The final results of tests and observations indicate that the compacted filled ground hos been
ploced at 90 percent of the maximum dry density or greater, It hes been determined that the
fill materials, compacted to 90 percent of the maximum dry density, hove o safe bearing value
of ct least 2000 pou~2.s per square foot for one foot wide continuous footings founc1,.;d at a mini-
mum depth and placed five feet or more inside the top of compacted filled ground slopes. If
footings ore placed closer lo the exposed slopes than 5 feet inside the top of compacted filled
ground slopes, these should be deepened one foot below o 1 1/2 horizontal to l vertical line
pr.ejected outward and downward :rem a point 5 feet horizontally inside the top of compocl-ed
filled gro'und slopes with the two following exceptions. The exposed compacted filled ground
slopes to the rear of Lots 368 to 370, inclusive and Lots 377 to 379, inclusive, which o,verlook
the golf course, contain some large boulders partially ·covered and partially buried. It is recom-
mendechthot minimum depth footings in these areas be placed no closer than l O feet inside the top
of slope. If it is desired to support structures closer to the. top edge of these exposed slopes than
10 feet horizontally inside the top of slopes, then it is recommended that lhe footings be deep-
ened one foot below minimum depth for each 1 .5 feet horizontal distance closer to the exposed
slopes. Tests indicate that the compacted filled ground is adequate to satisfactorily support
the proposed one or two story wood frame dwellings without detrimental settlements.
In our repc,rt of the original Investigation conducted at this subdivision, (Project No. 69-9-8C
doted November 7, 1969), we stated that some "expansive" soils· cxist·cd on the site end if they
.were allowed to remain in the upper 3 feet below finished grade 5ome of the lots would require
specially designed footings and slobs. We further stated thot these iots would be listed upon
the completion of grading. The lots where expansive soils were observed to remain within the

It is recommended that the following special design ond precautions be token for the houses to
be con5tructed on the lots: · · •
Type A Lots
1. Avoid the use of isolated interior piers. Use continuous fooJlngs ·
throughout, ond place these ot a minimum depth of two felt below the
.lowest adjacent exterior final ground surface.
· 2. Reinforce and interconnect conti~usly .;,.ith steei bars oil interior and
exterior footings with one U 5 bar at 3 inches above the bottom of the
footings ond one 115 bayPloced 1 1/2 inches below the top of the stems
of the footings.
3. Exer~ise every effort to assure that the soil under the foundations ond sl~bs
hos ci uniform moisture content, 1 percent to 3 percent greater than optimum
throughout the top 3 foet below finished grade at the time of placing founda-
tions and slobs.
Use raised wooden floors that span between continuous footings, or use oil
concrete slabs with 6 x 6 -10/10 welded wire fabric and provide 'J minimum
of 4 inches of clean sand beneath oil concrete slabs. Provide a moisture
barrier 2 ;nches below slobs under livins areas.
Separate garage slabs from perimeter footings by a 1/2 inch thickness of con-
struction felt or equivalent, to allow independent movement of garage slobs
relative to perimeter footings. 1; ;•--;
Provide positive drainage away from all perimeter footings to a horizontal
distance of at least 6 feet outside the house walls. ·
Type B Lots
Those lots listed above, as Type B lots should follow all the above-listed recommendations wi'.h
the two following exceptions:

SUBJECT: Preliminary Soil Investigation at Lot 333, La Costa South
Unit #5, located on La Costa Blvd. in La Costa, California.
Dear Mr. Vignato:
In accordance with your request, this office has performed a Preliminary
Soil Investigation at the subject site to provide recommendations per-
tinent to the proposed development. The scope of our work included:
1. Reconnaissance of the site and adjoining areas.
2. Review of pertinent, published and unpublished soil
information.
3. Limited subsurface exploration.
4. Limited laboratory testing.
5. Engineering analysis.
6. Preparation of this report.
PROPOSED DEVELOPMENT
The proposed development is understood to comprise of construction
of a wood frame/stucco single family residence. Loads are anti-
cipated to be typical for this type of construction.

SITE DESCRIPTION
A rectangular parcel located North side of La Costa Blvd., in
Carlsbad, California. The site is a relatively flat lot, apparently
created by grading operations in the past.
An approximately 25 feet high slope descends on the North from the
property at an approximate 2:1 (horizontal to vertical) ratio. The
slope which is understood to belong to the neighboring property to
the North is planted with ice plant and is irrigated by a sprinkler
system.
SUBSURFACE EXPLORATION
Subsurface exploration consisted of examination of soils in 3 trenches
excavated with a tractor mounted backhoe to a maximum depth of 7 feet.
Approximate locations of trenches are plotted on attached Plate 1.
Soils were visually classified in accordance with unified soil class-
ification system, detailed logs of the trenches were recorded and are
presented as Plates 2, 3 and 4.
LABORATORY AND FIELD TESTING
Laboratory and field testing consisted of:

to swell against a surcharge of 150 psf when brought into contact
with water. The results of the expansion test performed in accordance

disturbed sample of soils. The results are plotted on Plate 6.

