The purpose of this study was to determine the nature and characteristics of the earth materials underlying the property and their influence on the construction of a proposed single family residence. SITE 00MITIaa The subject property is located south of Alga Road, near the terminus of Acuna Court, in the City of Carlsbad. The site entails a square shaped lot which ascends from the street at a gradient of about 4:l, for approximately 4.0 vertical feet, to a large relatively level pad area. A single family residence occupies the adjacent lot to the north and a vacant lot bounds the southern portion of the site. , FRomSEcl OONStPUCTION Preliminary plans for the residence were provided by Allen Crutcher, Architect. The plans indicate that a large, two-story structure with slab-on-grade floors is to be constructed on a fill pad, approximately 3.0 vertical feet above the.existing grade. A swinming pool and concrete deck are proposed in the west central portion of the residence. It is our understanding that the residence is to be connected to the public sewer system. December 1, 1988 Page 3 W.0.P-1017 SITE INVESTIGATItSl One exploratory trench was excavated on the site with a tractor- mounted backhoe, to a maximum depth of 4.5 feet. Earth materials encountered were visually classified and logged by our field engineer. Representative bulk samples of the earth materials were obtained at selected intervals. ClDTEQNICAL. CON)ITIONS Soil Approximate 'ly 12 inches of reddish brown silty san d bli il. lkets 1 the subject property. Minor amounts of clay and fragments of volcanic rock are present in the soil. Volcanic Rock Underlying the soil, hard but fractured volcanic rock is present. The upper two feet of the rock is highly fractured. Fracturing decreases wi th depth. OONCLUSIONS AM -TIOW Grading Prior to placement of fill for the proposed building pad, all soil should be removed and stockpiled. The stockpiled 'material may be reused as compacted fill, provided it is cleaned of all debris and mixed with imported fill. Imported fill should be composed of granular deposits, approved by the geotechnical engineer. December 1, 1988 W.0.P-1017 Page 4 Fill should be placed in thin six inch lifts, moistened as required and compacted to a minimum of 90 percent of the laboratory maximum dry density. Compacted fill should extend a minimum of 18 inches below the base of the proposed footings and should extend a minimum of 5.0 lateral feet beyond the building perimeter. Fill slopes shall be overcompacted and trimned back to the compacted core at a maximum gradient vertical). of 2:1 (horizontal to The excavation for the swimning pool ill likely encounter hard volcanic rock. Because of the corn of this rock, a pneumatic air hamner or other type of equipment may be required for excavation. Driveway After removal of all vegetation in surficial deposits should be moistened as required, and condition. Where the soil surficial deposits granular material. minimum of two inches of Class 2 base material. December 1, 1988 Page 5 W.0.P-1017 Foundations Footings for the proposed structure should be a minimum of I2 inches wide and founded a minimum of 18 inches into approved canpacted fill. A 12 inch by 12 inch grade beam should also be provided, across the garage opening. Footings founded a minimum of 18 inches into approved fill, may be designed for a bearing value of 1500 pounds per square foot. The bearing value indicated above is for the total of dead and frequently applied live loads and may be increased by 33 percent, for short durations of loading, which include the effects of wind and seismic forces. Resistance to lateral load may be provided by friction, acting at the base of foundations, and by passive earth pressure. A coefficient of friction of 0.35 may be used with dead load forces. A passive earth pressure of 300 pounds per square foot, 'per foot of depth of fill penetrated to a maximum of 1500 pounds, may be used. Slabs-On-Grade Residential slabs on grade should be a minimum of 4.0 inches thick and reinforced with 6x6 - 10x10 welded wire fabric, placed near the center of the slab. The slab should be underlain by a minimum of a four inch sand blanket, which incorporates a minimum December I, 1988 Page 6 W.0.P-1017 six mil visqueen or equivalent moisture barrier, in the center of the blanket'. Utility trenches underlying the slab, may be backfilled with the on site granular materials. However, sufficiently compacting the backfill deposits may damage or break shallow utility lines. As such, minor settlement of the backfill in the trenches is anticipated. In order to reduce the possibility of cracks occurring, the slab should be provided with additional reinforcement to bridge over the trenches. Drainage All pad waters should be directed away from foundations and around the residence, to an approved locat ion. All roof waters should be collected and conducted to the driveway or suitable location, via non-erodible devices. Water should not be allowed to flow over slopes. Fill slopes should be planted with drought resistant and erosion controlling plants. Inspections And Density Testing All structural footing excavations should be inspected by a representative of this firm, prior to the placement of any steel. All fill should be placed under the observation and testing of a representative of this firm. December 1, 1988 W.0.P-1017 Page 7 Plan Review A copy of the final building plans should be submitted to this off ice for review, prior to the initiation of construction. Additional recomnendations may be necessary at that time. tIW3RSm OOMITICNS A.R. LIMITATICNS AN) lNIRIWITY CF 00N)ITIaUS The recomnendations of this report pertain only to the site investigated and are based upon the assumption that the soil conditions do not deviate from those observed in the test pits. If any variations or undesirable conditions are encountered during construction, or if the proposed construction will differ from that planned at the present time, we should be notified so that supplemental recamnendations can be given. This report is issued with the understanding that it is the responsibility of the owner, or of his or her representative, to ensure that the information and recomnendations contained herein are brought to the attention of the architects and engineers for the project and incorporated into plans, and that the necessary steps are taken to see that the contractor and subcontractor carry out such recomnendations in the field. December I, 1988 Page 8 W.0.P-1017 The findings of this report are valid, as of the present date. However, changes in the conditions of a property can occur with the passage of time, whether they be due to natural processes or the works of man on this or adjacent properties. In addition, changes in applicable or appropriate standards may occur, whether they result from legislation or the broadening of knowledge. Accordingly, the findings of this report may be invalidated wholly or partially by changes outside our control. Therefore, this report is subject to review and should not be relied upon after a period of three years. Professional judgments presented are based partly on our evaluations of the technical information gathered, partly on our understanding of the proposed construction and partly on our general experience in the geotechnical field.
