SET III plan shows major revisions. The following items are new for the new revisions. 1. Per section 419.2, the walls between sleeping units shall have fire partition too. (1hr wall with % door) 2. Dimension on the plans the 30" clear width required for the water closet compartment and the 24" clearance required in front of the water closet. CPC 407.6. 3. Provide a note on the plans: The control valves in bathtubs, whirlpool bathtubs, showers and tub-shower combinations must be pressure balanced or thermostatic mixing valves. CPC Section 414.5 and 418.0. 4. Specify on the plans: Water conserving fixtures: New water closets shall use no more than 1.6 gallons of water per flush, lavatories and kitchen faucets may not exceed 2.2 GPM, and showers may not exceed 2.5 GPM of flow. CPC Section 402.0. 5. Provide smoke detectors at access for all sleeping rooms. 6. Provide revised structural plan to match the new architectural plan, (new headers, shear wall length revised..etc). 7. Provide complete plumbing plan to reflect all new plumbing fixtures. 8. Provide complete mechanical plan. (FAU size, location, damper requirement..etc). 9. Show on the plan the amperage of the electrical service, the location of the service panel and the location of any sub-panels. If the service is over 200 amperes, submit a single line diagram, panel schedules, and provide service load calculations. 10. Note on the plans that receptacle outlet locations will comply with CEC Article 210.52(A). (Closets under 70 square feet are exempt). Note: Generally a high efficacy style of fixture is fluorescent complete with electronic ballasts. Existing Cottages are constructed utilizing wood-frame construction with board & batten exterior walls. Proposed upgrade will consist of installing new 2x4 perimeter shearwalls within the interior of the buildings. Existing roof framing consists of conventional stick-frame construction and the foundation system consists of a raised-wood floor with concrete perimeter stem walls/footings. A vertical load analysis/evaluation was not performed as part of this service.
