Domestic (potable) Use Ensure that the meter proposed by the owner/developer is not oversized. Oversized meters are inaccurate during low-flow conditions. If it is oversized, for >f A U-, , t the life of the meter, the City will not accurately bill the owner for the water used.<£>cri&fa2^• All single family dwelling units receive "standard" 1" service with 5/8" meter. • All residential units that need to be fire sprinkled receive a 1" meter. See Carlsbad Municipal Code Section 17.04.230 for Automatic fire extinguishing systems criteria. • If owner/developer proposes a size other than the "standard", then owner/developer must provide potable water demand calculations, which include total fixture counts and maximum water demand in gallons per minute (gpm). Once the gpm is provided, check against the "meter sizing schedule" to verify the anticipated meter size for the unit. • Maximum service and meter size is a 2" service with a 2" meter. NOTE: Upon declaration of Drought Response Level 3 condition, no new potable water service shall be provided and no new temporary meters or permanent meters shall be provided. See Ordinance 44 for more information. 12b. Irrigation Use (where recycled water is not available) All irrigation meters must be sized via irrigation calculations (in gpm) prior to approval. The developer must provide these calculations. Please follow these guidelines: • If the project is a newer development (newer than 1998), check the recent improvement plans and observe if the new irrigation service is reflected on the improvement sheets. If so, at the water meter station, the demand in gpm may be listed there. Irrigation services are listed with a circled "I", and potable water is typically a circled "W". The irrigation service should look like: STA1 +00 Install 2" service and 1.5: meter (estimated 100 gpm) BUILDING PLANCHECK CHECKLIST 3R° WATER METER REVIEW continued n 12b. Irrigation Use (continued) Once you have received a good example of irrigation calculations, keep a set for your reference. In general the calculations will include: Hydraulic grade line Elevation at point of connection (POC) Pressure at POC in pounds per square inch (PSI) Worse case zone (largest, farthest away from valve Total Sprinkler heads listed (with gpm use per head) Include a 10% residual pressure at point of connection In general, all major sloped areas of a subdivision/project are to be irrigated via separate irrigation meters (unless the project is only SFD with no HOA). As long as the project is located within the City recycled water service boundary, the City is in the process of switching these irrigation services/meters to a new recycled water line D D 12c. Irrigation Use (where recycled water is available) Recycled water meters are sized the same as the irrigation meter above. • If a project fronts a street with recycled water, then they should be connecting to this line to irrigate slopes within the development. For subdivisions, this should have been identified, and implemented on the improvement plans. Installing recycled water meters is a benefit for the applicant since they are exempt from paying the San Diego County Water Capacity fees. However, if they front a street which the recycled water is there, but is not live (sometimes they are charged with potable water until recycled water is available), then the applicant must pay the San Diego Water Capacity Charge. If within three years, the recycled water line is charged with recycled water by CMWD, then the applicant can apply for a refund to the San Diego County Water Authority (SDCWA) for a refund. However, the City of Carlsbad cannot guarantee the refund. The applicant must deal with the SDCWA for this. 13. Initially this questionnaire must be completed by the applicant in advance of submitting for a development application (subdivision, discretionary permits and/or construction permits). The results of the questionnaire determine the level of storm water standards that must be applied to a proposed development or redevelopment project. Depending on the outcome, your project will either be subject to 'Standard Stormwater Requirements' or be subject additional criteria called 'Priority Development Project Requirements'. Many aspects of project site design are dependent upon the storm water standards applied to a project. Applicant responses to the questionnaire represent an initial assessment of the proposed project conditions and impacts. City staff has responsibility for making the finai assessment after submission of the development application. If staff determines that the questionnaire was incorrectly filled out and is subject to more stringent storm water standards than initially assessed by the applicant, this will result in the return of the development application as incomplete. In this case, please make the changes to the questionnaire and resubmit to the City. If applicants are unsure about the meaning of a question or need help in determining how to respond to one or more of the questions, they are advised to seek assistance from Land Development Engineering staff. A separate completed and signed questionnaire must be submitted for each new development application submission. Only one completed and signed questionnaire is required when multiple development applications for the same project are submitted concurrently. In addition to this questionnaire, applicants for construction permits must also complete, sign and submit a Project Threat Assessment Form to address construction aspects of the project. Please answer the questions below, follow the instructions and sign the form at the end. 1. Is your project a significant redevelopment? yUtf DEFINITION: Significant redevelopment is defined as the creation, addition or replacement of at least 5,000 square feet of impervious surface on an already existing developed site. Significant redevelopment includes, but is not limited to: the expansion of a building footprint; addition to or replacement of a structure; structural development including an increase in gross floor area and/or exterior construction remodeling; replacement of an impervious surface that is not part of a routine maintenance activity; and land disturbing activities related with structural or impervious surfaces. Replacement of impervious surfaces includes any activity that is not part of a routine maintenance activity where impervious material(s) are removed, exposing underlying soil during construction. If your project IS considered significant redevelopment, then please skip Section 1 and proceed with Section 2. If your project IS NOT considered significant redevelopment, then please proceed to Section 1. It is designed with a matching indoor coil compo- nent from Johnson Controls Unitary Products. Available for typical applications this climate system is supported wW* acces- sories and documents to serve spedfic functions. FEATURES • Quality Condenser Colts -The coil is constructed of copper tubing and enhanced aluminum fins .for increased efficiency and corrosion protection. • Protected Compressor - The compressor is internally1 pro- tected against high pressure, temperature, and externally by a factory installed high pressure switch. This is accomplished by the simultaneous operation of high pressure- relief valve and a temperature sensor which protects the compressor if undesirable operating conditions oeeur< A liquid line filter- drier further protects the compressor. • Durable Finish - The cabinet is made of pre-painted steeL Trie pre-treated galvanized steel provides a better paint to steel bond, which resists corrosion and rust creep. Special primer formulas and matted-textured finish insure less fading when exposed to sunlight. • Lower Installed Cost • Installation time and costs are reduced by easy power and control wiring connections* Available in sweat connect models only. The unit contains enough refrigerant for matching indoor coils arid 15 feet of Interconnecting piping. The small base dimension means less space is required on the ground,or roof. • Top Discharge • The warm air from the top mounted fan is blown up away from the structure and any landscaping. This allows compact location On multi-unit applications.; • Low Operating Sound Level • The upward air flow carries the normal operating rioise away from the living; area. The rigid top panel effectively isolates any motor sound. Isolator mounted compressor and the rippled fins of the condenser coil muffle the normal fart motor arid compressor operating sounds. • Low Maintenance - Long life permanently lubricated motor- bearings need no annual servicing. • Easy Service Access - Fully exposed refrigeraht connec- tions; and a single panel covering the electrical controls make for easy servicing of the unit. • Secured Service Valves - Secured re-usable service valves are provided on both the liquid and vapor sweat connections for ease Of evacuating and charging. • U.Lr and C.U.L. Listed - approved for outdoor application. • Agency Listed - U.L. and C.U1. listed r approved for out- door application. The unit is certified in accordance with the Unitary Small Equipment certification program, which is based on ARI Standard 210/240. WARRANTY Standard IvVear limited; parts warranty.
