Show how guardrail cohnection details are adequate to support 20 pounds per lineal foot at a right angle to the top rail. Table 23-B. 8. Provide stairway and landing details. Section 3306 (b), (c) and (o) a) Maximum rise is 7" and minimum run is 11". When the stairs serves less than 10 occupants, or serves an unoccupied roof, rise may be 8" maximum and run 9" minimum. 9. All handrails, per Section 3306 (i), shall satisfy the following: Provide handrail for stairways with 4 or more risers. Handrails and handrail extensions shall be 34" to 38" above the nosing of treads. C) The handgrip portion of handrails shall be not less than 1-1/2", nor more than 2" in cross-sectional dimension. 10. Show anchored veneer support and connections attached to wood in Seismic - Zones 3 and 4, comply with Section 3006 (d)1 and Section 2515 (a). Show ties and #9 wire in horizontal joints, etc. 11. Note on the plans that "all weather-exposed surfaces shall have a weather-resistive barrier to protect the interior wall covering and that exterior openings shall be flashed in such a manner as to make them weatherproof'. Section 1708. 12. Show height of chimney above roof per I.C.B.O. approval and Table 37-B (3' above the roof immediately adjacent to the chimney). 13. Note on the plans that approved spark arrestors shall be installed on all chimneys. UBC, Section 3703(h). 14. Note on the plans that receptacle outlet locations will comply with 1990 NEC Art. 210-52(a). 15. Show on the plan that ground-fault circuit-interrupter protection complies with 1990 NEC Art. 210-8, which reads as follows: All 125-volt, single-phase, 15- and 20- ampere receptacles installed in bathrooms (all bathroom outlets), outdoors. 16. Per the energy calculations, show on the plans that the following glazing is removed from the master bedroom as a part of the remodel: 16 sqft west, 32 sqft north and 32 sqft east. 17. Provide fluorescent general lighting (40 lumens per watt minimum) in the bathroom. Carlsbad 95-303 3/15/95 The energy regulations require a properly signed Form CF-IR on the plans. Provide a note on the plans stating "All new glazing (fenestrations) will be installed with a certifying label attached, showing the U-value." Per soils report, indicate that a minimum 4" sand with a moisture barrier will be placed below the slab, and indicate the new footing will underpin the existing footing. Show height of retained earth on all foundation walls. Chapter 23. Indicate the minimum and maximum height from grade to the deck in the north grade beam detail on sheet A2. 22: If cut or fill slopes exist, show distance from foundation to edge of cut or fill slopes and show steepness and heights of cuts and fills. Chapter 29. 23. Note on plans that surface water will drain away from building and show drainage pattern. Section 2905 (f). 24. Show nailing will be in compliance with Table 25-Q. 25. Show or note fire stops at the following locations per Section 2516 (f): In concealed spaces of stud walls and partitions, including furred spaces, at the ceiling and floor levels and at 10 foot intervals both vertical and horizontal; -At all interconnections between concealed vertical and horizontal spaces such as occur at soffits, drop ceilings and cove ceilings; C) In openings around vents, pipes, ducts, chimneys, fireplaces and similar openings which afford a passage for fire at ceiling and floor levels, with noncombustible materials. d) At openings between attic spaces and chimney chases for factory-built chimneys. 26. Indicate the spacing (location) of the 4x1 0 roof rafters over the west 4x1 0 header. 27. Indicate the deck post-to-beam connection and the deck connection to the north grade beam. 28. Show how the roof is able to cantilever 3' at the right of section A2 without a continuous rafter. 29. Individual concrete or masonry piers shall project at least 8 inches above exposed ground unless the columns or posts which they support are of approved wood of natural resistance to decay or treated wood is used. Section 2516 (c) 4. Carlsbad 95-303 3/15/95 Indicate that the glass block will comply with 24070). Will any bearing walls be removed as a part of this permit? It is not clear where the bearing walls occur at the master bath area. Indicate all exterior walls over 10' are 2x6 #2 grade and aminimum 3 full height studs will be provided adjacent to the 12' openings, or provide calculations. Show the interior nonstructural studs are a minimum 2x6 where the height exceeds 14' per Table 25-R-3 Show, conventional wall bracing per Section 2517 (g) 3, Table 254, or provide calculations. The rear living wall and the master bath to the right of the rear living wall no longer have their conventional shear walls. All new "conventional" shear walls should be plywood because of the height to length ratios. Detail the shear transfer connection at the north walls. Section 2513. Specify nail size and spacing for all shear walls. Maintain maximum diaphragm dimension ratios. [Tables 25 I, J, K and Section 4714 (d)]. If required, show size, embedment and location of hold down anchors on foundation plan. Section 302 (d). P' 0. Box 3109 Carlsbad, California 92009 Subject: Report of Soil Investigation. Residential Addition 2536 La Costa Avenue Carlsbad, California Dear Mr. Witherall: Pursuant •to your request, S. C. E. Soils has completed a soil investigation at the subject address. The purpose of