INTRODUCTION FOUNDATION INVESTIGATION FOR CARLSBAD SHOPPING CENTER CARLSBAD, CALIFORNIA . . In this report we p·resent the results of our foundation investigation for the proposed Carlsbad Shopping Center to be located on the east side of El Camino Real between Hoyma~ Drive and Marron Road in Carlsbad, California~ The purpo~e of this investigaHon was to evaluate the foundation materials and to provide recommendations concerning the soil, foundation, and geological engineerir:ig aspects of the project. · · As presently planned and as shown on the Site Plan, Figure l, the ·proposed shopping center . will consist of a hardware, market, drugstore, bank and seven other commercial and shdp buildings •. The larger buildings will probably be one and two-story, masonry block and/or concrete tilt-up structures with slab-on-grade floors. Loads will be typical for this type of relatively light construction and will probably not exceed about 3.5 kips per lineal foot for perimeter walls and 60 kips for interior columns. Loading docks will be provided at the rear · of the market ~nd drugstore. Paved parking will be provided for-825 cars. Site earthwork will consist of cuts up to about 50 feet high in the eastern portion of the s_ite and fills up to about 10 feet deep in the western portion. Elevations referred to in this report are based upon those shown on the grading study prepared by Rick Engineering Company, dated December T2, 1973. SCOPE The scope of work performed in this investigation included a site. reconnai-ssance, subsurface exploration, laboratory testing; engineering anafyses·of the field and laboratory data and the· preparation of this report. The data obtained and the analyses performed were for the purpose of°providing design and construction criteria. for site earthwork, building foundations, slab-on- grade floors, retaining walls, and on-site pavements. · SITE INVESTIGATION A subsurface investigation was performed at the ·site on April 12, 1974 using a truck-mounted, continuous flight aug.er to investigate and sarnple the subsurface soils. Twelve exploratory borings were drilled at the approximate locations shown on the site plan to a maximum depth of 30 feet. Logs of the borings and details regarding the site investigation ore included in Appendix A. Details regarding the laboratory ·testing are presented in Appendix B. A. Surface· The site is irregular· in shape with a plan area of approximately 15 acres. The western portion of the site is rel.atively flat and low-lying wHh ground surface elevations ranging from about lown!y•Hnldveer llni:rtlah!J I ,· S 121-1, Poge 2 . . - Elev. 25 to Elev. 40 feet. The ground surface in the eastern portion of the proposed develop- ment rises steeply to abovt Elev. 100. A knob of high ground measuring approximately 350 feet long, 100 feet wide and 40 feet high is located at the south end of the site adjacent to · Marron Road. Although the shape and topography of the knob suggests the possibility of it. being· a stockpile of fill, based on our detailed examination of an old topography may and . cut-slopes on both sides of Marron Road,· it is our opinion that the knob is port of a hill- that was portialfy removed by the excavation for Marron Road. An inoperative well was· noted at the southwest corner of the site at the approximate location indi coted on the site pfon .. The site· is presently vacant and surface vegetation consists of a moderate to heavy growth of grass and weeds. · B. Subsurface The soils encountered in the exploratory borings consisted predominantly of interbedded layers of medium dense to dense sands,· silty sands and clayey sands, and stiff to. very stiff sandy and . silty cloys to the maximum depth explored of 30 feet. Loose sands were, however, ·encountered to a depth of 2 feet in Boring 8 and firm· sandy cloy/clayey sand was encountered between· depths of 2 and 6·feet ·in Boring 11 .. Well compacted fill was e·ncountered· in Boring·9 too depth o'f 7 feet and was probably placed in connection with the earthwork operations for the existing service station at the corner of Marron Road and El Camino Real. The sandy days and clayey sands have a low to moderate potential for expansion ·and on the basis of o labora- tory R(resistance)-value test, they exhibit poor subgrade characteristics with regard to pave- ment design. The sil.ty clays encountered in Boring 3 between a depth of 3 and·8 feet have a. moderate to high potential for expansion. The attached boring logs and related information depict subsurface conditions only o-t the specific locations shown on the site pion and on the particular date designated on the logs. Subsurface conditions at other locations may differ from conditio.ns occurring at these boring