site The purpose of this investigation was to determine the geotechnical conditions at the
rear of the properti with respect to constructing a two-story addition to the existing,

The subject site is locate in northwestern Carlsbad on the westerly side of Highland Drive.-
The site slóes gently to the west. It appears that minor (3± feet) cut/fill grading was
performed to create _a building pad The proposed addition would be constructed on the
existing pad. A sktch of the site and cross-section are included as Plates A and B.

SUBSURFACE EXPLORATION
Our substhiace exploration consisted of the sampling and logging of two hand-dug borings'
to depthsof six feet. Access to all areas of proposed construction was limited by existing
structures (deck, patio slab). Logging was performed a geologist and a civil engineer who
also obtained samples for laboratory and engineering analysis. The borings were backfilled
and tamped following logging Logs of the borings are included as Table A

GEOTECHNICAL CONDITIONS
Our exploration revealed up to 3 feet of fill over native ground Both fill and native soils
consisted of medium dense sands with minor amounts of silt The fill and native soils were
in a slightly moist to moist condition
SAMPLING METHODS AND LABORATORY TESTING
Sampling Methods
Soil samples have been collected as bulk or bag samples and/or as in-situ or relatively
"undisturbed" core samples The samples were collected in plastic bags to retain their
original moisture content and transported to our laboratory.

The physical and engineering properties of the soils were determined by laboratory testing
of samples The types of tests typically conducted are briefly discussed below. All test
results using these procedures are specific to the soils collected and variations could be
1 expected at other depths and locations
Maximum Dry Density and Optimum Moisture Content
Typical bulk samples have been tested for their maximum dry density and optimum
moisture content The results are obtained using the ASTM standard procedure D 1557-
78 These tests are generally used to compare natural densities and may be used for
compaction testing Additional testing for other soil types or soil mixes may be necessary
at a later date

Expansion Index
The expansion or swell character of typical soils found within this project have been tested
using the Uniform Building Code Standard #29-2 This test creates a remolded sample in
a four-inch diameter, one-inch high ring The sample is loaded with 144 pounds per square
- ,. foot pressure and then inundated with water. The expansion of the soil is recorded in the
- percent of the original height and is classified according to UBC Table No 29-C If soils

5 All fill should be compacted to a minimum relative compaction of 90 percent of the
laboratory maximum density as determined by test method ASTM D 1557-78
6 Compaction tests should be performed periodically by the geotechnical consultant
to verify the compaction and moisture content. These results should be reported to
the contractor to aid in completion of his work This testing, however, should not
relieve the contractor of his obligation to deliver a buildable site
FOUNDATION DESIGN
Allowable Bearing Value
- An allowable bearing value of 1000 pounds per square foot (psf) may be used for the
design of continuous footings 12 inches wide and 12 inches deep. This value maybe
increased by 200 psf for each additional 12 inches in depth and by 100 psf for each
additional 12 inches in width to a maximum value of 2000 psf The design values may be
increased by one-third when considering' short duration seismic or wind loads
FOUNDATION CONSTRUCTION RECOMMENDATIONS
1 Due to the existing fill condition we recommend steel reinforcement of at least one
No 4 and the top and bottom of each footing Exterior and interior footings may be
constructed in accordance with standard building code requirements regarding
width and depth. Consult with your project architect or structural engineer for other
reinforcement requirements if any.
2 Concrete slabs in residential or moisture sensitive areas should be underlain with
a vapor barrier consisting of a minimum of 6-mil water resistant membrane
(visqueen or equivalent) with all laps sealed This membrane should be covered

with a minimum of one inch of sand. If the subgrade soils are rocky or otherwise
with sharp edges which may damage the membrane, then additional sand should
be placed below the membrane for protection. The concrete slab surface (finish
floor level) should be six inches above the soil grade adjacent to the outside edge
of the footings

T. . Concrete slabs do not require reinforcement from an expansive soils standpoint,
however, a welded wire mesh (6" x 6", Wi 4 x W1.4) may be desirable to control
concrete shrinkage and for quality control Slabs should be at least 4 inches thick
(nominal) and we recommend that a low water cement ratio and a low slump
concrete be used
' 3 Soils at the bottom of the footing excavations and at slab subgrade should be kept
in a moist condition. The moisture content should be at optimum or higher prior to
pouring concrete.
UTILITY TRENCH BACKFILL
1. Utility trenches, if any, should be backfilled with native soils adequately densified
for the particular use intended Ninety percent relative compaction should be used
for deep trenches and where trenches pass under driveways, walks or exterior
improvements
As an alternative clean sand with a Sand Equivalent value of at least 30 or above
may be utilized and flooded in place. Probing and, if deemed necessary, testing
should be required to determine the relative compaction of backflfls placed A native
I soil cap is recommended to prevent water infiltration
2. . Exterior trenches paralleling a footing, and extending below a 1:1 plane projected
from the outside bottom edge of the footing should be compacted to 90 percent of
the laboratory standard. Sand backfill, unless it is similar to the in-place fill, should
not be allowed in these trench backfill areas Density testing, along with probing,
should be performed to verily the required relative compaction

LANDSCAPING AND IRRIGATION
1 At all times, pad drainage should be maintained to flow adequately away from
structures Water should not be allowed to pond We recommend that roof gutters
be tied to the area drains and that area drains should extend around the house

improvements may be necessary depending upon yard and patio plans

3 All flower beds and planter areas should be well drained
4.-' Yard irrigation should be minimized and if automatic systems are used, they should
be set for short duration (five minutes or less) and should not come on every day.
The owner should be aware that over-irrigation could lead to ground saturation
which could result in ground distress and building damage This should be avoided
INVESTIGATION LIMITATIONS
The materials 4encountered on the project site and utilized in our laboratory investigation
are believed representative of the total area, however, soil materials vary in characteristics
between excavations.
Since our investigation is based upon the borings excavated and the site materials
observed, selective laboratory testing and engineering analyses the conclusions and
recommendations are considered professional opinions These opinions have been
derived in accordance with current standards of practice in this area at this time and no
4 warranty is expressed or implied
- The above recommendations are provided for your exclusive use in design and
construction of the expected structures. They should not be used by others for yard
improvements and additions without specific plan reviews Soils conditions may change
