It has come to our attention that a sun room constructed at the above-referenced
address was constructed without proper approval or permit and has violations of
the Uniform Building Code that makes the construction and the main structure
nonconforming. Please see a copy of a letter sent to the previous owner and a
copy of a plan check receipt for the work that makes reference to you as the
owner of this property. This matter is still outstanding and will require
action to correct the violation.
Compliance can be reached by submitting two sets of plans, obtain the required
permits, and have the corrections made and inspections performed to verify the
corrections.
Please contact Carter Darnel1 in the City of Carlsbad's Building Department at
438-1161 to informally resolve this matter.

At your request, through your real estate broker, our Senior Building
Inspector, Wayne Morgan, attempted to make a final inspection of the
addition to your den and kitchen. Thcse additions were permitted
on old permits 82-212 and 86-145 and never received a final irlspcctiurl.
Your home is now for sale, and we have been asked if we can approve the
construction.
The results of our inspection indicates the work is not in accordance with
the Uniform Building Code,
Please submit two sets of plans showing the addition, the floor plan of
the house, and how the windows and doors opening into the room addition
are affected. Once the plans have been approved a permit will be issued.
After the corrective work is completed, you may call for another final
insoection.

This project is in violation!
The roof of the addition needs to be replaced. With some type of approved glass covering.
Also to qualify as a sun room or solarium a wall needs to be constructed between the kitchen and the proposed sun room.
If no wall is to be built then the room

SOLARIUMS
Solariums may be called sunrooms or.greenhouses by the applicant.
CEFINITION A glazed enclosed room or porch exposed to the sun's rays, attached to, but not contained within the building's energy envelope.
LIGHT AND VENTILATION Walls between the dwelling and the solarium may have openable
windows an'd doors which shall be operable, but not pass-th.roughc or arches or other cased openings.
Glazing may be unlimited but in no case shall the glazing be less than eighty percent of the wall area and eighty percent of the roof area.
The openable portion of the solarium exterior shall be not less than the aggregate area of the adjacent room openings plus the area required by the UBC for the solarium room (5;)).
A room adjacent to a solarium may take light and ventilation through the solarium.'
LIMITATIONS Solariums shall be limited to single family dwellings and/or individual units of R-1 occupancies and shall not exceed two stories in height. Some installations could violate homeowner assocration requirements.
DESIGIiATION A solarium occupancy shall be M-1 and :hall be designated on the plans as non-habitable.
ENERGY , Energy regulations are not applicable to solariums.
CONSTRUCTION Must meet structural requirements of UBC for R-3 or R-1. Glass and glazing to meet requirements of Chapter 52 for plastic and 54 for glass.