locations. Also, the passage of time may result in changes in the subsurface conditions due to en~ironmental changes. · C. Groundwater Free groundwater was encountered in Borings 1, 8, 10, and 11 at depths.ranging from 5.5 to 9 feet (approxim~tely Elev. 20.5 to Elev. 25). Slotted plastic piezometer pipes were instofled in Borings l and 10 to allow additional water level readings. The depths to groundwater and times of measurement ·are recorded on the boring logs. It must be noted that fluctuations in the groundwater level may occur due to variations in rainfall and other possible factors. D. . Scismidty Based on ava:ilable pvblished information there are no faults known to exist at the site and the nearest known major active faults are the Elsinore and San Jacinto Fault Zones, located approximately 24 and 46 miles northeast of the site, respectively. Although research on earthquake prediction has greatly increased in recent years, seismofogists hove not yet reached the point where they can predict when and where an earthquake wi.11 occur. lownev·!:lahl11~,,. S121-1, Page 3 Nevertheless, on the basis of current technology, it is reasonable to assume that the proposed development will be subjected to at feast one moderate earthquake during its design life. During such ·an earthquake, the danger from fault offset through the site is remote, but strong ground-shaking is. likely to occur. . CONCLUSIONS AND RECOMMENDATIONS From a soil and foundation engineering standpoint, the site is suitable for the proposed develop- ment provided the conclusions and recommendations presented in this report are incorporated into the design and construction-of the project. ·The opinions; .conclusions and recommendations presented in this report are contingent upon lowney/Kaldveer Associates being retai-ned to 1) review the final plans and specifications, and 2) observ~ site earth..york and the installarion of foundations. · · The primary features of concern at the site are 1) the presence of potentially expansive silty clays, sandy clays, and clayey sands, and 2) the poor subgrade quality of these same soils with regard to pavement design. Where these materials are· exposed at or ·near· the finish sub- grade level of building pads, the proposed building floors,could be subject to damage. due to heave of the expansive· soi-ls.· Therefore, on those building pods where ·such a condition exhts, H will be necessary to overexcavate the potentiaMy expansive soil~ and replace them with o · layer of non-expansive fi 11. Because of the poor subgrade quality of the above described soils, heavy pavement sections ·will be required where th_ese·soils are exposed ·at the finish subgrade surface. We anticipate that much of the material from the higher cut areas will be san·ds of substantially better sub- grade quality. Since most of the pavements will be in fill areas, the earthwork operations should . be carried out so as to provide the better quality sandy soils at the finish subgrade surface in fill areas. A detailed evaluation of the pavement design requirements should therefore. be made .upon completion of the earthwork operatio~s. · Also considered in our analyses was the presence of the loose silty sands in the vicinity of Boring 8 and the firm sandy_ clays/clayey sands encountered between depths of 2 and 6 ·feet in Boring 11. These materials will undergo settlement due to the Wetght of the proposed fill and building loads. Total settlements are estimated to be on the order of 2.5 inches in the vicinity· of Boring 11 and 1 inch in the vicinity of Boring 8. Because of the high sand content of these materials, however, mos·t of this settlement will occur rapidly and should be essenHafly complete by the end of building construction. Post-construction settlements of the buildings, therefore, are expected to be within tol.erable limits. Groundwater is not expected to be a l'l}ajor problem with respect to the proposed development. The highest groundwater level was found to be well below the proposed finished site grades and is not expected to rise significantly provided that adequate ~ontrol of _surface water run- off is ma.intained. Compaction All structural fill should be compacted to a minimum degree of compaction of 90 percen·t based upon ASTM Test Designation D1557-70. FiP material should be spread and compacted in lifts not exceeding 8 inches in uncompacted thickness. We estimate that the on-site materiafs will be subject to a Oto 5 percent shrinkage due to compaction. 