We understand that building loads will be typical'for.this type of light construc-
tion. Grading Wch will result -in~~backfilling~bf'-the 'retaining wal-I to a maximum.
depth .of 8 feet - is. planned. We.understand that. the fill materials utilized dur--~
ing grading will consist largely of imported sandy soils. It is also understood
that the imported fill will be derived from a borrow site of Torrey Sandstone that
is located in the vicinity of La Costa Avenueand El Camino Real.in Carlsbad,
California.
Subsurface Exploration
Subsurface conditions were explored on March 21, 1984, by our engineering geologist
who logged and sampled three dozer.test trenches and'performed a geologic recon-
naissance of the site... The approximate locations of the trenches and geologic
conditions are shown on Figure 2, Geotechnical,Map. The logs of the trenches are
attached (Appendix B).
Laboratory Testing'
Laboratory tests were performed on
'
bul.k samples obtained during the field explora-
tion. Laboratory testing consisted of expansion index and moisture content.- The
test results will be sent as an addendum upon completion of laboratory analysis.
Soil and Geoloqic Conditions
The.site is underl, ain'by fill soils, topsoils, and the Santiago Peak Volcanics.
Each of these are described below:
9 Fill Soils - Relative minor amounts of fill soils occur on the site afthe
approximate location shown on the Geotechnical
'
Map, Figure 2. The fill con-
si'sts of light gray-brown, sil-ty,sands. In addition,...:several.'piles of rock
boulders are 'scattered on the site.
* Topsoils - The entire site is generally underlain-by potenti-al.ly compressible
topsoils varying from 1 to 2 feet in depth. The topsoils are compo . sed of
brown to. red-broiWn, dry to moist, loose to stiff,,silty fine sands with rock
fragments. Due to their compressible nature,-the topsoils .will require removal/
recompaction in the.area of grading.
* Santiago Peak Volcanics. Formationalsoils consisting of low to moderately
expansive, orange to light.gray metavolcanic rock of the Juras.sic-aged
Santiago Peak Volcanics underlie the entire site. This unit was found to be
mas sive and extremely resistant to excavation with a dozer. The Santiago
Peak Volcanics possess excellent structural properties relevant to slope
stability and foundation bearing capacity.
Due to the highly:resistant nature ,of the Santiago Peak Volcanics, difficulty
of excavation (i.e., for utilities, foundations, etc.) should:be an'tici.poted.
It is assumed that no major excavations into the Santiago Peak -Volcanics are
proposed'(which would encounter*nonrippable rock).

Ground Water
Ground water was not observed duri n 9'our i,nvestigat.ion. Since no deep-excavations
are planned, ground -water seepage proobl.ems'af-e not anticipated to be a factor
relevant to site development.
Faulting and Seismicity
A review of available geologi
'
c literature indicated that there are no known active
or potentially active'faults on or'in the immediate vicinity of the site. The
neares
'
t major active faults are.the Elsinore fault and San.Jacinto fault, located
approximately 23 miles and 47 miles to the northeast, respectively. The closest
potentially'active fault.is the postulated offshore"extension of the Rose Canyon
fault,-located approximately-8 miles.west of the site.~,
The seismic~hazard most likely to impact the subject site is groundshaking fol-
lowing a large -earthquake on one of. the major active regional faults.' The Elsinore.,
fault is the most likely fault to affect the site with groundshaking, should an
earthquake octureon the faul-t.
'
A maximum probable.event-on the Elsinore fault
could produce a peak horizontal acceleration of about 0.171 at the site. The pro-
posed building should be designed,to meet the seismic design requirements of the
Uniform Building Code or Structural Engineers Association of California.

