FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinance by the Planning Department, Engineering Department, Fire
Department or other departments. Clearance from those departments may be required prior to
the issuance of a building permit.
Present California law mandates that residential construction comply with Title 24 and the
following model codes: 1994 UBC (effective 12/28/95), 1994 UPC (effective 12/28/95), 1994
UMC (effective 2/23/96) and 1993 NEC (effective 12/28/95).
The above regulations apply to residential construction, regardless of the code editions adopted
by ordinance.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1994 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.

1. Please make all corrections on the original tracings, as requested in the correction
list.
Submit three sets of plans for commercial/industriaI projects (two sets of plans
for residential projects). For expeditious processing, corrected sets can be
submitted in one of two ways:
1. Deliver all corrected sets of plans and calculationslreports directly to the
City of Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad, CA
92009, (760) 438-1 161. The City will route the plans to EsGil Corporation and the
Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculationslreports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (619)
560-1468. Deliver all remaining sets of plans and calculationslreports directly to
the City of Carlsbad Building Department for routing to their Planning, Engineering
and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not
be reviewed by the City Planning, Engineering and Fire Departments until review
by EsGil Corporation is complete.
2. All sheets of plans must be signed by the person responsible for their
preparation. (California Business and Professions Code).
3. Show locations of permanently wired smoke detectors with battery backup:
a) loside the new bedroom.
b) Centrally located in corridor or area giving access to the new bedroom.
4. Please dimension the proposed bedroom and hallway width.
5. Glazing in the following locations should be of safety glazing material in
accordance with Section 2406.4 (see exceptions):
a) Fixed or operable panels adjacent to a door where the nearest exposed
edge of the glazing is within a 24-inch arc of either vertical edge of the door
in a closed position and where the bottom exposed edge of the glazing is
less than 60 inches above the walking surface. Please show that the
windows adjacent to both sides of the sliding glass door opening to
be tempered glazing.
6. Specify on the plans the following information for the roof materials, per Section
106.3.3:
a) Manufacturer's name.
b) Product namelnumber.
c) ICBO approval number, or equal.
7. Please show a concrete/permanent landing outside the proposed sliding glass
door as wide as the openable part of the door and a minimum of 36 in the
direction of travel.
8. Please show an exterior light at the sliding glass door controlled by a switch inside
at or near the door.

9. Please provide design and calculations from a licensed Engineer or Architect for
the proposed glu lam beam and supporting footings at the existing exterior wall
opening to the proposed nook.. Show all the tributary loads on the beam. Please
have the Engineer or Architect stamp seal and sign with expiration date the
calculations and the structural sheets of the plans.
IO. Please show metal straps installed at the top plates of the nook at the change of
direction of the plates to form a tension band around the nook walls.
11. Please show that the dryer vent extends to the outside.
12. Please attach the accompanying Minimum Construction Specifications to the
plans.

MINIMUM CONSTRUCTION SPECIFICATIONS

I. FOUNDATION AND UNDERFLOOR
I. Concrete Strength. Concrete for footings.must.have a
minimum compressive strength of 2500 psi at 28 days and
composed oE 1 part cemeni 2 10 parts sand, 3 1/2 pa& of
3/4" maximum size rock with not more than 7 gallons of
water per sack of cement.
2. Wood and Earth Separation. Foundations supporting
wood must extend at least 6" above the adjacent finish
grade. WCSection 1806.11 Provide 18' clearance under
woodjoists and 12" clearance under wood girders which are
not pressure treated. [UBC Section 23 17.31
3. Concrete Slabs. Slabs on grade must be at least 3 IR"
..
thick. [UBC Section 19241
4. Treated Wood. All foundation plates or sills and sleepers
on concrete or masonry which is in direct contact with earth
. must be pressure-treated wood or foundation grade
redwood. Wood joists closer than 18". or wood girders or
supportz closer than 12.1' to the ground, must be pressure
treated. [UBC Section 23 17.41
5. Anchor Bolts and Footing Sills. All sills must have full
bearing on the footing wall or slab and must be bolted to the
foundation with 1R" nominal diameter steel bolts embedded
at least 7" into the concrete or reinforced masonry or 15"
not to exceed Con center. There must be 2 bolts per piece
into unreinforced grouted masonry. Bolts must be spaced
with bolts not over 12" from cut end of sills. WBC Section
1806.61
6. Underfloor Vents. Underfloor area must be ventilated by
openings in foundation walls. Wall openings must have a
net area of not less than 1 sq. ft. for each 150 sq. ft. of
underfloor area. Openings must be arranged to provide
cross ventilation and must be covered with corrosion-
resistant wire mesh with openings of 1/4-inch in dimension.
[UBC Section 2317.71.
7. Underfloor Access. Underfloor areas must be provided
with an unobstructed crawl hole not less than 18" x 24".
Openings must be effectively screened or covered. [UBC
Section 2317.31.
11. WOOD FR4hIING
1. Lumber. All joist, rafters, beams, and posts 2" to 4" thick
must be No. 2 Grade Douglas Fir-Larch or better. All posts
and beams 5" and thicker must be No. 1 Grade Douglas Fir-
Larch or better. (See item 13 in this section for lumber
grading requirements for studs.)
2. Wall bracing. Every exterior wood stud wall and main
cross partitions must be braced at each end and at least at
equivalent. [UBC Section 2326.1 1.3,2326.11.4, Table 23.

3. Lateral Support Floorjoists andxzfters more than lo" ir
