This plan review is based on regulations enforced by the Building Department. You may have other corrections based on laws and ordinance by the Planning Department, Engineering Department, Fire Department or other departments. Clearance from those departments may be required prior to the issuance of a building permit. Present California law mandates that construction comply with the 2010 edition of the California Code of Regulations (Title 24), which adopts the following model codes: 2009 IRC, 2009 IBC, 2009 UPC, 2009 UMC and 2008 NEC. The above regulations apply, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of the 2009 International Building Code, the approval of the plans does not permit the violation of any state, county or city law. To speed up the recheck process, please note on this list (or a copy) where each correction item has been addressed, i.e., plan sheet number, specification section, etc. Be sure to enclose the marked up list when you submit the revised plans. For expeditious processing, corrected sets can be submitted in one of two ways: I). (California Business and Professions Code). Not necessarily a correction but could not determine why noting under scope of work on cover sheet a existing single story instead of two story. Could not determine what the 2 x 4 ft object is as shown at left side of family room (another fireplace?). Please recheck counter space outlets. In kitchens a receptacle outlet shall be installed at each counter space 12 inches or wider; Receptacles shall be installed so that no point along the wall line is more than 24 inches (Counter top spaces separated by range tops, refrigerators, or sinks shall be considered as separate counter top spaces). The "Special Features" in the energy calculations should be addressed as shown on A-S i.e. radiant barrier etc. Please recheck all details to verify that they are complete and/or correct. See for example where referencing detail 3 to foundation and appears should be 2 instead? Recheck all locations. Could not locate where ridge size was noted (2 x12?). The 2 x8 ceiling joist at 24" o.c spanning 19 ft are slightly over spanned. Unclear why new ceiling joist framing is to occur above kitchen bar area? Was this an existing vaulted ceiling that is now being lowered to match kitchen ceiling? Is existing 4 xl 0 header supporting any other loads other than ceiling joist? Carlsbad 12-1403 08/06/12 Will some type of water proofing be provided at what appears to be a existing sunken floor in order to protect existing finish/framing members? Could not determine if a new header will be required at living room where removing French doors and side lights and replacing with a 8068 glass slider. If so please note appropriate size. It is unclear if structural calculations will be provided for the lateral resisting system for this project? If you choose to use the conventional construction bracing provisions outlined in the CRC please provide the following. Provide documentation to show that the plans comply with the Braced Wall provisions of Section R602.10. Include the following: Documentation to show there are sufficient Braced Wall Lines in the building, per Section R602.10.1.4. Documentation to show there are sufficient Braced Wall Panels in each Braced Wall Line, per Section 602.10.1.2. Be sure to include all length factor adlustments from Section 602.10. If the above items cannot be provided or if the building does not satisfy the conventional bracing provisions, then provide design calculations from a licensed Engineer or Architect to show compliance. The plans are reflecting the removal of existing exterior and interior braced wall lines at nook/family room common wall, dining room/kitchen common wall and removal of existing braced walls at left side of existing kitchen exterior wall.