the investigation was to classify and analyze the bearing, soils, determine safe soil bearing pressures, identify potential soil 'hazards, develop recommendations for design , of new foundations and stabilization of existing foundations for support of the addition. The soil investigation consisted of surface inspection, probe- penetrometer testing, laboratory testing, and research of available soil survey literature pertaining to the site. FINDINGS 1. Site/Project Description: The site is a residential subdivision lot located off the northerly side of La Costa Avenue in the La Costa Country Club Community of the City of Carlsbad. The property includes a single story wood framed residential structure constructed on continuous exterior foundations with on-grade concrete, slab floors. The building site consists of a levelled lot with a sliver fill overlooking the La Costa Country Club golf course. The maximum depth of fill is approximately 6 feet vertically. Tue.,,-,Jan 31, 1995 -2484- 1 Site/Project Description Continued: A small addition is to be constructed adjacent to the northeasterly corner of the residence. It will extend northerly to near the top of the existing sliver fill. Increased loads imposed on existing foundations by the addition will be very minor. Bearing Soils: The site was developed by grading a portion of the Altamont (AtF) series. Well drained clays that formed in material weathered form calcareous shale. These soils are on uplands and have slopes of 5 to 50 percent. In a representative natural profile the surface layer is dark- brown, neutral clay about 28 inches thick. The next layer is dark-brown and light olive-brown, moderately alkaline heavy clay loam about 8 inches thick. Below this is soft calcareous shale. ("Green sandy clay") Soil Hazards: Small amounts of settlement and downhill surface creep related to the plastic and expansive characteristics of the fill soils have been experienced on the property. Structural Integrity: The existing building and foundations are relatively sound, level and plumb. No evidence of severe structural distress was found affecting the structure. RECOMMENDATIONS 1. Safe Soil Bearing Pressures: Penetrometer tests made at critical locations on the site indicate a maximum soil bearing pressure of 2.5 tons/sq.ft. With appropriate safety factors, continuous foundations may be designed for a safe soil bearing pressure of 1500 psf and square spread footings for 1700 psf. Tue, Jan 31, 1995 -2484- 2 I Recommendations Continued: New Foundations and Slabs: New foundations should extend to a depth of 18 inches below the lowest adjacent grade and be reinforced with 1 continuous No. 5 bar near the top and one .near the bottom. On-grade concrete structure slabs, if any, should be a minimum of 4 inches thick, cast over 4 inches of clean sand with moisture barrier and reinforced with 6"X6" lOga/lOga WWM or No. 3 bars at 20 inches in each direction. Existing Foundations: The existing structure foundation adjacent to the addition should be stabilized using one pipe pile at each corner driven to refusal as set out in the attached specification. The welded plate shown in Figure No. 1 should terminate the top of the pile in a 12" X 12" X a minimum 12" deep footing with a closing pour to the bottom of the existing foundation Foundations located on the distressed fill: In response to potential consolidation and downhill migration of the fill mass new foundations should be stabilized by underpinning with 2 inch diameter steel pipe pilings as set out in the attached specification (Appendix "A"). A concrete grade beam connecting the piles should extend 18 inches below the lowest adjacent. grade and be reinforced with a minimum of one No. 5 bar near the top and one near the bottom. The grade beam need not be subject to the "seven feet to daylight rule" since lateral support will come from the pipe piles. Sincerely HU8 R 7- CD NO. 7193 ------------------------- Warren M Hubbard, RCE 7193 CIVIL ' of Attachments Tue, Jan31, 1995 -2484- 4 APPENDIX "A" RECOMMENDED SPECIFICATION-PIPE PILE UNDERPINNING GENERAL: This method of stabilization for new foundations to be located on soil mass with potential settlement/migration problems consists essentially of underpinning the foundations with 2-inch diameter double-extra heavy wall structural steel pipe pilings. The steel pipes are driven or pushed into the ground under the footings until a satisfactory resistance level is reached. When the pipe pilings have been driven to the specified resistance level they are filled with grout, capped with a 5"X5"X114" steel plate and then a continuous 12 inch reinforced concrete grade beam is poured on top of the pipes incorporating the upper 6 inches of the pipe and the cap plate. The reinforced concrete grade beam is cast along to bind the pipe piles into one monolithic foundation system. INSTALLATION: The pipes are to be installed one at a time at a maximum spacing of 6 feet on-center. Each pipe is to be driven to refusal using a 90-pound pneumatic jack-hammer. The building load imposed on each pipe shall not exceed 6000 pounds. Cluster piles may be installed under one jacking pad where necessary to meet the 6000 pound maximum. 4. QUALITY CONTROL: Excavations, pile setting and placement of reinforcing steel should be completed under the inspection/surveillanc.e of an active professional soil/building inspection firm.
