The anticipated scope of work is as follows:
Remove 4- 24' x 30' balcony/decks;
Cut back approx. 400 LF of horizontal exit balcony to 7 feet width;
Rebuilt 4 stair sets;
Rebuild 700 LF of edge of horizontal exit balcony;
Build approximately 800 LF of guard rail;
Install hand rails on both sides of all stairs;
Add approx. 15% new balcony joists;
Add approx. 15% new surface balcony boards;
install 24 new isolated spread footings with column
support to existing beams;
Power wash all balconies to remain;
Relocate overhead fire sprinklers service lines to
underground;
All work must be performed incrementally with pedestrian,
vehicular and safety controls.
The estimated costs for the above scope of work is $85,000.0

This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy .conservation, noise attenuatiônand àccéssfor the disabled. This plan review
is based on, regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department,
Fire Department or other departments. Clearance from those departments may be required
prior to the issuance of a building permit
Present California law 'mandates that residential construction comply with Title 24 and the
following model codes: 1991 UBC (effective 8/14/92),-1991 UPC (effective 8/14/92), 1991
UMC (effective 8/14/92) and 1990 NEC (effective 7/1/91)
The above regulations apply to residential construction, regardless of the code editions adopted
by ordinance
The following items listed need clarification, modification or change All items must be satisfied
before the plans will be in conformance with the cited codes and regulations Per Sec 303 (c),
1991 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.

Handrails are required on each side of stairways. Stairways less than 44"
wide or stairways serving one dwelling unit may have one handrail (if not
open on both sides):
Private stairways (1 tenant) need only have a handrail on one side if 30" or
less in height.
. Stairways with less than four risers that serve one individual dwelling unit
need not have handrails.
d) Handrails and handrail extensions shall be 34" to 38" above nosing of.
