regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items need clarification, modification or change. All items must be satisfied

3. Show that water heater is adequately braced to resist seismic forces. UPC,
Section 1310. The detail shown on the plans is insufficient. The lateral loading
will go into a wall that doesn't have adequate bracing itself!
5. Provide calculations to show compliance with UPC, Appendix C, as per Mike
Peterson of the City of Carlsbad (Minimum Plumbing Facilities).
ENERGY CONSERVATION
8. Correct the tracked lighting wattages. The plans show 26 feet of 'double track'
for a total of 52 feet of track. Per the CEC the minimum wattage is 45 watts per
foot of track, or 2340 watts. Not 600 watts used for fixtures C & D. Please
correct. The revised lighting does not comply.

Plans and calculations shall be signed by the California state licensed engineer
or architect where there are structural changes to existing buildings or structural
additions. Please include the California license number, seal, date of license
expiration and date plans are signed. Business and Professions Code.
PROVIDE STRUCTURAL DETAILING FOR THE NEW OPENINGS IN THE
EXTERIOR WALL.
Identify existing walls to be removed, existing walls to remain and proposed new
walls. Identify bearing walls, non-bearing walls, and shear walls.
ShOw safety glazing in the following locations, per Section 5406(d):
a) Where the nearest edge of glazing is within a 24-inch arc of either side of
a door' in a closed position (unless there is an intervening wall between
the door and the glazing or if the glazing is 5'-0" or higher above the
walking surface).
Roof mounted equipment must be screened and roof penetrations should be
minimized (City Policy 80-6).
In addition to the circle/triangle symbol to be used on the restroom door, provide
the Braille signage on the wall. next to the door, per Title 24.

Provide complete water line sizing calculations, including the water pressure,
pressure losses, water demands, and developed pipe lengths.
Provide gas line plans and calculations, showing pipe lengths and gas demands.

Show that water heater is adequately braced to resist seismic forces. UPC,
Section 1310.
Show P & T valve on water heater and detail drain line route from P & T valve to
the exterior. UPC Section 1007(e).
Provide calculations to show compliance with UPC, Appendix C, (Minimum
Plumbing Facilities).
New or relocated water closets and associated flushometer valves, if any, shall
use no more than 1.6 gallons per flush and shall meet performance standards
established, by the American National Standards Institute Standard Al 12.19.2. H
& S Code, Section 17921.3(b).
Detail the backflow protection of water connection to carbonator. UPC, Section
1003(s).
. ENERGY CONSERVATION
Provide complete energy designs' for the proposed changes in envelope, lighting,
and mechanical systems. Provide the completed ENV-, LTG-, and MECH- forms
showing Energy compliance.
On the plans clearly show the wall and roof insulation locations, thickness, and
R-values, as per the energy design. -
Show bi-level lighting controls as per Title 24, Part 6, Section 131(b).

Detail required exterior lighting controls. "Exterior lighting controlled from a
lighting panel within the building shall be controlled by a directional photocell or
astronomical time switch that automatically turns off exterior lighting when
daylight is available."

on the plans.
