We are writing to request an exemption to providing a preliminary soils report as generally required for
a two story addition, Enclosed Is a copy of our proposed bedroom and bath addition, which illustrates
that the addition is on the upper level of an existing garage which currently has vaulted ceilings, The
addition is comprised of building out a floor under the existing roof to create a second story,
No portion of the addition would require new concrete footings outside the footprint of the existing
residence.
We have retained a structural engineer to confirm adequate measures will be taken in the construction
of this project. Any retrofitting of the existing foundation will use minimum codes values to establish
footing design.
Based upon the particular layout of this project, we strongly believe that soil testing outside of the
footprint of the residence would be unreasonable as well an additional financial hardship. The garage
area is surrounded by concrete on all three sides which also would make the testing more challenging.
