IIOLDOWN POSTS At the time the plans were permitted, it was not certain whether 2 x 6 or 2 x 4 studs would be utilized. Since there was no problem with the plate height for either case, it was decided to use 2 x 4 studs @ 16" 0/c. However, the plan called for 4 x 6 post at all or most of the holdowns. These 4 x 6 posts are not required in these locations; therefore, the as-built 4 x 4 posts are adequate. It is my understanding that larger size posts were installed at the end supports for a couple of larger beams, which is obvious acceptable and recommended. FLOOR FRAMING There were several discussions during the design of the floor framing plans as to what direction that the TJI's would run. Apparently, they were installed going left to right on the plans. This direction is perfectly acceptable and since there is no "hanging" of TJI's in this direction, there are no requirements to utilize any double TJI's for use in hanging other TJI's. As Engineer of Vork for this residence, we hereby approve of the above conditions and recommend acceptance by your department so that framing approval can be granted. Provide details of winding stairway complying with Section 1006.4: Minimum tread is 6 inches at any point and minimum 9 inches at a point 12 inches from where the treads are narrowest. Maximum rise is 8 inches. Minimum width is 36 inches. 9. Specify truss identification numbers on the plans or the Engineer of Record shall sign the truss layout. 20. The regulations require a properly completed and properly signed Form CF-IR to be either imprinted on the plans, taped to the plans or "sticky backed" on the plans, to allow the building inspector to readily compare the actual construction with the requirements of the approved energy design. RCE 54071 SD/md WAGNER PROJECT NO. 98-1127G6 INTRODUCTION This is to present the findings and conclusions of a soils investigation for a proposed residential building site located on the west side of Luciernaga Street, in the City of Carlsbad, California. The objectives of this investigation were to determine the existing soils conditions and to provide recommendations for the site development. In order to accomplish these objectives, 3 exploratory trenches were excavated to a maximum depth of 10.0 feet; undisturbed and loose bag samples were obtained, and laboratory tests were performed. SITE DESCRIPTION AND PROPOSED CONSTRUCTION The subject site is located on the west side of Luciernaga Street, in the City of Carlsbad, California. It is a previously graded building pad (Lot 180) within the residential subdivision described as La Costa Meadows No. 1, in the City of Carlsbad, State of Cali'fbrnia, Map No. 6900. It is our understanding that the proposed construction will consist of a two-story single family residence utilizing conventional type foundations, footings and building materials in conformance with the Uniform Building Cede, 1994 edition. FIELD INVESTIGATION Three exploratory holes were excavated to a maximum depth of 10.0 feet by a Case 580K backhoe on February 12, 1998, at the approximate locations shown on the attached Plate No 1, entitled "Location of Exploratory Trenches". A continuous log of the soils encountered was recorded at the-time of excavation and is shown on Plate No. 2 through Plate No. 3 entitled "Summary Sheet". The soils were visually and texturally classified according to the filed identification procedures set forth on the attached Plate No. 4 entitled "Uniform Soil Classification Chart". 13 2 .•. WAGNER PROJECT NO. 98-1127G6 SURFACE CONDITIONS The surface soils encountered during the course of our investigation were loose to dense tan silty, fine sand (SM), underlain by the Santiago Peak Formation at depths ranging from 3 feet to the maximum explored depth of 10 feet. EXPANSIVE SOILS An expansion test was performed on a representative: sample of the soils encountered to determine volumetric change characteristics with change in moisture content. An expansion index of 12 indicates that the surface soils exhibit a very low potential for expansion. GROUNDWATER No ground water was encountered during..the course of this investigation. We do not expect ground water to affect the proposed development. GEOLOGIC HAZARDS There was no evidence of significanton-site faulting and review of the available geological literature pertaining to the site indicates there are no known local active faults within the subject site. Ground shaking from one of the major active faults is the most likely happening to affect the site. With respect to this hazard the site is comparable to others in the general area. The proposed buildings should be designed in accordance with seismic design requirements of the Uniform Building code or the Structural Engineers Association of California. Based on the absence of shallow groundwater and consistency of the soil deposit, it is our opinion that the potential for liquefaction is very low. CONCLUSIONS AND RECOMMENDATIONS The following conclusions and recommendations are based upon the analysis of the data and information obtained from our soil investigation. This includes visual inspection; field investigation; laboratory testing and our general knowledge of the soils native to the site. The site is suitable for the proposed development provided the recommendations set forth are implemented during construction. 