Where new 2x IO joist can not be installed as a full length joist with bearing on top plates, then the
new joist may be installed without bearing on top plates provided that '/4" dia. lag screw spacing is
reduced from 12" oc to 6" oc. Lag screws should have staggered spacing and full penetration.

Pursuant to your request, I investigated concerns with the structural framing at the above referenced
property. Specifically, there was a concern that the floor joists above the kitchen area had been
structurally compromised due to notching.
A site visit was made to the property on I 0-27-08 to observe the condition.
The ceiling of the kitchen was constructed of 2x IO joists at 16" oc, which supported the 2"'1 floor
living area above. Three consecutive floor joists had been notched at the bottom edge along the
middle of the span. The effective joist depth of each notched member ranged from 4 -5.5''. The
joists were spanning approximately 8.5 feet.
By analysis, the altered joists are not overstressed in bending, but are at approximately I 00% of thei,
allowable bending stress based on code allowable design stresses. However, flexural member (beams
and joists) shall not be notched along the bottom edge within the middle 1/3 span. Such notching is a
code violation.
Notching in this manner creates a stress riser at the point of the notch that concentrates stresses and
may cause the flexural member to split even when stresses are within allowable design limits. Failure
due to splitting could result particularly when considering impact and seismic loading.
Consequently, the structural integrity of the floor framing has been compromised where the joists
have been notched. Structural repair is needed to protect against possible splitting and failure.
An appropriate repair is specified below.
Repair
I. Install one new 2x IO joist abutting each existing notched joist for the fol I length of the
existing joist.

2. Fasten each new joist to the existingjoist with¼" dia. lag screws, at 12" oc, staggered
spacing, full penetration.
3. New joists shall be DFL No. 2 Grade or better.
4. Lag screws shall be predrilled with 50% -60% of the shank diameter. Cut washers shall be
used so that screw heads do not bear on wood.
5. Construction and workmanship shall conform to the standards and practice of the industry and
the requirements of the latest edition of the Uniform Building Code (UBC).

Pursuant to your request, I investigated concerns with the structural framing at the above relercnccd
property. Specifically, there were concerns that the wood studs along the party wall in the kitchen
had been structurally wmpromised by the installation of a plumbing waste line.
I made a site visit to the property l)!l 9-i7-0S to nbs:;rve the cc,ndiLion.
The residence ,vas a two-story condominium unit with the ki1cLcn un th~ Virsf level. 2x•~ wood ·,u1cls
were observed at the east side party wall behind the kitchen cabinets. ll,c wood studs had been
excessively notched, or completely severed at some studs, where a 3 inch diameter plumbing \\·astc
line was installed. This occurred for a length of approximately 6 feet along the wall. The party wall
was a load bearing wall supporting 2'"1 floor and roof loads.
The structural integrity of the wall has been compromised where the studs were notched or scverc:d.
Structural repair is needed to ensure stability of the wall framing.
A repair recommendation has been specified in the attachment.
