In general, we have found the, site suitable for ,the proposed development, provided the recommendations presented herein'are incorporated into the site development. .. . . GENERAL SITE DESCRIPTION . . . The site consists of a relatively flat portion near the street sloping to a Northwesterly flowing drainage swale. There was no.. evidence.pf significant surface flow during recent 'years. Slopes in the drainage areas varied from approximately 12 to 25%. Vegetation consisted.of short native grasses on the flat Southern portion and native brush in the draiiñáge'area. No man-made structures or improvements were observed on the site. I . SDE: 1774 , October Ii, 1979 Page Two It is understood that a single family residence, partly slab on grade and partly stem wall and wood floor is to be constructed on the site No retaining walls were shown on the approved plans provided to this office The approximate configuration of the site is shown on Plate No 1 Soils encountered in two hand dug borings excavated on the site consisted generally of buff to tan slightly silty fine to medium sandstone Approximate locations of the borings, excavated to a maximum depth of three feet are shown on the attached Plate No : 1. Detailed logs of the borings were recorded on the siteduring the excavation and are presented on Plate No 2 Soils were class- ified visually according to the Unified Soil Classification System, a general description of which is presented on Plate No. 3. LABORATORY AND FIELD TESTING Tests performed on soil samples to determine existing and probable future conditions were: (1) Maximum Dry Density, (2) Field Dry Density, and (3) Direct Shear Tests. The purpose of the test was to provide a basis of comparison for existing field conditions and for probable conditions after the proposed grading. Expansive or loose soils were not encountered' during our ( S reconnaissance, so no special provisions to properly grade the site are anticipated. - ' SDE 1774 October 11, 1979 Page Four Footings The prevailing foundation soils on the building site are not detrimentally expansive and conventional isolated or continuous spread footings should be adequate to support the proposed . .' •' '• strUcture. Footings should. be founded a minimum of 12 'and 18 inches below lowest adjacent grade for single and, two story structures, respectively. Minimum footing widths should be 12 and 15 inches respectively Footings crossing the transition zone between cut and fill are to be reinforced with 1 #4 bar p1aced.3'inchs clear of the bottom of the. footing and'l #4 bar p1acéd1 inches. below the finish slab elevation. 'The :,'. .. steel is to extend ten feet each side of the transition line'. Structures that will not tolerate differential settlements (foundations, concrete. decks, swimming pools, walls, etc.) should' not be located within .5 feet of :the top edge of a slope. ' Foundations. located out- side the .5 feet slope setback should be extended in depth such that the bottoin.outside edge of the footing is a minimum horizontal ' distance'of .5 feet from the slope face. .. • • : .. • The allowable bearing capacity of 3500 psf may be used for footings '. a minimum of:12'inches wide and 12 inches in depth inthe'natural' soils and in properly compacted fill. . • • Drainage 'provisions should be incorporat6d ,into the site 'develop- ment to prevent runoff from gaining access to the fill slopes and increasing the probability of accelerated erosion. Runoff from impervious surfaces, (i.e.-driveways, sidewalks, roofs, patios, 'etc.') should'not be allowed to concentrate or run over the top of the fill slopes. Preferable plants for the constructed banks 'are lightweight, "native" types with minimal irrigation requirements. Page Five The recommendations of this report pertain only to the site in- vestigated and are based upon the assumption that the soil conditions do not deviate from those disclosed in the borings If any variations or undesirable conditions are encountered during construction, or if the proposed construction will differ from that planned at the present time, San Dieguito Engineering Incorporated, should be notified so that supplemental recommendations can be given This report is issued with the understanding that it is the re- sponsibility of the owner, or of his representative, to ensure that the information and recommendations contained herein are brought to the attention of the architect and engineer for the project and incorporated into the plans, and that the necessary steps are taken to see that the contractor and subcontractors carry out such re- commendations in the field The. findings of this report are valid as of the present date.