requlred grease interceptor, installed outdoors and provide sizing
calculations using UPC, Appendix H.
25. Food waste disposal unit and dishwasher shall not be connected to or
discharged into any grease trap. UPC, Section 1015.0

26. Show the size, location, and types of all heating and cooling appliances or
systems.,
27. Provide complete mechanical plans showing existing and proposed HVAC
equipment, ducts, and access to all equipment.

capable of supplying outside air at a minimum rate of 15 cubic feet per

duct at the point of penetration of the ceiling. UMC Section 508.4
f) Show required cleanouts for grease duct on hood. UMC Section

g) Show required make-up air for each kitchen hood. The exhaust
and make-up air systems shall ·be connected by an electrical

As part of State Accessibility law when tenant improvements to existing non-residential facilities are
proposed, projects must improve all path of travel items related to their store. Certain improvements to the
landlord!s common area path of travel are required and are sometimes borne by the permittee, or the
tenant and property owner work out a cost sharing agreement ( of which the City os not a part) If the path
of travel is imperfect (not unusual), there is a hardship process (form attached) which limits the amount of
work required to 20% of the project valuation if the project is below the threshold for complete ADA
upgrade. Your project valuation is $63,714 and therefore the possible costs of any upgrades outside the
tenant space is $12742.80. I would venture the improvements to the h'cap parking space ramp and
sidewalk would be about that much. I would suggest approaching the landlord about cost sharing since .
their ramps no longer comply W/ current State Accessibility codes and this will continue to surface at every
T-I proposed. ·

Thank you so much for the help in this permit matter for my new business. There is one more thing I have
to try to overcome and that is the request by the ESGIL plan checker to re vamp the parking lot handicap
access ramp. The shqpping center has the required ramps but apparently the code has changed and
ESGIL wants me to update what the center already has in place. Again, a costly change for me and the
access already exists. Can I also have some consideration in this matter? Thank you again for your help
and I look forward to seeing you as a customer for a New York hot dog.

Jim, The City is comfortable with the two restrooms proposed at Jimmy's
Red Hots being split between the customer seating area and the back of
house. I am presuming customers would be allowed access in the event
they could not wait for the front unisex restroom. Each restroom shou.ld
be a unisex facility.
