Irrigation Use (where recycled water is not available) AH irrigation meters must be sized via irrigation calculations (in gpm) prior to approval. The developer must provide these calculations. Please follow these guidelines: 1. If the project is a newer development (newer than 1998), check the recent improvement plans and observe if the new irrigation service is reflected on the improvement sheets. If so, at the water meter station, the demand in gpm may be listed there. Irrigation services are listed with a circled "I", and potable water is typically a circled "W". The irrigation service should look like: . STA1+00 Install 2" service and 2. 3. 1.5: meter (estimated 100 gpm) If the improvement plans do not list the irrigation meter and the service/meter will be installed via another instrument such as the building plans or grading plans (w/ a right of way permit of course), then the applicant must provide irrigation calculations for estimated worst-case irrigation demand (largest zone with the farthest reach). Typically, Larry Black has already reviewed this if landscape plans have been prepared, but the applicant must provide the calculations to you for your use. Once you have received a good example of irrigation calculations, keep a set for your reference. In general the calculations will include: • Hydraulic grade line • Elevation at point of connection (POC) • Pressure at POC in pounds per square inch (PSI) • Worse case zone (largest, farthest away from valve • Total Sprinkler heads listed (with gpm use per head) • Include a 10% residual pressure at point of connection In general, all major sloped areas of a subdivision/project are to be irrigated via separate irrigation meters (unless the project is only SFD with no HOA). Recycled water meters are sized the same as the irrigation meter above. 2. If a project fronts a street with recycled water, then they should be connecting to this line to irrigate slopes within the development. For subdivisions, this should have been identified, and implemented on the improvement plans. Installing recycled water meters is a benefit for the applicant since they are exempt from paying the San Diego County Water Capacity fees. However, if they front a street which the recycled water is there, but is not live (sometimes they are charged with potable water until recycled water is available), then the applicant must pay the San Diego Water Capacity Charge. If within three years, the recycled water line is charged with recycled water by CMWD, then the applicant can apply for a refund to the San Diego County Water Authority (SDCWA) for a refund. However, let the applicant know that we cannot guarantee the refund, and they must deal with the SDCWA for this. D D D 13. The main things that we found were we've got...the main framing is 2x6*s - I think we measured them and horizontally the span is 14'. There is a purlin that's 5* down from the ridge. The rafters are 2x6 @ 16. We have a 2x8 every once in a while - I'm not quite sure what that's all about. The ridge is a 2x10. The hips are 2xlO's as well. Purlins are 2x10. There's kickers on the purlins every 6'-8', other than on the....The front of the house faces north. On the south side of the house, the purlin is just totally butchered. There are vent pipes going through it where they've notched it. The plumber and the mechanical guy, if they're one and the same, you only have to shoot one person, but if they were 2 different people, they both need to be shot. They've notched out the purlin, and then there was a splice in the purlin where there were 2 joints - 2 kickers carrying the purlin. He put the furnace right there and got rid of both kickers, so there is no support at a splice in the purlin. So, in essence, the purlins are doing nothing. They're not reducing the span of the 2x6's at all. The 2x6's are spanning roughly 14'- 15" horizontally. The purlin is definitely deflected and it needs to be repaired. The concept here is to come in and re-support the purlins, splice another one right up alongside of it, and attach it to the existing kickers, and then come in along all the purlins and provide additional kickers about halfway between the ones that are there. Calculate the joists. Make sure the 2x6's can span roughly 9' horizontally, which is 14', 13' on the slope. At either end we've got hips that go all the way down in the back. We've got hips that come partially down and then they attach to a ridge that creates the dormers at each end. The ridge is supported at each end. We want to put an additional support under the ridge, about mid-span where the upper hip and the lower hip for the dormer tie to it. We've got a picture of it. We want to add that to it. Calculate the rafters to make sure they work. If they do, then we just go along with the purlin supports. We want to modify the collarties. The collarties are only about a 12"-16" overlap and not nailed very well, so with the inadequate vertical, i.e., no beams, but boards, and inadequate collarties, you can't really make either of the systems work, and it's a combination of the two, which is unbelievably indeterminate.
