Dear Mr. Elmore: In accordance with your request, we have provided observation and testing services in conjunction with the grading of the subject site. SCOPE OF WORK Our services included: - Engineering observ .ation of the grading operation. - Observation of the excavation and removal of uncompacted - Observation of the general preparation of areas to receive - Taking field density tests in the placed and compacted fill. - Performing laboratory tests on representative samples of fills in the areas noted on the attached site plan. fill. the materials used for fill. SUMMARY OF GENERAL EARTHWORK AND TESTING Site preparation, compaction, and testing were done between September 16th and September 24th, 1982. It is our opinion, based on our observation and testing, that the work performed during that period was in general conformance with the recommended grading specification attached to the Soil and Geologic Investigation of the site dated September 1, 1982. * SDS 7089 September 30, 1982 Page TWO Fill was placed, compacted and tested on a single pad and drive- way as shown on attached site plan. The grading operation essen- tially consisted of the preparation of the area to receive fill, including the excavation of all of the existing uncompacted fill under the proposed building pad. The balance of the uncompacted fill was left in place as we discussed at the job site on Thursday, September 16, because you indicated that the balance of the area was to be used for landscaping only and would not be used for settlement sensitive structures that will not tolerate differential settlements (such as foundations, swimming pools, concrete decks, walks, etc.). The grading operation also included scarifying and compacting surfaces to receive fill, and making cuts and fills to design grades. As the site grading progressed, compaction procedures were observed and field density tests were made to evaluate the relative compaction of the fill in place. Field observations and field density test results indicate that the reconstructed fills have been compacted to 90 percent or more of the maximum laboratory density. For reference, the approximate location of field density tests have been recorded on the attached site plan. The results of field density tests, expressed as a percentage of the maximum laboratory density, are given on the attached forms. Laboratory tests to evaluate moisture-density relationships, maximum dry density and optimum moisture content and swell characteristics were performed on representative samples of the materials used for fill. CONSULTING GEOTECHNICAL ENGINEERS SDS 7089 September 30, 1982 SUMMARY OF FINISH GRADE SOIL CONDITIONS Page Three Laboratory tests and inspection indicates that soils of relatively low expansive potential are present within 2 feet of rough grade. RECO&lMENDATIONS Structures on soils of relatively low expansion potential. We recommend that foundations for single or two-story residential structures on soils of low expansive potential, undisturbed or properly compacted fill be designed for an allowable bearing pressure of 2,000 psf and 2,800 psf respectively for footings founded at a depth of at least 12 inches below lowest adjacent grade for single story structures, or at least 18 inches below lowest adjacent grade for two-story structures. This pressure may be increased by one-third for loads that include wind of seismic forces. We recommend that footings be reinforced top and bottom with at least one No. 4 bar, positioned 3 inches clear above the bottom of the footings and 1 1/2 inches clear below finish floor respect- ively, and that concrete slabs on grade floors be not less than 4.0 inches thick and reinforced with 6" x 6", 10/10 welded wire mesh placed at the midpoint of the slab. We recommend that a minimum 4 inch underlay of coarse sand and a vapor barrier be employed. Slopes Newly constructed fill slopes are approximately 2 to 1 (horizontal to vertical) or flatter and approximately 8 feet maximum in height. We recommend that structures that will not tolerate differential settlements (such as foundations, concrete decks, walls, etc.) SAN DIEGUITO SOILS, INC. Footings located closer than 8 feet from the top of a slope should be extended in depth until the outer bottom edge of the footing is 8 feet horizontally from the outside face of the slope. Newly constructed fill slopes were backrolled with a sheepsfoot compactor at 2 to 4 foot intervals as the fills were brought up. Upon comple- tion of grading slopes were track-walked with a dozer. Exterior Slabs Exterior slabs should be not less than 4.0 inches in thickness and should be reinforced with 6" x 6" - 10/10 welded wire mesh positioned at the center of the slab cross-section. Weakened plane joints consisting of grooves 1/4 inch wide and 1 1/4 inch deep should be provided for all exterior slabs as recommended in the figure below. 4i45lc -452wddCc t" wrd-j Final Grades During the grading operation the pad location and finish grade elevation were changed in the field. The final pad grade is elevation 318.0. Elevations and locations given in this report are based on field surveys established by others. For this report SAN DIEGUITO SOILS, INC. Additional Fill and Utility Trenches This report discusses the fill placed under our observation and during the dates specified herein. We recommend that any additional fill placed after these dates, as well as the backfill in utility trenches located within 5 feet of a building and greater than 12 inches deep, or in any trench 5 feet or more from a building be compacted under the observation of this office and tested to assure compliance with the earthwork specifications. This office should be contacted at least 24 hours prior to the backfilling operations. Drainage We recommend that positive measures be taken to properly finish grade this lot after the residential structure and other improve- ments are in place, so that drainage waters from the lot and adjacent properties are directed off the pad and away from house foundations, floor slabs, and top of slopes. Even with these provisions, experience has shown that a shallow or surface ground water condition can and may develop in areas where no such condition existed prior to development: this is particularly true in residen- tial developments where a substantial increase in surface water infiltration results from landscape irrigation.