3 WAGNER PROJECT NCY 98-117G6 GRADING AND EARTHWORK Site grading should begin with clearing and grubbing, e.g. the removal of stumps and deleterious materials. The sur:face soils extending to three feet in depth have been classified as silty, fine sand(SM) and were found to be loose and compressible. These loose soils should be removed to a dpth of three feet, moisture conditioned, replaced and compacted to a minimum of 90 percent relative density. The excavation will be extended 5 feet beyond the perimeter footings. The actual depth and extent of removal should be evaluated in the field at the time of excavation by a representative of this firm. Grading should be done in accordance with the attached appendix A. FOUNDATION AND qLAB a.Continuous footings and/or spread footings are suitable for use and shall extend a minimum of 18 inches for the two- story dwellings into the compacted fill soils. Continuous footings should be a minimum of 12 inches in width and reinforced with two #4 steel bars; one ,par placed near tbe top of the footings and the other bar placed near the bottom of the foot4ng. Concrete floor slabs should be a nominal 4 inches thiçck. Reinforcement should consist of #4 bars at 4 feet on center each way or #3 bars placed at 24 inches on center each way or 6X6-10/10 mesh. Slab reinforcement should be placed within the middle third of the slab by supporting the steel on chairs or concrete blocks "dobies". The effect of concrete shrinkage will result in cracks in virtually all concrete slabs which are not designed to resist this shrinkage. To reduce the extent of shrinkage, the concrete should be placed at a maximum of 4 inch slump.The minimum steel recommended is not intended to prevent shrinkage cracks. Where moisture sensitive floor coverings are anticipated over the slab, a 6 nil plastic moisture barrier should be placed beneath the concrete slab. The plastic moIsturç barrier shall be overlain with a minimum of two inches of clean sand to aid in concrete curing and minimize potential punctures. 4 WAGNER PROJECT NO. 99-1127G6 A safe allowable bearing value of 1500 pounds per square foot may be used when designing foundations and spread footings founded a minimum of 12 inches into firm natural ground or compacted fill soils. This value may be increased by 20 percent for each additional foot of width and/or depth to a maximum value of 4500 lb/ft2 as set forth in the 1994 edition of the Uniform Building Code, Table No. 18-i-A. RETAINING WALLS Lateral resistance to horizontal movement may be provideq by allowable passive soil pressure and the friction of concrete to soil. An allowable passive pressure of 150 pounds per square foot per foot of depth may be used. A coefficient of friction of .25 is recommended. The passive pressure may be increased by 1/3 for wind and seismic loading. Unrestrained, cantilevered retaining walls with level backfill should be designed to resist an active equivalent fluid pressure of 35 pounds- per cub±c-faot. This p sstrr is based on the backfill soils being free draining and non- expansive. Backfill materials must be approved by the soils engineer prior to use. Retra-±rre-& walls-, such as- b-as-eme-nt walls-, that are-no-t tree to rotate should be designed to resist an active equivalent fluid pressure of 55 pounds per cubic fcot. DRAINAGE Adequate measures shall be undertaken to properly finish grade the site after the structures and other improvements are in place, such that drainage waters within the site and adjacent properties are directed away from the foundations, footings, floor slabs and the tops of slopes via surface swales and subsurface drains towards the natural drainage for this area. Proper surface and subsurface drainage ill insure that no waters will seek the level of the bearing soils under the foundations, footings and floor slabs, which could result in undermining and differential settlement of the structures and other improvements. 