ESGIL CORPORATION MINIMUM CONSTRUCTION SPECIFICATIONS These are minimum specifications established by the Uniform Building Code and shall not supersede any more restrictive specifications sh~wn on the approved plans. A. FOUNDATION AND UNDERFLOOR 1. Concrete for footings shall have a minimum compressive strength of 2000 psi at 28 days and shall be composed of 1 part cement, 3 parts sand, 4 parts, of 1" maximum size rock, and not more than 7½ gallons of water per sack of cement. (Table No. 26-A.) 2. Wood and Earth Separation. Foundations supporting wood shall extend at least 6" above the ad· jacent finish grade. (Sec. 2907{a) .) Provide 18" clearance under wood joists and 12" clearance under wood girders. (Sec. 2517(c)2.) 3. Concrete Slabs. Slabs on grade shall be at least 3½" thick. (Sec. 2623.) 4. Treated Wood. All foundation plates or si I ls and sleepers on a concrete slab, which is in direct contact with earth, and sills which rest on concrete or masonry foundations, and wood joists closer than 18", or wood girders or supports closer than 12" to the ground shall be pressure treated wood or foundation grade redwood. 5 Anchor Bolts and Footing Sills. All footing sills shall have full bearing on the footing wall or slab and shall be bolted to the foundation with ;I," x 1 O" bolts embedded at least 7" into the concrete or reinforced masonry or 15" into unreinforced grouted masonry, Bolts shall be spaced not to exceed 6' on center with bolts not over 12" from cut end of sills. (Sec. 2907(e).) 6. Underfloor. Vents. Underfloor areas shall be ventilated by openings in foundation walls. Wall openings shall have a net area of not less than 1½ sq. ft. for each 25 linear feet of exterior wall. Openings shall be arranged to provide cross ventilation and shall be covered with corrosion-resistant wire mesh of not less than¼" nor more than½" in any dimension. (Sec. 2517(c)6.) 7 Underfloor Access. Underfloor areas shall be provided with a crawl hole not less than 18" x 24" (Sec. 2517(c)2.) B. WOOD FRAMING 1. Lumber. All Joists, ratters, beams, and posts 2" to 4" thick shall be No. 2 Grade Douglas Fir- Larch or better. All posts and beams 5" and thicker shall be No. 1 Gralie Douglas Fir-Larch or better. (See item B 14 for lumber grading requirements for studs.) 2. Wall Bracing Every exterior wood stud wall and main cross partition shall be braced at each end and at least every 25 feet of length with 1 x 4 diagonal let-in braces or equivalent. {Sec. 251 B(g)S.1 3. Cross Bridging. Floor joists and rafters more than 12" in depth and spanning more than 8 feet shall be supoorted laterally by bridging at intervals n~ec. 2506(g) .) 4. Provide blocking at ends and at supports of floor joists, and for rafters at exterior wal Is. 5. Pro,,ide blocking at ends and supports of rafters more than 8" in depth 6 Provide solid blocking at ridge line and at exterior walls on trussed roofs. 7. Oouoie Joists. Floor joists shall be doubled under bearing partitions running parallel with the joists (Sec 2518(d)5.) 3 Rafter Purlin braces to be not less than 45° to the horizontal (Sec 2518( h) 5 ) 9. Rafter Ties. Ratter ties shall be spaced not more than 4 feet on center where rafters and ceiling joists are not parallel. (Sec. 2518(h)4.) 10. Provide ½" minimum clearance between top plate of interior partitions and bottom chord of trusses. 11. Provide double top plate with minimum 48" lap splice. (Sec. 2518(g)4.) 12. Nailing will be in compliance with Table 25-P. 13. Fire blocking shall be provided for walls over 10'-0" in height. (Sec. 2517(t)), also for horizontal shafts 10'-0" o.c., and for any concealed draft opening. 