For expeditious processing, corrected sets can be submitted in one of two ways: Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700. All sheets of plans must be signed by the person responsible for their preparation. (California Business and Professions Code). Current set is signed. Signatures will be verified on finals set. 6. Sleeping rooms shall have a window or exterior door for emergency escape. Section R31 0. Bedroom #2 has no exterior door or window since the existing window is covered by the addition. Please provide a complying emergency egress door or window. Specify header size for new opening. The windows added at bedroom #2 do not meet the requirement for 24" clear openable height. Complying single hung windows are generally a minimum of 5' high. Windows must have an openable area of at least 5.7 square feet, with the minimum openable width 20" and the minimum openable height 24". The bottom of the clear opening shall not exceed 44" above the floor. Do not measure to the window sill. This generally applies to windows that have a height of 3' or less. C) The emergency door or window shall be openable from the inside to provide a full, clear opening without the use of any keys or tools. CONTINUED ON THE FOLLOWING PAGE Carlsbad 14-2340 11/10/14 13. IF the soils engineer recommends that he/she review the foundation excavations. Note on the foundation plan that "Prior to the contractor requesting a Building Department foundation inspection, the soils engineer shalt advise the building official in writing that: The building pad was prepared in accordance with the soils report, The utility trenches have been properly backfilled and compacted, and C) The foundation excavations, the soils expansive characteristics and bearing capacity conform to the soils report." Unable to find this note on the foundation plan and soil report p. 10 recommends foundation excavations be reviewed by the soil engineer. Please add the note. Show minimum underfloor access of 16" x 24". Section R408.4. (To each isolated underfloor area). I see the new accesses added at interior foundation walls, but one is needed in a exterior foundation wall. Please detail retrofit hold down anchors, including size, embedment and edge distance. Please reference detail 11SD3 to the foundation plan. 27. Enclosed Carlsbad Special Inspection Agreement needs to be completed. The form will need to be completed prior to permit issuance. 31. Please include a gas pipe sizing design (isometric or pipe layout) for all gas toads and show the location of the gas meter. Plan note 5C on sheet 4 indicates a propane tankless water heater, but the plans show a natural gas meter. Please provide a natural gas piping design from the gas meter to the new tankless water heater. 34. The energy calcs provided use a slab instead of a raised foundation. Please revise. Energy calcs do not appear to have been revised and additional revisions are required based on revisions made to the plans: The energy calcs need to reflect the raised floor foundation New FAU which is now shown in the attic must be reflected in energycalcs and the CFI-R will be required to be registered with the appropriate HERS provider data registry. CaICERTS is the only current registry: https://www.calcerts.com The window revisions since the original plan check need to be reflected in the energy calcs. 35. CFI-R on the plans is missing the owner or designer's signature. Please ensure responsible person's declaration statement is filled out and signed on revised CFI-R. The plans have been changed to now show a new FAU in the attic. The following corrections apply: Show on the plans the size (BTU's) of the FAU. Show the minimum 30" deep and 30" high unobstructed working space in front of the attic installed furnace. Section CMC Section 904.10.3. If any alteration to existing framing needs to be made to accommodate these clearances, the cahanges must be addressed by the engineer of record. Note that passageway to the mechanical equipment in the attic shall be unobstructed and have continuous solid flooring not less than 24 inches wide. CMC Section 904.10. Show that light fixture in attic at the FAU is controlled by a switch located at the entrance. CMC Section 904.10. B.