CONCLUSIONS AND RECOMMENDATIONS
General
Based on our site evaluation -it is our opinion that the-proposed construction.is
feasi'ble from a geotechnical standpoint provided the following recommendations
are incorporated into'the design and construction of the project. 'There are no
geotechnical constraints present on the site which, cannot be mitigated*by proper
planning, design, and sound con'struc-tion..practic.e.
Site Grading
Prior to grading, areas to be graded should be cleared of surface obstructions
-and stripped of brush and vegetation. 'Vegetation from the clearing operation
should be removed from the site. ~Obstructions which extend bel.ow finish.grade
should be removed and replaced with compacted fill.
In fill areas, any unsuitable/lobse -soils and topsoils should be removed down to
bedrock.
Following the removal of unsuitable soils, all areas to receive fill should be
scarified to a depth of~6 inches, brought to near optimum conditions and compacted
to at least 90 percent relative compaction (ASTM D1557-82)..
Fill constructed on natural slopes steeper than 5:1 (horizontal.to vertida-1)
should be.keyed and benched into competent.materials.''Compaction of slopes should
be achieved by overbuilding theslopes laterally and then cutting back to the
design line and grade or by backrolling with sheepsfoot rollers at intervals not
greater than 4 feet as the fill is placed, followed by final compaction of the
entire-slope. Feathering of fill over the tops of.slopes should hot.,be permitted.
Any fil.1 soils pl . aced in conjunction with the proposed construction shoul - d'be
compacted to at.least 90.percent relative compaction (ASTM D1557-82),'under the
testing and observation..~of the geotechn.ical..consul.tant.
Imported fill soils should consist of granular, nonexpan'sive soil~that has been
' approved by the geotechnical consultant prior to del.ivery to the site. Our evalu-
ation.indicates-that import soils obtained from the previous ' ly discussed proposed
borrow site, is generally suitable for use as fill at the site.
Foundation and Slab Design
FoOndations and slabs should be''designed in accordan c
.
e with structural considera-
tions
*
and -the following recommendations. These recommendations assume that
moderately expansive soils will be removed within three feet-of pad .'9rade. We
assume that fin.i.sh grade soils will-then have a low potential for expa.nsion..,This
should. be confirmed by performing expansion tests on the pad soils
'
As necessary
during*grad.ing... Special foundation designs in accordance with the attached
Table I would be required.if.highly expansive soils are placed.within 3 feet.bf
finish pad grade.

e Foundations
The proposed building may be su
*
pported
'
..on continuous footings bearing in dense
natural or compacted fill soils at.a minimum depth of 18 inches beneath lowest
adjacent finished grade. At this depth, footings may be'designed for an allow-
able soil. bearing value of 2,60.0 pounds per square-foot. This.v'alue may be
increased by one-third for loads of short duration including wind or seismic
forces. Footings should h.ave a minimum width of 12 inches and reinforcement
consisting,of two No. 4 rebars.(top and, bottom of each footing). Effort should
be.made to prevent large moisture.iariations of the underlying soils by -pro-
viding positi've drainage away from the building foundation.
9 Floor Slabs
Slabs founded on nonexp ans ive soils-should have a minim um thickness of 4 inches.
(nominal) and be underlain-by a 6'mil visqueen moisture barrier protected with
a 2-inch3ayer of clean sand. Slabs should be reinforced with a 6x6-10/10
welded'wire mesh placed at mid7height in the slab.
v Lateral Earth Pressures
Cantilever retaining-walls-(fre e to rotate)*retaini ng nonexpansive granular
soils maybe designed for an active equivalent fluid pressure of 35 pounds per
cubic foot. Restrained walls should be *designed for an additional 5 X H pounds
per square foot (where H = height of wall in feet)., Those values assume a
level backfill and free~-drainii.hg conditions.. Drainage should'.be provided as
indicated in Figure 2. Any surcharge from adjacent loadings should be evaluated
by the structural engineers, i.n conjunction with the geotethnical engineer.
9 Lateral- Load Resistance
Footings or slabs founded in natural soils or compacted fill may be.designed
for a passive lateral bearing, pressure of 200 pounds per square foot per foot
of depth.- A coefficient of friction against sliding.between concrete-.and
soil of 0.30 may be assu
'
med. These'values may be increased by-one-thi rd
when considering loads of short duration including wind or seismic forces.
.Trench Excavations and Backfill
Excavation of trench es deeper than two feet in the Santiago Peak Volcanics will
encounter extremely difficult'ripping and/or nonrippable conditions.
The on-site soils and proposed'imported soils may be used as trench
I
backfill
providing they are screened,of cob
'
ble sizes over 8 inches in dimension and
,
organic
matter. Trench backfill should be cor6pacted.in uniform lifts (not exceeding 8
inches in loose thickness) to at.least 90 percent relative compaction (ASTM D1557-82).
Construction Inspection
The~recommendations provided in tfiis report are based on subsurface conditions
disclosed by our subsurface exploration. The interpolated subsurface conditions
