NOTE: The items listed below are from the previous correction list. These
remaining items have not been adequately addressed. The numbers of the items
are from the previous check list and may not necessarily be in sequence. The
notes in bold font are current.
Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one
of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-
2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning,
Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by
the City Planning, Engineering and Fire Departments until review by EsGil Corporation is
complete.
1. All sheets of plans must be signed by the person responsible for their
preparation. (California Business and Professions Code). Please have all
Architectural sheets signed by the person responsible.
6. Please provide manufacturer's name, product name or number and ICC approval
# or equivalent for veneer at fireplace. (I assume it is adhered veneer). The
approval number provided is for Polyurethane spray insulation. The El
Dorado stone veneer is likely ESR-1215; verify and revise note on plans.
8. Please provide a design by a California licensed engineer or architect for the
following items:
a) The footings below supporting posts for new beam. The footings must be shown
on the foundation plan whether new or existing. (Note: The City of Carlsbad
requires a maximum allowable soil bearing value of 1000 psf be used where a
current soil report is not required or provided. This also needs to be revised on
Sheet SN.1 upper right corner). The plans show a continuous beam with
three supports, that spans a total of 12'. The calculations provided for this
beam show a 7' single span. Please revise the calculations and provide
details for how this beam is supported, as it likely will affect the adequacy
of the footing below. Your analysis of the footing to support these posts
was done using a bearing of 1500psf; Carlsbad requires the use of 1000psf
in the absence of a soils report. Please change your notes and revise
calculations to reflect this; otherwise obtain a soils report and use the
recommended bearing capacity.

b) Lateral loads in the North-South direction including all required detailing. Please
include lateral loads from patio cover resisted by the exterior wall in the design.
(These calculations are required because an interior shear wall and a probable
exterior shear wall (where French doors are being re-located) are being removed
and it is not possible to comply with the conventional construction bracing
requirements in section R602.10 with the configuration and openings in the
building).
c) Lateral resistance in the East-West direction if the wall section being removed
between the family and hall is a shear wall. If it is not, this needs to be noted on
the plans.
9. It appears that the wall being removed between existing family room and
existing dining room is a non-bearing wall. If this is the case it needs to be
specified on the plans. If it is a bearing wall, the licensed engineer or architect
needs to address this as well. The non bearing wall in the remodel area is
scheduled to be removed per the demo plan, yet is detailed 9/SD1. If this
wall is to be removed please remove this detail.
10. Special inspection will be required if epoxy anchors used for new hold downs.
Please specify on the plans and complete the attached City Special Inspection
Form. You noted special inspection required on SN1. The attached special
inspection form must be filled out and returned to the city prior to permit
issuance.

This plan review is limited to the technical requirements contained in the California version of
the International Residential Code, International Building Code, Uniform Plumbing Code,
Uniform Mechanical Code, National Electrical Code and state laws regulating energy
conservation, noise attenuation and access for the disabled. This plan review is based on
regulations enforced by the Building Department. You may have other corrections based on
laws and ordinance by the Planning Department, Engineering Department, Fire Department or
other departments. Clearance from those departments may be required prior to the issuance of
a building permit.
Present California law mandates that construction comply with the 2013 edition of the California
Code of Regulations (Title 24), which adopts the following model codes: 2012 IRC, 2012 IBC,
2012 UPC, 2012 UMC and 2011 NEC.
The above regulations apply, regardless of the code editions adopted by ordinance.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of
the 2012 International Building Code, the approval of the plans does not permit the violation of
any state, county or city law.
To speed up the recheck process, please note on this list (or a copy) where each
correction item has been addressed, i.e., plan sheet number, specification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one
of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-
2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning,
Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by
the City Planning, Engineering and Fire Departments until review by EsGil Corporation is
complete.
1. All sheets of plans must be signed by the person responsible for their
preparation. (California Business and Professions Code).
2. Plans deviating from conventional wood frame construction shall have the
structural portions signed and sealed by the California state licensed engineer or
architect responsible for their preparation, along with structural calculations.
(California Business and Professions Code).
3. The incorrect height is called out for French doors on sheet A 1.1.
4. I see note 14 on A1 .3 regarding smoke detectors, but please add the locations
where they are required to the note:
a) Inside each bedroom.
b) Outside each separate sleeping area in the immediate vicinity of the
bedrooms.
c) On each story, including basements.
5. Specify on the plans that any existing smoke alarms that are more than 10
years old will be replaced. Section R314.3.2.
6. Please provide manufacturer's name, product name or number and ICC approval
# or equivalent for veneer at fireplace. (I assume it is adhered veneer).
7. Please clarify the floor framing plan on sheet S2.0. The plan shows "(E) roof
framing" above the remodeled area, but 1/SD.1 appears to show floor joists
supported by the new beam. Please clearly show the span of all framing
supported by the new beam. If it is a floor beam and it supports a bearing wall
above, the span of roof framing supported by the bearing wall and the roof
covering material must be shown on the plans.

8. Please provide a design by a California licensed engineer or architect for the
following items:
a) The footings below supporting posts for new beam. The footings must be
shown on the foundation plan whether new or existing. (Note: The City of
Carlsbad requires a maximum allowable soil bearing value of 1000 psf be
used where a current soil report is not required or provided. This also
needs to be revised on Sheet SN.1 upper right corner).
b) Lateral loads in the North-South direction including all required detailing.
Please include lateral loads from patio cover resisted by the exterior wall
in the design. (These calculations are required because an interior shear
wall and a probable exterior shear wall (where French doors are being re-
located) are being removed and it is not possible to comply with the
conventional construction bracing requirements in section R602.10 with
the configuration and openings in the building).
c) Lateral resistance in the East-West direction if the wall section being
removed between the family and hall is a shear wall. If it is not, this needs
to be noted on the plans.
9. It appears that the wall being removed between existing family room and
existing dining room is a non-bearing wall. If this is the case it needs to be
specified on the plans. If it is a bearing wall, the licensed engineer or architect
needs to address this as well.
10. Special inspection will be required if epoxy anchors used for new hold downs.
Please specify on the plans and complete the attached City Special Inspection
Form.
11. Note on the plans that receptacle outlet locations in the remodeled family room
will comply with CEC Article 210.52.
12. Please describe the fireplace being moved (ie. 0 clearance, gas or wood burning,
manufacturer, etc).
13. Please specify on the plans that the in filled wall is to have R13 insulation and
the new glazing is to have a maximum U-factor of .32 and a maximum SHGC of
.25. The french doors may not be re-used unless they meet these requirements
for U-factor and SHGC. (If an existing window is moved to a new location, it is
considered a "new" window). ES 150.1 and Table 150.1-A