7. · -Slopes Proposed cut slopes up to 60 feef high should be constructed to an inclination no steeper than 1-3/4 horizontal to 1 vertical. Fill slopes up_ to 15 feet high may be constructed to en iodina- tion no steeper than 1-1/2 to 1 • · It is essential that our representative inspect the materials exposed in the ·proposed cuts during the excavation work to check for any signs of potentiaUy unstable areas and to verify that the materials encountered throughout the excavations correspond to _those anticipated from our exp !oratory borings. Fill slopes should be constructed so as to assure that the minimum required degree of compaction .is obtained· out to· the finished slope surface. This may be accomplished by 11backrolling11 the slopes with sheepsfoot rollers or other suitable equipment in 3 to 5 foot vertical incremen.ts cs rhe fill is raised. · The project plans -~nd specifications should contain all necessary design feastures and construc- tion rqquircmcnts to prevent erosion of the on-site soils both during and after construction. 8. Trench Backfill Pipeline trenches s~ou!d be backfilled with compacted structura( fi II. Trench excavations extending below approximately Elev. 20 may encounter free ground.waterwhich. would necessitate de:watering of the,. trenches during the pipelin·e installation and subsequent backfilling operations.· 9. Drainage Positive surface gradients should be provided adiacent to buildings so as-to direct surface water away from foundations ·and slabs toward ·suitable discharge facilities. Construction Observation Variations in subsurface conditions are possible and may be encountered during construction • . B. 1. FOUN.DA TIO-NS Footings/ We rc~ommcnd that the proposed buildings be supported on conventional, individual spread and/or continuous perimeter footings qcaring in undisturbed natural soil and/or compacted fill~ Footings should be founded at least 16 inches below rough pad grade or 20 inches below lowest adjacent finished grade, whichever is deeper. These d~pths take into account the expansion potential of soils that are likely to be exposed at the footing bearing level in spine buildings. Footings located adjacent to utility trenches should have their bearing surfaces below an imag- inary 1-1/2. horizontal to 1 vertical plane projected upward from the edge of the trench bottom. At the above. depths footings may be designed for allowable bearing pressures of 3,000 pounds· per square foot for dead loads and 4,000 pounds per square foot for combined dead and live loads with a one-third increase for al) loads, including wind or seismic. The footings should, however, have a minimum width of 12 inches. Retaining Walls/ Retaining_ walls for truck loading docks must be designed to resist lateral earth pressures and any_ additionol_!ateral loads_ caused __ by surcharg~ loads.o.n the adjoining sl\:fb surface •. We. recommend that walls be designed for an equivalent fluid pressure of 35 pounds per cubic foot pfus· on additional lateral uniform pressure of 8H pounds per square foot where H = the height · of backfill above the top of the wall footing in feet. Wherever wa-Jls will be subjecred to sur- <;:harge loads, they ~hould be designed for an additional uniform lateral pressure equal to one- half the anticipated surcharge pressure. The .preceding de$ign pressures assume that retaining walls are restrained from ·movement at the top and that ·there is sufficient drainage behind the walls to prevent the buildup of hydrostatic pressures from surface water infiltration. Adequate drainage may be provided by means of weep holes with permeable material installed behind walls or by means of a system of su~drains. Backfi II placed behind the waIIs should be compacted to a minimum degree of compaction of 90 percent using light compaction equipment. If heavy equipment is used, the walls should be appropriately temporarily braced. Selection of the design traffic parameters, however, was based on engineering judgement and not on on eqoivalent wheel load analysis developed from a traffic study or furnished us. Aspnaftic concrete, aggregate bases and preparation of the subgrade shouf d conform to and be placed in accordance with the Ca-lifornia Division of Highways, Standard Specifications, Januory, 1973 edition, except that the test method for comp?ction· should be determined by ASHA D1557-70. it is our understandfog that there may be a local sour.ce of decomposed granite which approaches the quality of Clms 2 aggregate base qt substantially lower cost. When rryore .detailed pavement design studies are undertaken upon completion of the rough site grading work, we will ·at that. tirr.e check into rhe dGcomposed granite alternative for the base materiafs. ·. 