La Costa, California
Dear Mr.- Plumb:
In accordance with your request, Geotechnia Explor4tion", Inc. has performed an
investigation of the surface and subsurface soil conditions at the location of the
subject proposed eesi, dential site., The-field work was performed on 27.March.,1981 by
our.-Field Engineer.
It is our understanding that the site is being dev6loped'to - receive a single-family
residential site. the structure is to be a maximum of two stories in height -and will be'
constructed of standard-type - building materials, utilizing conventional,. continuous
foundations or spread footings with interior wood floor supported on 'wood posts and
concrete piers. The garage floor.will. be concrete slab on grade~.
Our investigation revealed the site to be underlain' with low, to mo.deeately expansive-
natural ground soils in the proposed building area.` The site is underlain with dense
metavolcanic rock at depth.
r
our, opinion, if the conclusions and recommendation,s 'presented in this report are
implemented during construction, the site will 'be suited, foe the proposed develop~
ment.
This opportunity to be of service is sincerely appreciated. ,Should you have any

CONCLUSIONS AND RECOMMENDATIONS
The following conclusions. and recommendatioris are based upon 'the practical field
i nv . estigations conducted by our firm, and resu-Iting labqratory. tests, in conjunction.
with our* knowledge and experience with the soils, in the La.,Costi area.
1 . The natural-tround topsoils on this site consist of 2 feet of low to moderately
u to possess 2 to 5 expansive- silty clays. The clays were tested and fo i nd'
percent swell, is measured"by the County of San Diego Test. for~xpansive Soils.
The topsoils are underlain by very dense, metavolclan'ic bedrock. The, bedrock is
classified- as nonexpansive.
2. Un'less properly dealt with.- the moderately expansive characteristics of the 's i ty
clays described previously can cause significant damage to the structure and
associated improvements (such as those plannied for the su bject, property).. In
order to reduce significantly the potential for'.such damage.. The following
recommendations shal.1 be adhered to:
.2.1 jhe continuous foundations and spread folciiings shal I extend-a minimum
depth of '18 'inches into ihi~. fief,n, natural- ground. 'The continuous-
foundation's shall be reinforced with two No. 4 steel bars; one bar shall

2.3- Prior to pouting footings and Joundations, and prior to' placement of
f loot slab base sect.ions, the clayey.soils shall', be thoroughly watered such

2.4 It ~is recommended that all nonstructural concrete slabs (such as patios,
driveways, sidewalks, et cetera), and all parking' areas, be founded on at
.least. 4 inches of nonexpansive soils. Weakened plane joints for exterior

should ba'provided with a weakened plane joint located 3 feet inside the
exterior perimeter. 'Both traverse a Ind longitu8iahal weakened plane joints

Utilizing an AhkIC- of ini6iial Fricti6h of at least 27 degrees, and a cohesion of

maximum safe soil-bea'ring, value (at a depth of 18 inth6s into the -firm, natural
ground) is at least 2,000 pounds per square foot. This soil-bearing. Value may
be utilized in the design of continuous* fo-undations ~and spread footings when
founded a minimum of 18 inches into the firm natural ground. !his soil-bearing
value may be increased one third for design loads that include wind 'or s'eismic
analysis. . If imported soils are required to bring the site to grade,. the import
soils shall be no'nex0ansive and shall be obtained from an approved, off-site

Based on our laboratory test results and bur -experience with the soil types on
the subject site, the soils will experience settlemen't*in the ma nitude of les*s g

Our conclusions and r6commendat ions have been 'based on all available data obtained

soils and formational materials located in' this portion.of La Costa. Of necessity, we
must assume a certain degree of continuity be~tween exploratory excavations and/or

APPENDIX B
GRADMG SPECIFICATIONS
Ge'neral
The intent of this item is to properly establish procedures for: cleaning and compacting natural ground. pre-,
paring Areas to be filled, and placing and compacting fill'material to the grades and slopes as shown on the
Grading Plans.
Clo.iring
All vegetation, brush and debris shall be removed, piled and burned, or otherwise disposed of, to give the sur-
face a neat and finished appearance.
C6mpac'ting Natural Ground
After clearing, the natural ground shall be' scarified to a depth of at least 12 inches, watered
I to optir.-ium
req', uirements and compacted to not les,. tha
,
n 90 percent of maximum dry density, according to A.S.T.M. Test
Method D-1557, in a four-inch diameter, cylindrical rhold of 1/30th-cubic-foot volume. Field density tests shall
be taken in the natural ground in accordance'with A.S.T.M. Test Method D-1556.
Pill, Materials
Materials for the fill shall be Approved by the soils engineer and shall be free from organic matter and other
deleterious substances. In the event that expansive materials are encountered within three feet of finished
grade, they shall either be entirely removed or thoroughly rnixed with good, granular material before incorpo-
rating them in fills. No footing shall be allowed to bear on so.ils which. in the opinion of,the soils engineer, are
detrimentally ex pansive—u n less designed for this clayey condition.
Placing and Comoacting. Fill Material
After preparing the areas to be filled, the fill materials shall -be placed in layers not to exceed six inches in
compacted thickness..Each layer shall be watered to optimum requirements and compacted to not less than 90
percent of maximum dry density in accordance with A.S.T.M. Test Method D-1557. Compaction of the fill shall
then proceed in the specified manner to, the grades as shown on the approved plans.
When the slope ratio of the original ground is steeper than five-horizontal-to-one-vertical, the 'Original
ground shall be benched. Ground slopes flatter than five-horizontal-to-one-vertical shall be benched when
con
'
sidered necessary by the soils engineer. Fill slopes shall be compacted by means of a shee0sfoot coller. or
other suitable equipment' Slope compaction shall be continued until the slopes Are stable but not too dense for
planting.
Field density tests.shall be taken when considered necessary by the soils engineer in accordande with
A.S.T.M. Test Method D-1556 and shall be made not exceeding two feet in vertical height provid ing each layer is
te~ted.
u p- 6 N i s i o n,
dontinuous -supervision of' the fill shall be made by thin representative of 'Geotechnical Exploration, Inc.,
during the grading operation so that he can certify.that the fill was placed in accordance with-these
spetifictions.
Season Limits
No fill material shall be placed, spread or rolled during unfavorable weather conditions. When the work is
interrupted by heavy rains, the filling operation shall not be resumed until field tests.indicate that the moisture
content and density of the fill are As previously specified.

that extends from
the main collection line in the'street (:o~ easement) to the point in the street (at
or .near the,a.pplicant's property line) where the service lateral is connected-to.
the applicant's building sewer. The applicant is responsible for the construction,
