FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, L)niform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise atten1:1ation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department,
Fire Department or other departments. Clearance from those departments may be required
prior to the issuance of a -building permit
Code sections .cited are based on the 1997 UBC.
The followir.ig items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance witll the cited codes and regulations. Per Sec. 106.4.3,
t99T,Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
To speed up the recheck process, please note on this list (or a copy) where each
correction item has been addressed, .i.e., plan sheet number, spe~ification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

1. Please make all corrections on the original tracings, as requested in the correction list.
Submit three sets of plans for commercial/industrial projects (two sets of plans
for residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 2075-Las Palmas Drive, Carlsbad, CA 92009, (760)
438-1161. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858), 560-1468. Deliver
all remaining sets of plans and calculations/reports directly to the City of Carlsbad
Building Department for routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
2. Please have the person responsible for the preparation of the Mechanical plans sign
each sheet of the plans.

3. Please revise the occupancy classification to show B occupancy for the use and
occupant load factor used.
4. Please revise the statement on the Title Sheet of the plans that this project shall
comply with Title 24 and the 1997 UBC, UMC and UPC and 1996 NEC.
5. Please note the following on the plans: The aggregate quantity of any hazardous
materials "in use" and "in storage" shall not exceed the quantity listed in
Tables 3-D and 3-E for "storage". Footnotes 2 and 3, Tables 3-D and 3-E.
6. Please clearly show the exterior building line on the plan. Is the area of the existing
patio open to the sky? Please identify what appears to be an existing fence around
the patio area.
7. Please show the use of the proposed areas to be fenced/screened.
8. Please show the height of the wood screen wall. Provide design and calculations
from the Architect or Engineer for all fencing over 6'-0" in height. Show all details
and findings from the calculations on the plans.
9. Provide design and calculations for the new opening in the masonry wall as shown
in detail 7/A6.0. Provide the lateral calculations for the new opening in a wall with a
lot of existing openings, If special inspection is required for any welding or anchors,
please have the Architect or Engineer complete and sign the accompanying Special
Inspection Program document.·

10. Please show the siz·e, spacing and gauge of the ceiling joists that support the
gypsum wallboard shown on the plans.
11. Please include in the plans the details from the Engineer for the support of the roof
top mounted HVAC equipment.
12. Note on the plan detail 7/A2.1 that the suspended ceilings shall comply with UBC
Tables 25-A, 16-0 and 16"'8.
13. The occupant load for the tenant improvement requires two exits. Please show the
location of the exits as per the UBC requirements as follows:
a) Exits should have a minimum separation of one-half the maximum overall
diagonal dimension of the building or area served. Section 1004.2.4.
b) The maximum number of required exits and their required separation
must be maintained until egress is provided from the structure. Section
1004.2.3.1.
c) One exit must exit directly to the outside or exit corridor. The court yard is
considered an intervening room and not a direct exit to the outside.

d) Rooms with more than 10 occupants may have one exit through one
adjoining room. Revise exits to comply. Section 1004.2.2.
e) Exits shall not pass through kitchens, store rooms, or spaces used for
similar purposes. Section 1004.2.2.
14. Please show on the ramp detail the required wheel guide on the open side of the
ramp and show the change in el~vation from top to bottom of the ramp on the plans
to verify the slope of the ramp forthe length and height to be shown.
15. Please show the receptacles in the restrooms and at the roof mounted equipment to
be GFCI protected.

PURPOSE: PROVIDE INSTALLATION STANDARDS FOR ALL ROOF MOUNTED EQUIPMENT AND
PENETRATIONS ON COMMERCIAL AND INDUSTRIAL BUILDINGS.
INTENT:
PO~ICY:
A. Maintain roof integrity.
B. Prevent hazardous condition to firemen who must fight fire on the roof.
C. Provide an installation that is aesthetically sensitive to the building and the
adjoining properties.
1. All equipment shall be concealed from view and the des-ign * shall meet the
approval of the Planning Department.
2. All equipment shall be specifically designed and approved for exterior use and
shall be approved by the City of Carlsbad Building Department.
3. All robf mounted ·equipment shall be on a platform which shall be an integral
p-art of the roof--flashed and waterproofed. When a screen is approved, it shall
have as few roof connections as possible and be structurally adequate.
4. All electrical, plumbing, mechanical duct work and related piping shall be inside
the building and not on the roof. All co(Hiections related to equipment shall be
made-in the, same roof opening on the platform or have the prior approval from
the building official.
5. -Sewer vents shall be brought to one main vent below the roof and have one
penetration where restrooms or other plumbing fixtures are back to back or in
the general proximity. ._I

6. Existing buildings and equipment, remodel or replacem~nt, shall meet the above ·

appurtenances shall be removed from .roof and unused openings properly sealed

Fahrenheit, or within HVAC eqllipment, shall be insulat~ in accordance with
Standards Section 123.
[Kl § 124 Air handling duct systems shall be installed and insulated in compliance with
Sections 601, 603 and 604 or the Uniform Mechanical Code.
Controls
§ 122(e) Each space conditioning system shall be instaliecf with one of the following:
[x] t 122(e)1A Each space conditioning system serving building types such as offic~and
manufacturing facilities (and all others not explicitly exempt fn;>m the requirements
of Section 112 (d)) shall be installed with an automatic time switch with an
accessible manual override that allows operation of the system during off-hours for
upto 4 hours. The time switch shall be capable of programming different ,
schedules for weekdays and weekends; incorporate an.automatic holiday "shut-
.off' feature that turns off ail loads for at least 24 hours, then resumes the normally
scheduled operation; and has program backup capabiltties that prevent the loss of
the device's program and time setting for at least 10 hours if pow'r is interrupted;
or

cooling to be setback or shut off independently of other isolation areas; and shall
be controlled by a time control devicecas described above.
[x] § 122(a&b) Each space conditioning system shalf be controlled by an individual thermostat
that responds to temperature within the zone. Where.used to control heating,. the
control shall be adjustable down to 55 degrees F or lower. For cooling, the control
shall be adjustable up to 85 degrees F or higher. Where used for both heating and
cooling, the control shall be capable of providing a. deadband of at least 5 degrees
F within which the supply ofheating and cooling is shut off or reduced·,to a
minimum.
IX] § 122(c) Thermostats shall have numeric setpoints in degrees FahrenheiHF} and adjustable
setpoint stops accessible only to authorized personnel.
[Z] § 112(b) Heat pumps shall be installed with controls,to prevent electric. resistance
supplementary heater operation when the heating load can be met by the heat
pump alone. -
