Construction Joseph K. Leonard/JKL Associates BACKGROUND Vince Cramer of DCI asked me to meet him at the site to-observe damage to exposed glulam beams at the corners of several canopies on the site. There we discussed the probable cause of the damage, the most cost effective way to repair the damage, and ways to prevent the damage from re-occurring. VISUAL OBSERVATIONS 1. The site features buildings with open-beam, tile-roofed canopies at the front. These canopies are supported by 6-3/ 4x24 glulam header beams at the front. The ends of the canopies are supported by like sized beams which return to the face of the buildings. 2. The tile roof stops short of the front comers of the canopy at each building, leaving approximately 4 feet of the header and return beams, as well as a 6x12 hip beam which rests on top of the intersection of the other beams, exposed to the elements. 3. Some of these beams show severe signs of deterioration. The beams are split and warped and the miter between the beams has started to open. The exposed ends at the miter show signs of fungal infestation. 4. The worst conditions appear to occur at each comer of the canopy at the Vons market. The condition of the beams at the Sav-On building and the credit union building do not appear to be as severe. ' ' ,,. CONCLUSIONS 1. Exposure to the elements has caused the distress observed. 2. Replacement of the distressed beams will be necessary at both ends of the Vons canopies. While some distress is visible at the remaining locations, they appear to be in much better condition and may not need replacement. 3. Since the header beams are located below the rafters, It will be possible to shore the existing roof while removing and replacing the affected header beams. Replacement of the hip beams will be much more complicated since the existing rafters frame to the sides of the hip beams. 4. Only the ends ofthe header beams at the front of the canopies are damaged. Enough undamaged length will remain of these beams to re-use as replacements for the return beams on the ends of the canopy. RECOMMENDATIONS 1. Please see the accompanying details iAj and iBj and the partial framing plan for repair of the Vons canopy. 2. The remaining areas should be observed by an expert familiar with treating and arresting decay in wood framing to determine if the repair work recommended for the Vons building is necessary elsewhere and to provide recommendations to prevent the further spread of the decay. ' 3. Sheet metal flashing or other means that protect these areas from further exposure should be provided. Care should be taken so that a ½ 11 air space is left to provide air movement around the surfaces covered.