2.. Concrete Pavements for Truck loading Areas We recommend that concrete vehicular slabs for truck loading areas have a minimu~ thickness of 7 inches and be reinforced with 6x6-6/6 wire mesh. The slobs may be consfructed directly on the natural on-site soils provided the subgrade is scarified and recompacted to a minimum dcgrc0 of compaction of 95 perGent. An ctllowaole passive resistance equal to an equivalent fluid weighing 300 pounds per cubic foot may be used in design provided the footings are poured neat against undisturbed soil. · c. 1. PAVEMENTS t=lexible Pavements A bulk sample of the sandy cloy/clayey sand surface soils at the site was obtained and an 11R11 (resistance)-vaf ue tesq:,e·rformed to yield data for pavement design. The results of the test · indicate an "R" value of 5 to be representative of these -soils. For the R-vafue of 5 ·we developed the pavement section alternatives contained in Tobie 1 below using Procedure 301-F. of the State of California Department of Public Works, Division of Highways. We have included pavement designs for pavement_ lives of ] ~o 5 years, 6 to lO years and 11 .tq 20 years. As indicated by the table, the poor subgrade quality of the sandy day/clayey sand soils will necessitate. heavy pavement sections where these soils are exposed at the finish subgrade •. Based on the resuf ts of ou·r field investigation, we anticipate that much of the material_ from the higher cut areos in the eastern portion of the .site will be sands of substant.ially better subgrade quality. Since most of the pavements will be in fill areas, we recommend that the earthwork operations be carried out.so as to assure that the pavement areas are capped with at least 12 inches of the better quality sandy soils from the.required cut area. Due·to anticipated variations in the c,1Jality of the materials from the cut area a detailed analysis (including_ additional R-value tes~s) of fhc sorfs actually comprising the pavement subgrade across the site should be made upon com-- p!ol·:on of the earth~10rk operations. In establishing the rough site grades in pavement ·areas, consideration· should .be given to the fact that the final pavement thicknesses could vary within a relatively large range. In addition, bids for the pavement construction woi:k shout d not be f-aken until the actual required pavement thfoknesses ore established upon completion of the rovgh site grading work. Twelve explora- tory borings were driUed at the _site on April 12; 1974 to a maximum depth of 30 feet at the approximate locations shown on the Site Plan, Figure l. The soils in the borings were con- tinuously logged in the field by our engineer and described in occorqance with the Unified Soil Classifica-tion System (ASTM D2487). The logs of the borings as well as a key for soil classification are included as part of this appendix. The ·approximatE;! ground su_rface eleva- tions noted on the 69ring logs were taken from a grading study prepared by Rick Engineering Company, dated December 12, 1973. · Representative jar and rel·atively undisturbed samples were obtained from the exploratory borings at selected depths appropriate to the investigation. All-samples were returned to our laboratory for evaluation and appropriate testing. Standard penetration resistance blow·· counts were obtained in the borings by dropping a 140-pound hammer through a 30-inch free foll. A 2-inch O .D. split spoon sampler was driven to·a maximum depth_ of 18 inches and the number of blows recorded for each 6.:..inch penetration interval. The blows per foot recorded on the boring log represent the accumulated number of blows that were required to drive the last 12 inches. Where high ~esi_stances were encountered, the sampler was driven to the lesser interval indicated on the boring logs. Relatively undisturbed samples were obtained by driving a 2.5-inch I.D. sampler 12 inches into the soil using the 140-: pound hammer. One Atterberg Limits test and four No.200 Sieve tests were performed on selected samples of the more clayey subsurface materials to determine the range of _water content over which these -materials e~hibit· plcisticity" and· to classify :the' ·soil-acco'tdirig· fo the 'Unified Soif Classification· . System. The results of the tests ore presented on Figure B-1 and are also recorded on the · ·boring logs at the appropriate sampf.e depths. A compaction curve was performed on a representative bulk sompf e of the on-site surface soils. The results of this test are presented on Figure B-2. Three swell tests were performed on selected und'isturbed samples of the subsurface materials in order. to determine. their expansion potential. The results of these tests are presented in Table B-1 ~ Two dry density tests were performed on selected samples of the subsurface soils to obtain addi- tional data for analysis. The results of these tests are presented in Table B-2. An R-value tesf for use in pavement design was per.formed on a bulk sample of the on-site surface soils.