14. Studs. In one-or two-story buildings, studs for exterior walls and interior bearing walls shall be not less than 2 x 4 at 16" o.c. Studs for interior non bearing partitions may be 2 x 3 at 16 o.c. Studs 2" -4" thick and 2" -4" wide and not more than 8 feet long shall be "stud grade" Douglas Fir-Larch or better when supporting not more than one floor and a roof. {Sec. 2518(gl.) 15. An A.I .T.C. Certificate ot Conformance for glued laminated wood members shall be given to !he Building Inspector prior to erection. . , C. GENERAL MATERIAL SPECIFICATIONS 1. Mortar Mix. Mortar to be used for construction of masonry walls, foundation walls, retaining walls shall consist of 1 part portland cement, 3½ parts sand and¼ to½ part hydrated lime or lime putty. Mortar mix with plastic cement shall be 1 part plastic cement to 3 parts sand. 2. Grout Mix. The mix for the grout shall be 1 part portland cement, 2-3 parts sand, 1/10 part hy- dra~ed lime of lime putty, and 2 parts gravel. Grout shall attain a minimum compressive strength of 2000 psi at 28 days. 3. Masonry The masonry units shall comply with ASTM Spec. C90-70, Grade N, for hollow unit concrete blocks. 4. Reinforcing Steel. The reinforcing steel used in construction of reinforced masonry or concrete structures shall be deformed and comply with ASTM Spec. A615-68, Grade 40. 5. Structural Steel. Steel used as structural shapes such as wide flange sections, channels, plates. angles shall comply with ASTM Spec. A-36. Pipe columns shall comply with ASTM Spec. A-53. D. ROOFING AND WEATHERPROOFING 1. Wood Siding. All wood siding shall be placed over an approved, weatherproofing barrier. (Sec. 1707{a).) 2. Flashing Around Openings. Every opening in any exterior wall shall be flashed with sheet metal or waterproof building paper. (Sec. 1707(b) .) 3. Roof Covering. Wood shingle, split shake and composition shingle roofs shall not be installed on a roof having a pitch of less than 4 inches to 12 inches. Tile roofs shall not be installed on a roof having a pitch of less than 3 inches to 12 inches. Mineral surfaced, built-up roofing sh al I not be installed on a roof having a pitch of more than 3 inches to 12 lnches. (Sec. 3203(d) and Table 32-B.) 4. Weep Screed. A weep screed shall be provided for all exterior stud walls finished on the exterior with stucco at the foundation plate line, (Sec. 4706(e).) E. GENERAL 1. Attic Access. Attic areas shall be accessible by an opening not less than 22" x 30". With a furnace in the attic, the opening shall not be less than 30" x 30''. JSec. 3205(a).) 2. Shower Enclosures. Shower walls must be finished to a height of 6 feet with a smooth. hard, non- absorbent surface. (Sec. 1711 (d).) 3. Electric Meter Enclosure. Contact San Diego Gas & Electric Company, Customer Extension Plan- ning Department, for meter location. All wiring must comply with the National Electrical Code ( 1975 Ed it ion). It has been determined 1·hat the ~fi !I materials, compacted to 90 percent of the maximum dry density, have a scife bearing v~lue of 1930 pounds per square fcor for one foot wide continuous footings founded at.a minimum depth of one foo~ below finish grade and placed five feet or more inside the top of compacted filled ground slopes. If footings oro pieced closer to the exposed slo~ than· 5 feot inside the top of compact .. d filled ground slopes, these should be deepened one foot below o l 1/2 horizontal to 1 vertical line projected outward and dowm·,ard from a poin~ 5 feet horizontally inside the top of compa<:ted filled ground slopes. Tests indicate that tho· compocted filled ground is adequate to satisfactorily support the proposed wood frame dwelling:. without detrimental settlements. Assure complete separation by extending the felt over.the full depth of the front thickened edge of the garage slab. Also, cut off the garoge door stops ct least 1/2 inch above the slab • . Provide positive drainage owoy from all perimeter footings to a horizontal distance of at least 6 feet outside the house·walls. Type B Lots · Those lots listed as Type B lots should follow all the obove-listod recommendations with the lvlo following exceptions: 1. The continuous footings moy be placed at a minimum depth of 18 inches below the lowest adJacent exterior final ground surface rather than the two feet recommended for Type A lots. 2. Single G4 bars placed as directed (above) near tops and bottoms of all interior and exterlor footings may be substituted for the b 5 bars recommended for Type A tots. Recommendations 3 to 6, inclusive, as listed for Type A lots, are also applicable to the Type B lots.
