SUBJECT: Report'of Soil INvestigation for Proposed Single Family

Map 7367, Carlsbad, CA as shown on the Attached Plot
Plan
.,Gentlemen:
The enclosed report'has been prepared to present the results of
an investigation of the soil conditons for the subject site.
Thisinvestigation was undertaken to provide the required informa-
tio'n to determine_-th --s-uppotting capacities and expansive character-
istics of the exi-s--f-ing bearing soils and to provide information
for `si~e p _r.el~a-~ratron and subsequent foundation designs for the
proposed single family residence.
`f PROJECT DESCRIPTION'AND SCOPE OF WORK %
The subject property is located off Obelisco Place within the
general v de/elopment known as La Costa.
4`!.. 7 A'brief legal description of the propert' is Lot 667 Meadows Unit y #4 Map 7367. 13ased.on the plans provided to us, we understand a
wood frame structure, maximum of three stories, supported by spread
-footings, continuous wall footings and slab on grade is planned
for the site. The anticipated footing loads are in the order of
1500~pounds per lineal foot. It is,also understood that minor
grading will be required. Retaining walls are planned throughout
the project.. Backfill for retaining walls are on the order of
The approximate overall dimensions of the proposed structure is 65 feet by 70 feet.

The subject property is approximately-trapezoidal in shape with
approximately 130 feet fronting on Argonalita Street and 100 feet

The proposed building area is situated at the southern end of the
1/2+ acre parcel, access provided from Obelisco Place.
Topographically thb lot shows a maximum difference inelevation
..of 30
-.Previous grading near this' lot resulted,in a 12' cut slope at the
northern boundary fronting on Argonavta Street and 'a 4' cut at the southern boundary fronting on Obelisco Place.
The lot proper has been brushed and the surfical soils to depths
of approximately 8 inches ripped and disturbed.
EXPLORATION—
Our field investigation consisted of careful examination of the 12'
-,",-'cut slope in the immediate vicinity of the -building site.
This'field'investigation was accomplished by a qualified soils engineer and staff geologist.
'The soil conditions were recorded and the soils visually classified
in accordance with the Unified Soil Classification Chart.
Distu'rbed'samples of the expected bearing soils were carefully..'.
selected and returned to the laboratory .for further testing.
The nomenclature used in describing the soils is outlined in
accordance,with the Unified So'il Classification System as illu-'
strated on the attached chart in the rear of this report.
Soil densities are given as very loose, loose, medium dE-.,nse, dense, or very dense for silts and sand with cobbles, and as hard, firm and soft for clays. Soil moistures are described from a range of
dry, damp, moist, wet or saturated.
GENERAL SOIL CONDITIONS
This lot*is located in an environment of metabasic rock. The soils z are well drained silty sands and sandy silts formed in material
!.',4 weathered.fromhard metabasic -rock. In a representative profile the surface layer is loose yellowish red silty sand and sandy silt,. (SM/ML) about 10 inches thick. Below this is whitish and greeni's h hard metabasic rock that is in various sta ges of decomposition.

FOUNbATIONS
General:
Coventional spread footings and wall footings are recommended for
foundation support. -All footings.should be a minimum of 12 inches and
1.8 inches below lowest adjacent grade for one and two story construction
re.spectively, Continuous and square footings should have minimum
widths of'12 and 24 inches respectively.
Three-Story Construction
The U.B.C. calls for ,3 story construption to be founded on footings a
minimum of 24 inches below adjacent grade. However, o.ur analvsis indi-,-c4tes a 12 inch wide footing 18 inches below lowest adjacent grade will
provide at least 2300 psf allowable bearing value for soil type 2 and
6000 psf for undisturbed metabasic rock. We therefore suggest the local
building'authority approve this three story co s truction with minimum footing~-depths of 18" below lowest adjacent grade in lieu of 24".
BEARING VALUE DETERMINATION
Utilizing the results of the direct shear test along with the appropriate
-mo erate Terzaghi equation for spread and wall footings for light to d--ipight structures; footing may be proportioned as follows:
Minimum si~z'e footings founded in either undisturbed rn..etabasic rock or' properly compacted fill of Soil Type 2 may-be designed for allowable ,soil bearing.press'ures of 6,000 psf.and 2089 psf dead plus live load re~ spectively, with a factor of safety = 2.5..
The allowable bearing Value for Soil Type 2: properly compacted may be in-.Creased at the-rate of 400'.psf for each foot increase in depth and/or
width up.,~o a'::maximum of 6,000 psf.
In order to minimize the differential settlement that could occur to the
structure located in the "daylight areas".or in areas.where the depth
of compacted fill varies from one side of the structure to the.other, it
is recommended that the continuous foundations.be reinforced with two
No. 4 steel bars and the concrete, floor slabs be reinforced with 6/6-10/10 ...steel wire mesh.-
To help prevent migration of-water,vappr through the structural slabs we recommend' structural slabs be placed on approximately four inches (4")
of'clean Pand, having a'sand equivalency of at least 30, over a visqueen. moisture ,barrier.
Footing'.reinforcelment should be as, required by the structural engineer, We'recommend at least a-minimum reinforcement for all footing and floor slabs.