The site is underlain to depths explored, by existing fill, probably

placed during the initial development for the subdivision.
The depths of the fill were not investigated.
The fill soils consist of grennish brown relatively firm, moist,
silty clay.
CONCLUSIONS AND RECOMMENDATIONS
Based on the laboratory testing and evaluation of site conditions
from a soils engineering standpoint, the site is considered suitable
for the proposed development provided the following recommendations
are incorporated in the design and construction of the project.
1. Existing Fill
The site is underlain by existing fill to undertermined depths.
The integrity of the fill soils with respect to compaction and
strength parameters was verified up to depths of interest for the
proposed development, only. It is our understanding that placement
of entire fill was done under observation of Benton Engineering, Inc.,
as evidenced in their report dated October 19, 1970.
Compaction of fill soils, to depths pertinent to the proposed
construction were verified and with the exception of the top l' to
1 1/2' were found to meet the minimum acceptable criteria established
by the grading ordinances of various regulatory agencies and accept-
able engineering prac'tice.
Soils were found to be moderately expansive.

2. Foundations
The proposed structures may be supported on conventional continuous
or isolated spread footings, founded minimum 24" below lowest adjacent
grade, into compacted fill or competent soils. The footings shall be
at least 12" wide. Footings may have to be deepened in areas in
order to ensure a minimum 24" penetration into competent fill, this
should however be verified by the soils engineer at the time of footing
excavation.
Footings placed as recommended may be designed for an allowable
soil bearing pressure-of 1500 psf.
An allowable lateral bearing pressure of 200 psf per foot of depth
may be assumed provided footings are poured tight surrounding firm
soils or competent bedrock. A coefficient of friction of 0.20 may be
assumed for sliding between concrete and underlying soils.
Lateral bearing may be increased .by 1/3 for short durations of
wind and seismic forces.
Minimum foundation reinforcement shall cons;-st of 2 # 5 Bars
placed at the top, and 2 # 5 Bars at the bottom of continous footings
in order to minimize the detrimental effects of local soil irregular-
ities and possible soil expansion.
3. Slabs
Slabs on grade supported on moderately expansive soils may be
reinforced with 6 x 6 -6/6 welded wire mesh, slabs shall be minimum
5" thick. Slabs should be underlain by a minimum 4 inch layer of
1/4" crushed rock or qravel base. A 6 mil thick plastic or vinyl

moisture barrier, overlain by 2 inches of clean sand should be pro-
vided over the base material to prevent upward capillary movement of
soil moisture. Pad soils should be premoistened prior to placement
of moisture barrier or concrete. Minor cracking of the slabs on
expansive soils may still be anticipated.
Foundation Setback
The stability conditions of the existing slope, to the North on
adjacent property and other slopes on the property are not known.
It is therefore recommended that the following setbacks shall be
observed for building structures from the top edge of the slopes.

Buildings may be placed closer to slopes than the minimum set-
backs recommended provided footings in those areas are'deepened such
that the horizontal distance between the lower outer edge of the
footing and the face of the slope meets the prescribed Il',inimum setbacks.
4. Retaining Walls
Retaining walls, (unrestrained) at the top, may be designed for
an equivalent fluid pressure of 35 pcf.
Restrained retaining walls may be designed for an EFP of 60 pcf.

The above values assume compacted, level backfill, comprising free
draining sandy soils. If conditions are otherwise, this office
should be notified as to present revised recommendations.
Temporary cut for retaining walls should not be made steeper than
1:1 (horizontal to vertical ratio).
Any surcharge loads affecting the walls should also be added to
the above values. Adequate drainage should be provided behind the
retaining walls.
5. Settlements
The overall depth and consistency of fill is not known, therefore
overall consolidation behavior cannot be predicted, however, it is
our opinion that the structurally induced settlements due to the
proposed construction will be within the tolerable range for the
type of construction planned.
6. · Drainage
The site should be provided with positive drainage. The surround-
ing topography should slope away from the building areas at a minimum
gradient of 3% to a suitable point of discharge.
In no case should water be allowed to pond at or near the building
areas or be allowed to drain over the slopes in an uncontrolled
manner. Drainage swales having a minimum gradient of 2% should be
provided at the site wherever required and should be designed by a
registered civil engineer.

7. Inspection
All footing excavations should be inspected by the soil engineer
prior to placement of steel or pouring of concrete.
LIMITATIONS AND UNIFORMITY OF CONDITIONS
The recommendations of thi.s report pertain only to the site in-
vestigated and are based upon the assumption that the soil conditions
do not deviate from those observed in the test pits. If any vari-
ations or undesirable conditions are encountered during construction,
or if the proposed construction will differ from that planned at the
present time, San Dieguito Engineering Incorporated should be notified
so that supplemental recommendations can be given.
This report is issued with the understanding that it is the re-
sponsibility of the owner, or of his representative, to ensure that
the information and recommendations contained herein are brought to
the attention of the architect and engineer for the project and
inco.rporated into the plans, and that the necessary steps are taken
to see that the contractor and subcontractors carry out such re-
commendations in the field.
The findings of this report are valid as of the present date. How-
ever, changes in the conditions of a property can occur with the
passage of time, whether they be due to natural processes or the works
of man on this or adjacent properties. In addition, changes in appli-
cable or appropriate standards may occur, whether they result from
legislation or the broadening of knowledge. Accordingly, the findings
of this report may be invalidated wholly or partially by changes
outside our control. Therefore, this report is subject to review and
should not be relied upon after a period of three years.