* How-.; ever, changes in the conditions of a property can occur with the passage of. time, whether they be due to natural processes or the works of man on this or adjacent properties. V SDE 1744 PLATE #3 SPECIFICATIONS - GENERAL PROVISIQ RECOMMENDED GRADING GENERAL INTENT The intent of these specifications is to establish procedures for clearing, compacting natural ground, preparing areas to be filled and placing and compacting fill soil to the lines and grades shown on the accepted plans. The recommendations contained in the pre- liminary soil.investigation report and the attached special pro- visions are a part of the recommended grading specifications and shall supersede the provisions contained hereinafter in the case: of conflict'.. INSPECTION AND TESTING A qualified soil engineer shall be employed to observe and test the earthwork in accordance with these specifications. It will be nec- essary that' the,soll engineer or his representative provide adequate obsrvations so that he may provide a memorandum that the work was or was not accomplished as specified. It shall-be -the responsibility of the contractor to assist the soil engineer and to kee-b him ap- ' praised of work schedules, changes and new 'information and data o that he may provide the memorandum to the owner and proper county authorities,-as required. if, in the opinion of the soil engineer, substandard conditions are encountered., such as questionable soil, poor moisture control, in- adequate compaction, adverse weather, etc., he will be empowered 'to either' stop construction until the conditions are remedied or cor- rected or recommend rejection, of the work. D-1556-64 PREPARATION OF AREAS TO RECEIVE FILL All vegetation, brush and debris shall be removed, p i l e d a n d b u r n e d or otherwise disposed of After clearing, the natur a l g r o u n d s h a l l be scarified to a depth of 6 inches, brought to the proper mois- ture content, compacted and tested for the minimum d e n s i t y s p e c i f - ied in the special provisions or the recommendations c o n t a i n e d i n the preliminary soil investigation report. When the slope of the natural-ground receiving fill ex c e e d s 2 0 016 (5 horizontal to lvertical), the original ground shall be s t e p p e d or benched as shown on the attached Plate A. Benches s h a l l b e c u t to a firm competent soil condition The lower bench s h a 1 1 b e a t least 10 feet wide and all other benches at least 6 feet wide Ground slopes flatter than 20% shall be benched when con s i d e r e d necessary by the soil engineer. FILL MATERIAL: Materials placed in the fill shall be approved by the s o i l e n g i n e e r and shall he free of vegetable matter and other delete r i o u s s u b - stances. Granular soil shall contain sufficient fine m a t e r i a l t o fill the voids. The definition and disposition of oversized rocks, expansive and/or detrimental soils are covered in the s p e c i a l . r o - visions. 'Expansive soils,,soils of poor graduation o r s t r e n g t h characteristics may be, thoroughly mixed with other soils to pro- vide 'satisfactory fill material, but only with the e x p l i c i t c o n s e n t of the soil engineer. • ' PLACING AND COMPACTION OF FILL Approved material shall be placed in areas prepared to rec e i v e fill in layers not to exceed six inches in compacted thi c k n e s s Each layer shall have a uniforn moisture content in the ran g e t h a t will allow the compaction effort to be efficiently applied t o a c h i e v e the specified degree Of compaction. Each layer shall b e u n i f o r m l y compacted to ,a minimum specified density with adequately, sized equipmert, either specifically designed for soil compac t i o n o r o f proven reliability. The minimum degree of compaction to b e 1 c h i e v - , ed is specified in either the special provisions or the reco m m e n d - ationscontained in the preliminary soil investigation re p o r t . '. Field tests and inspections to check the degree of compa c t i o n o f the fill will be taken by the soil engineer or his repre s e n t a t i v e The location and frequency of the tests shall be at the s o i l e n g i n - eer's discretion. In general, the density tests will b e m a d e , at an interval not exceeding two feet in vertical rise and/or 500 c u b i c yards of embankment. SEASON LIMITS: - Fill'shall not beplaced during unfavorable weather cond i t i o n s . W h e n work is interrupted by heavy rain, filling operations shall n o t b e resumed until the proper moisture content and density of the f i l l : has been achieved. Damage resulting from weather shal l b e r e p a i r e d before acceptance of work. / UNFORESEEN CONDITIONS: In the event that conditions are encountered during the site p r e - paration and construction that were not encountered dur i n g t h e p r e - liminary soil investigation, San Dieguito Engineering, Inc, assum-es no responsibility for conditions encountered which di f f e r f r o m those conditions found and described in the preliminary soil i n v e s t - igation report.