5 WAGNER PROJECT NO. 98-1127G6 LIMITS OF INVESTIGATION The recommendations of this report pertain only to the site investigated and based upon the assumption that the soil conditions do not deviate from those disclosed in the ho.es. If any variations or undesirable conditions are encountered during construction, or if the proposed construction will differ from that planned at the present time, East County Testing and Lab should be notified so that suppIemental recommendations can be given. The findings in this report have been derived in accordance with current standards of practice and no warranty is expressed or implied. This report is presented with the understanding that it is the responsibility of the owner, or his agent or representative, to insure that the recommendations in this report should be carried out In the field. Additionally, the information in this., report is brought to the attention of the "design team", consisting of architects, engineers, etc., such that all information could be incorporated into the building plans The findings in this report are applicable as of the present date. However, changes in the condition of a property can occur with the passage of time, whether the changes are due to natural processes or the works of mane on this property or adjacent properties. The procedures include the clearing and preparation of land to be filled, processing the fill soils, the spreading, and compaction of the filled areas to conform with the lines and grades as .shown on the approved plans. The owner shall retain a civil engineer qualified'in soil mechanics (herein referred to as engineer) to inspect and test 'the earth work in accordance with these specifications. The engineer shall advise the owner and grading contracto,r.immediately if any unsatisfactory conditions :are 'observed to exist and shall have the authority to 'reject the compacted filled ground until such time that correct ,ive measures are taken, necessary' to comply with the specifications. It shall be the sole responsibility of the grading contractor to achieve the specified degree of compaction. Preparing Areas to be Filled' (a.) All brush,-vegetation and any biodegradable refuse shall be removed or otherwise disposed of so as to' leave the areas to be filled free of vegetation and debris. Any uncompacted filled ground or loose compressible natural ground, shall be removed unless the report, recommends 'otherwise. Any buried tanks or other structures shall be removed and the depression backlilled to the satisfaction of the engineer. Recommended Earthwork Specifications - (cont 'd.) The natural ground which is determined to be satisfactory for the support of the filled ground shall then be plowed or scarified to a depth of at least 12 inches (12"). After the natural ground has been prepared, it shall then be brought to the proper moisture content and compacted to not less than 90 percent of maximum dry density in accordance with A.S.T.M. D1557-91. Where fills are made on slopes greater than 20 percent, horizontal benches shall be cut into firm natural ground. The initial bench at the toe of the fill shall be at least 10 feet in width on firm undisturbed natural ground. The width of all succeeding benches shall be at least 6 feet. Fill Materials: All material placed in the fill shall be"approved.by the engineer and shall 'consist of mater.i'als"f.ree'"fr.om.veget'abl.e.:matter..,: and other,.' deleterious substances,and shall :not -;contain rocks or lumps greater "than 6 inches in diameter. , If, during grading operations, soils.:are found which .were notencountered'and .testedinthe preliminary investigation,, tests on these 'soilsshall be performed 'to determine their physical characteristics. Placing and Compacting Fill Materials When the moisture content of the fill material is below that specified, water shall be added until the moisture content is near optimum to assure uniform mixing and effective compaction. When the moisture content of the fill materials is above that specified, the fill material shall be aerated by blading and scarifying or other satisfactory methods until the moisture content is near optimum as specified. Each layer shall be spread evenly and shall be thoroughly mixed during the spreading to insure uniformity of material and moisture in each layer. (d..) After each layer has been placed, mixed and spread evenly, it shall be thoroughly compacted to not less than the density set forth in paragraph 2 (c) above. Compaction shall be accomplished with approved types:.of compaction equipment. Rolling shall be accomplished while the fill material is at the specified moisture content. In place density tests shall be performed in accordance with A.S.T.M. D1556-90 (e.) The surfaces of the fill slopes shall be compacted by means of sheepsfoot rollers or other.:sui.table equipment. Compacting operations.:shAl.l be continued until. the slopes are stable and until there is. no appreciable amount of loose soil on the slopes. Inspection:... Sufficient inspection.by :.the.Engineer shall be maintained, during the 'fi..11ing and compacting.operations. so that he..can verify that the fill was constructed in accordance with the accepted specifications. . Seasonal Limits: No fill material shall be placed, spread, or rolled if weather conditions increase the moisture content above permissible limits.
